Load and start the dishwasher

Gather used towels

Remove personal items, remove leftover food and drinks and take out the rubbish

Turn off the lights and lock the doors

Clean all dishes and put away Take out all TRASH Remove all used food from the of refrigerator and cabinets. If leaving unopened food, place on the counter and leave in Refrigerator.

Remove sheets and pillow cases, put in the laundry room. Leave the mattress cover, quilts and blanket for the cleaning staff. One load of morning towels along with bed linens left day of departure.

Put away all the beach gear in the storage bin cleaned. Make sure sand is removed from the condo especially in the tubs and shower or fee may apply

Failure to complete these may result in a negative review from the host.

Please wash all sand off bags, feet, shoes and beach gear before entering the condo. This keeps sand off floors, tubs, showers, bedding and furniture

Review travel insurance for coverage for virus, red tide, tropical storm and hurricanes.

MUST complete tenant forms for ONE parking pass. PLEASE email thru vrbo or personal email after the condo is booked and not to property management!

I can’t say enough good things about this condo. A big plus is the elevator is working which is a bid deal when traveling with older family members. The condo is spacious with plenty of room for everyone. The owner is very responsive and answered any questions we had. We are definitely going to stay here again.

Fantastic Views and Fabulous location

The property was very comfortable and had everything we needed. It had the most amazing views! It was close for my kids and grandkids to walk everywhere, including the beach, restaurants and playgrounds. We liked all the bathrooms and the great room. I highly recommend this property.

Perfect Beach Stay

Everything was clean, well maintained, views and location were perfect, beach was excellent, pool was heated and clean and the kitchen was well stocked. Beach equipment is an added plus. No grill on site, but everything else was as good or better than expected. We would stay again.

Beautiful view

This is our second time staying in this property. The layout of the condo with the three ensuite works perfect for our family. Being able to see the ocean from the couch when there’s bad weather is great. The views are amazing. We love the fact that we can walk to restaurants. We saw dolphins, rays, and manatees.

Wonderful Location

The property is fantastic and the condo was well appointed. Plenty of size to spread out and enjoy family or get away for some time to yourself. Weather was great and water was calm and crystal clear. We enjoyed the pool for a few days before it was drained and closed the remainder of the trip which was a little disappointing. There was a good deal of construction during our stay. The condo owners had a gutter crew installing gutters on the building as well as a painting crew that was paiting the entire building. Overall a great stay. There are a few restaurants within walking distance of the condo. White Elephant and The Sand Bar were our favorites. Already daydreaming of our next trip to Manasota Key.... ♡

Amazing views!

Fantastic quiet location and the views are amazing! Parking is great as well. The beds and furniture are comfortable. The fact that the bedrooms are down a long hallway away from the living area was great, too. We appreciated the owners quick response when we walked in and realized the maintenance man got our check-in dates confused and his tools were still in the condo. Everything was promptly addressed. The elevator had to be shut down for four days of our stay because of maintenance needed after the hurricane. The owner informed us of this, and was not hesitant to credit us $250 for the inconvenience. We’ll be back!

Nice Place!

The unit offered plenty of space for 6 adults and was well equipped with everything you need for a beach week. Decor had a very beachy vibe and unit was clean. the only complaint was a very strong fish odor in the refrigerator-not like someone stored fish in there but it had been there too long. We couldn’t even use the ice despite dumping all the ice and the ice trays through the dishwasher. It still smelled and made some of our food taste fishy. Definitely didn’t ruin our week but it was a little gross

Comfortable, nothing special.

An older unit, furniture a little worn but very spacious. Keyless entry worked great. Kitchen well appointed, mattresses too soft and over used. Pool was out of service for 1/3 of our stay.Views are as posted but do not look out on to water or beach. Only one parking spot for this rental, beware the self appointed parking police (a classic busy body), who by her mere presence detracted from our stay. Unit is for sale so expect a realtor to show the property, as they did with 24 hour notice, during our stay.

Family of 5 on Spring Break - Calm, Relaxing, Beautiful Vacation Spot!

The condo was very spacious and had everything our family of 5 was looking for. Having the views of the bay (sunrise) and gulf (sunset) was amazing. The lanais were nice to relax on, but some shade would have made it better. We had a couple days of strong winds/choppy water, but after that it was perfect weather and clear water. We found so many beautiful shells and shark teeth easily! Having a heated pool was so great and a nice break from the ocean. We visited the local restaurants, ventured to several as well. Some of the family also went on a fishing charter. Most stocked condo I’ve been to, needs to advertise all amenities on post - give yourself credit! Also, helps visitors pack less. Plenty of pool/beach towels; Closet w beach supplies: boogie boards, cooler, bag, beach chairs, toys; Plenty of blankets, pillows, & bath towels, etc; many dressers and drawers; Laundry detergent; Coffee filters & coffee; Foil, plastic wrap, baggies; Bath and hand soaps; Paper towels & toilet paper; decorated and cushyFeedback: Lanai needs some shade; Kitchen: cabinet laminate is coming apart; Pool only has 4 chairs and no shade; Floor in kitchen & between couch & kitchen was sticky; Check In & Check Out instructions emailed vs sent through Vrbo chat vs booklet in room were not consistent and very different; Master patio: lounger needs pad; pool railings are still being repaired from hurricane

Our girls trip stay

We loved our stay at Maria’s house!!! Everything we could have needed was there. Some maintenance was needed while we were there and she let us know as soon as she found out. There were beach items to use so we didn’t have to pack them was a wonderful addition!!! Definitely would recommend her place.

The condo was beautiful and well stocked with whatever you may need to have the perfect home away from home. They had thought of little touches to make the stay even better. The view was spectacular, and not having to take beach items was a huge plus when packing for 6 to travel over 600 miles. If we come back to Englewood, we would definitely stay there!

A Perfect Paradise

This is a comfortable, well-appointed and spacious condo. Everything for the beach is provided, from beach towels to chairs to boogie boards. The location is perfect-right on the beach (with the all-important view ofthe gulf), and walking distance to restaurants.We loved it!

Beautiful condo!

This condo is beautiful. Very comfy beds, well equipped kitchen. Gulf views from almost every window. Only wish the elevator had been working as it’s 4 floors up which is quite a hall with luggage and groceries. Hopefully next time we come the elevator will be back in working order!

Friends Trip

We weren’t sure what to expect after the hurricanes in October, but I can tell you that this condo was beautiful. We knew the pool fencing was not in yet, but that wasn’t an issue for us. The elevator sustained damage and was non functional, but we survived. There are 69 steps up to the penthouse. This condo had plenty of towels, including beach towels. The kitchen is very well stocked with everything you need. Every bedroom having their own bathroom was! There is plenty of room so we never felt like we were on top of each other. We were a short walk to 4 restaurants so we didn’t need to drive anywhere. There is still a lot of damage in Manasota Key, but watching the sun rise from the balcony and walking out of the condo onto the beach made it easy to overlook.

Repeat stay!

This is the third time we have stayed at The Palms 12 and it won’t be the last! This condo is in the perfect location! It’s more than enough room for our group of 7 for the week. It has a fully stocked kitchen and everyone has their own bathroom which is a huge plus! There are tons of beach chairs and toys so you don’t have to bring any. We loved the new couch and furniture in the living area! We will be back!
