The massive basalt stone building with meter-thick walls stands above the former vineyard terraces. Today there is the large POOL, 20 meters long, in the sun from morning to sunset. In contrast, directly above the VILLA is in the pleasant shade of the mighty old cypress trees, the z. T. still come from monastic times. The rock walls provide a good indoor climate in summer. The covered terrace with its brick barbecue, makes the Italian summer idyll perfect.
The room layout according to floors:
On the ground floor, next to the large terrace is the living room with a fully equipped kitchen and dining area, 1 bathroom and one of the 3 bedrooms. From these EC rooms you get directly into the garden next to the shady old cypresses.
To the upper floor a staircase leads from the living room. There is a small hall with wardrobe, the 2. Bathroom and another bedroom. Via the corridor you reach the 3. Bedroom and a guest toilet. There are no 'trapped' rooms / walk-through rooms. The apartment is accessed from the terrace via the living room.

SANTA MARIA is very quiet and high above the valley, the VALLE DI LAPONE, between Castel Giorgio, 5 minutes by car. and Orvieto, 20 minutes by car. away:

- STORY :
The area of ​​the former monasteries of SANTA MARIA is a historical place. Alone this deliberately chosen exposed location:
- Gen East, 200 m above the Valle di Lapone (direction Orvieto),
- Gen south directly on the rocky escarpment. The Etruscans have already settled there, as evidenced by the old sun-oriented tuff rockeries of the area.
- In Roman times, the old army road led Cassia directly over the area.

In the Middle Ages, a mighty fortified tower marked the border of the Papal States and old church books bear testimony to monastic life at the time of the Trentine Council. Since secularization, the buildings have mainly been used for agricultural purposes and have been owned by the Bracci Testa Secca family, whose summer residence is still in the immediate neighborhood.

The 20 meters long but only 3 meters narrow pool is located in the hillside under the cypresses of the main house. It is surrounded by 3 terraces:

The gym is located on the ground floor of the VILLA in the former wine cellar, just in front of the sauna. On equipment are available: a KETTLER power station, an electronically controlled ergometer, a rowing machine as well as various dumbbells and abdominal trainer.

- SAUNA:
The sauna from the house KLAFS has three completely different sauna variants. It can be used by prior arrangement against a person-independent fee of € 50, -: warm-up time about 1 hour, room for 3 people lying, 5 people sitting. It is equipped with 3 different showers, Kneipp basin and loungers.

- MEDITERRANEAN SEA :
The beach ULTIMA SPIAGGIA, we visit him in the summer at least 1x / week, carries his name as southernmost or 'last' beach of Tuscany on the Tyrrhenian Sea. This extremely well-maintained coastal area offers excellent service from mid-May to mid-September: chair, sunbed and parasol rentals, showers, service restaurants or self-service (it is also served on a deck chair), guarded and covered parking, etc. It can be reached in 1 hour by car from Castel Giorgio.

- LAGO DI BOLSENA:
This large and clean lake is only 23 km away, all water sports are possible. (Diameter 13 km, depth 150 m) Due to the proximity of the sea (80 km), the lake is only rarely frequented, quiet, deserted meadows and olive groves border directly on the water. Special feature: the Coregone, a trout species that not only tastes very good and is deliciously prepared around the lake in many restaurants, but is also useful by feeding on the insect larvae on the water surface - Conclusion: hardly insects.
