Pleasant apartment in a convenient neighborhood
The apartment is a short walk from the Santa Lucia train station and is therefore very convenient if you have somewhat heavy luggage that would be difficult to haul on the vaporetto, for example. The apartment is on the first floor (European) or second floor (American), and there is no elevator.
It is not the most atmospheric neighborhood in Venice, as my friends had pointed out, but I found it very convenient, as the vaporetto stop is next to the train station, and there is a good supermarket close to the apartment. Pasticceria Dal Maas next door is one of the best patisseries in Venice and has good pastries. They also have a second shop that specializes in chocolate (I can't comment as I didn't go inside). There are many restaurants within walking distance. I especially liked the Orient Experience, which has a pan Middle Eastern menu.
The apartment is well suited for a couple or a family with children because of the extra bedrooms. Because of the foot traffic on the road to the train station, the bedrooms are not particularly quiet at night, but I didn't find that too intrusive, once both sets of windows where closed. Check-in is contactless and is very clear. (I prefer a personal check-in where someone meets you in the apartment and answers any questions.) They are very responsive on WhatsApp to any questions.
Be sure to research the Venice Access Fee in advance, so you can have that taken care of beforehand.
