Each bedroom and the living area has its own thermostat for A/C and heat. On demand hot water never runs out. High end whole house water filtration system. Full kitchen, 3 bedrooms, large living & dining area, 2 full bathrooms. Master bedroom - King bed. Second bedroom - king bed and the third a queen bed. The living room sleeps 3. Located In a 3.5 acre forest, a two acre lake adjacent The spring fed lake is good for swimming and water sports. There is a grand piano and an upright piano in the living room. Free Wifi and 52 inch smart TV. There are 6 ceiling fans in the house, one in each bedroom. Garage and attic are not included in the rental. The property managers lives in the apartment above the garage. They have their own entrance and a quiet and reclusive. A perfect place to rest and relax.

Needed a place for my family to stay for a reunion of out of state family and this location had 4 beds to accommodate us with a little playground for the kids to play on. Home was very clean with clear directions for your stay. This property also has full time tenants that were above on the 1st floor although we had very little contact with them. I would recommend this property for large parties. The owner was attentive as we had questions about the location of the house. Great overnight stay!!
We were not there long. Just from about 7pm till 6:30 am so do not even know what is going on outside. It met our needs and the group of us got to stay together rather than in a hotel. Inside was very clean.
We had a great stay. We had plenty of room. The host informed us in advance about work that would block the drive for a while. The advance notice allowed us to move a vehicle out prior to the work. We definitely will keep this property in mind for future trips.
Very enjoyable stay. Plenty of room for my family 6. 3 bedrooms with 2 baths. Rooms were all good size. I would recommend this property. Only thing there was no water in the lake but that was on mother nature! (LOL)

The lake usually covers 2 acres but the ongoing drought brought it down to 1 acre. She obviously never walked down the path to see it. This lake NEVER goes 100% dry. It is spring fed.
The place was spacious with good amenities. Driveway is a little rough and hard to find in the dark, but GPS has no trouble finding it. How was very responsive in advance as we knew we were getting in late.
The house was perfect for what we needed, Craig was quickly in contact whenever we needed him. He even found one of our guests lost wallet! We hope to stay there again.
This home is perfect for a place to stay and enjoy the scenery. If we had stayed longer than an overnight, it would've suited us well. Our only mishap was not taking turns with showers - the water was hot then cold for both people trying to shower at the same time in seperate bathrooms.Instructions for everything were clear, the host is communicative, and I'll consider reserving this home again!
My spouse, three kids, and two dogs very much enjoyed our stay here. The property is clean, quiet, and well-equipped. The lake behind the house is very serene and clean. My family enjoyed spotting deer while floating on the lake. Good proximity to Bastrop and two state parks full of hiking. We would definitely stay here again. Thanks for a lovely time.
We had a great stay here. Unfortunately i accidentally only got it for 1 day instead of 2, and with us fishing we didnt get to it until late and headed out super early. Cleaning charge is high considering the space and time we were there, but for multiple days we would definitely go back
We drove in from Michigan for a short visit to Smithville/Bastrop and found this house to be quite lovely. The property manager was great to work with and easy to communicate with. The house was very comfortable and clean. Instructions left for house use were easy to follow. We will definitely consider this as a stay spot if/when we visit the area again.
The house was great for it group. Our small dogs liked the short walk down the trail to the water, we loved the peace and quiet of the location and the size of the house left us plenty of room to spread out. The host communicated well and was organized.
My only recommendation was that I wish the coffee pot was full size (we love coffee), and I wish I had known to bring my own paper towels.

Quiet and very safe neighborhood. You can't see the neighbors as the house is surrounded by 3 acres of forest. The lake is good for swimming or other water sports. Each bedroom and the living area has its own thermostat for A/C and heat, so everyone can feel comfortable.
What makes this property unique
The house was built with health and comfort in mind. Zero VOC paint and eco friendly materials were used. We use non scented laundry detergent and fragrance free soaps. You will never run out of hot water because we have on demand water heaters. The a/c and heat can be separately controlled in each bedroom and the living area. The climate control is whisper quiet. There are blackout curtains in the master bedroom. There are no steps anywhere. A true ranch. We also have 36 in wide doorways in every entrance that fit wheelchairs.
