Charming River Cabin WITH RV
This is a private, fully furnished, rustic cabin and boathouse AND remodeled RV on Lake Dunlap. Awesome find for families and groups wanting private sleeping spaces. The cabin, riverfront, and dock are all exclusively yours to enjoy. Kayaks and water toys included. Pet friendly.

The RV is a 2008 Dutchman Bunkhouse that I restored with much love and patience during Covid. Lots of podcasts, audible books, and music fueled the project. It includes a private queen bed, 4 bunkbeds, fold-out couch, and small kitchen and bathroom.
The cabin is 480 Square feet and built in 1930. A queen, twin, and sofa sleeper allow for a good nights sleep. This is simple studio style therefore all in one room space. A fully stocked kitchen provides the backdrop for a gourmet meal or just BBQ outside in covered BBQ pavilion. Books, WIFI, and board games provide indoor entertainment.
***This being a rustic cabin, there is very little modern-day insulation. Please expect that on very hot summer days, the inside temperature may reach the upper 70's, and on very cold nights, may reach the 50's, despite our AC and heaters.***
Our 2-level boathouse is great for lounging and swimming, and is where you will spend most of your time. Wide stairs allow for easy water access to swim, float, or kayak. Our covered upper deck is perfect for lounging all day, and dinner in the evening.
The back porch and long yard with shady tall trees greets your view of Lake Dunlap. The fire pit is great on chilly nights. It's absolutely gorgeous.
Great place for pets, but the yard is not completely fenced, so bring your leash.

New Braunfels provides so many options as far as fun things to do. Tubing from Landa Falls(8 miles from cabin) or The Float In is so much fun especially because of the Tube Chute! Good places to eat and shopping are available in New Braunfels and Gruene. A nice walk through Landa Park and Panther Canyon provide a nature getaway. If you need anymore info or need suggestions don’t hesitate to ask. There are several hiking trails in our area. I'm happy to provide a list.

We want you to take advantage of these amenities and have a memorable visit. However, by agreeing to our House Rules, you acknowledge that there are inherent risks involved with participating in these activities and that lakes, boathouses, stairs, campfires, kayaks, and water toys may present dangers for adults and children. Children must be carefully supervised at all times when near the water. If you swim or use the kayaks or water toys (especially children) we strongly recommend the use of life jackets which are provided for you and your guests. Because the water at the end of the dock is only 4' deep, no diving off the dock is allowed. By agreeing to the House Rules, you acknowledge the potential risks discussed above, agree to accept full responsibility for any bodily injury that may occur to you and others in your party, and waive any claim whatsoever against the owners for accidents or claims arising from these activities.

It provides a "get away from it all feeling". Built in 1930, it has the charm of simple living. A beautiful view from the back porch lends itself to napping, reading, playing games, or wading in the water. A simple kitchen or grills outside provide simple means to cook. Or you can easily get to New Braunfels and enjoy one of the many restaurants. My favorite is to sit on back porch and read.
Our family likes to kayak and the kids really like to swim, float, and jump of the maui pad.

What makes this property unique
The neighborhood is a Lakefront neighborhood. The main focus of the houses is towards the river. The neighborhood is comfortable with good neighbors and a broad mix of houses. We are lucky. We even have a sweet neighbor who bakes the most beautiful sweets and sells eggs, honey and the like at a neighborhood stand a short walk from our property. Downtown New Braunfels is 8 miles away. Gruene is 10.
