About this property

Trendy 2BR Apartment · Bosphorus & Dolmabahçe View · Central Beyoğlu

A second-floor apartment in Sami Bey Apartmanı, built in the 1950s by my grandfather, Dr. Zülfü Sami Özgen, and the family's home for thirty years. It has since been fully refurbished — new kitchen and bathroom, heating and air conditioning throughout — in calm blues and greys, with a set of framed vintage Fiat prints in the dining area.

The entrance is typical of post-war İstanbul: a heavy iron-framed glass door and white marble steps up to a landing. Once that door shuts behind you the noise of the city drops away.

The flat is 75 m², and its living room has the most direct view of any of our apartments — the water fills the window, with Dolmabahçe Mosque to one side and ferries crossing all day. French doors open onto it; they open but don't lead outside, and the room fills with light and air off the sea. The dining table seats six.

Two bedrooms sleep four — both queens, with fresh linen, extra pillows and blankets and proper wardrobe space. A sofa bed and a couch in the living room take two more, and we can add folding or inflatable mattresses beyond that. A travel cot and high chair are available on request. The view is from the living room; both bedrooms look inward, which makes them the quiet part of the flat.

A shower room and a separate WC — two loos rather than two full bathrooms, which with six of you is often the more useful arrangement. There's central heating for the winter and split units in every room including the living room, which double as heaters on a cold night. The TV has Netflix and cable.

The kitchen has an electric hob, a countertop oven, a microwave, a fridge and a dishwasher, along with Turkish and filter coffee, a kettle, a toaster, pots and pans, plates, cutlery and basic cooking ingredients to start you off. The washing machine and iron are in the kitchen area, with spare towels.

On the ground floor, a large garden shared with the other residents — grass to lie on and mature trees for shade.

Getting up to us: we're on the second floor and there's no lift — 48 steps from the street. Tuna or her husband Nesi will meet you at the street door.

A note on noise: we're on a lively stretch of waterfront and the road below carries traffic through the day, so the living room isn't silent. Both bedrooms sit at the back and are noticeably quieter.

Parking: none private, but several options within a few minutes — paid street parking directly outside, a valet service 200 m along the road during working hours, the Dolmabahçe Palace car park almost opposite which usually has well over a hundred spaces free, and the new Kabataş Transfer Centre, which has its own car park.

Beautiful waterside experience in Istanbul!

Fascinating and beautiful mornings with clear view over the Bosohorus, sunsparkle on the water in the mornings, fascinating views, day and night, of ships and watercraft, freighters to ferries to private boats -- as many as 15-20 vessels in view at some moments. The apartment has an unobstructed view of the waterside and ferry terminal a ross the street! Recommended!

Beautiful View to Bosphorus and Dolmabahce

The apartment was a good size, very clean and with a great view. Its location is right on the tram line and across from one of the ferry stations. There was no water dispenser, but a shop to pick up and resupply is about 200m away. The wifi needed rebooting occasionally but worked ok otherwise. The manager's husband was very helpful when needed. My only suggestion to the host would be to have kitchen towels handy to avoid paper towel waste.

TIME TO UPGRADE THE PRODUCT

The Positves: Location to transport links, some key places of interests Asia side and views of the Bosphorus is excellent. Rooms are spacious and kitchen well equipped. Beds were comfortable. Hotwater was good and excellent flow. Emir- the owner was excellent with pre-arrival communication. The Negatives: Stench from the bathrooms spoilt our 7 days stay. We requested bleech, but this made no difference. Noise from the major street traffic was continuous 24 hours. We could not keep the front window facing the Bosphorous open. The operation of the tv was complex. We had to ask the check-in person to visit and show us how to do it. The settees need cleaning and the mat under the settees is warped. We tripped on it a few times. It needs replacing. An accident waiting to happen! Walls and some areas need repainting. Example - in the hall-way and kitchen. There was no essential information for guests in the apartment like what to do in emergency. No lift to the 2nd floor, so not suitable for people who have physical mobility challenges. The Check-In process was done in haste. The gentleman did not show us around the apartment, how to use the equipment. He just told us about how the wifi works and location of 2 local shops, then he left. It was rushed!

Thank you for taking the time to write such a detailed review, and for the kind words on the location, the spacious rooms, the well-equipped kitchen, the comfortable beds, the hot water and the pre-arrival communication. A few points are worth answering directly. The bathroom smell has become rare, almost a non-issue, since we replaced some of the older piping, so it shouldn't trouble a future stay. The street is a lively, central one — we can't quiet the traffic outside, but the Bosphorus view comes with that setting. On the stairs, there's no lift to the second floor; it's a climb for some and easier for others, common in İstanbul's older buildings, and it's noted in the listing. We're sorry the check-in felt rushed and the TV wasn't explained — our team is always glad to come back and walk guests through the equipment. We keep the apartment maintained between stays, and we'd welcome the chance to host you to a better experience next time.

I had the pleasure of growing up in İstanbul before going away to university — a year in London and three in New York, where I took an Environmental Studies degree at NYU. New York also left me with a lasting weakness for Mexican food, which eventually became Taco Department, a Mexican delivery kitchen I opened with two friends, and later Bowl Department, its healthier sibling.

Home is Bebek, a little further up the Bosphorus — the same building I lived in as a kid — where I live with my wife Melis. I look after our family's six apartments in Sami Bey Apartmanı, the building my grandfather, Dr. Zülfü Sami Özgen, built in the 1950s and which served as the family's main residence for over thirty years.

Beyond food — cooking it, eating it, and talking over it with friends — I try to get out into nature whenever I can, putting together camping trips and travelling with Melis along Turkey's Mediterranean coast. I play basketball with friends, and I'll listen to almost any music, though electronic usually wins.

I'm generally a humble person, but I'll allow myself one boast: I consider myself a proper ambassador of Turkish hospitality. I love experiencing İstanbul, and I do my best to help my guests take as much pleasure in this city as I do.

Why they chose this property

We didn't choose the neighbourhood — it's been home since my grandfather built Sami Bey Apartmanı in the 1950s. But it would be hard to choose better. The building sits right on the waterfront at Kabataş, one of the city's historic quarters, opposite Dolmabahçe Palace and its mosque — and almost everything worth seeing in İstanbul fans out from the front door.

Turn right out of the building and the coastal road walks you past Galataport — the cruise terminal with its restaurants, cafés and shops — to the Galata Bridge in about half an hour, and into the historic peninsula beyond: the Spice Bazaar, the Grand Bazaar, Topkapı Palace, Hagia Sophia, the Basilica Cistern and the Blue Mosque.

Turn left and a 45-minute stroll along the water leads past Dolmabahçe Palace, through Beşiktaş with its fish market and ferry piers, past Çırağan Palace to Ortaköy and its mosque on the square.

Taksim Square is a 15-minute walk, with İstiklal Street running from there down to Galata Tower; Nişantaşı, the city's shopping district, is about 25 minutes. And when you'd rather not walk, Kabataş station is a few minutes away with the tram, metro, the funicular to Taksim and ferries to the Asian side. From the flat itself, ships pass all day.

What makes this property unique

The most direct water view of the six: from the sofa the sea fills the window, with Dolmabahçe Mosque to one side and ships passing all day. The flat sits right on the waterfront stretch, with the palace and Kabataş a few minutes' walk.
