Waterfront Guest House in Coastal Maine
Overlooking a dynamic tidal marsh on the rocky Maine coast, this beautiful two-bedroom guest house is the perfect place to stay and unwind. Tucked away in the woods and surrounded by nature, you get the tranquil island getaway vibe yet you are still close to ocean beaches, a lovely pond with rope swing, excellent fresh seafood, downtown Bath, and only 40 minutes to Portland. This really is an ideal location for exploring midcoast Maine and surrounding areas.
Stay includes a pass to all the state parks which includes the local beaches. We have beach chairs, beach towels, an umbrella, sand toys, and boogie boards available for you to use as well.
The Space: This craftsman-style home built in 2002 boasts soft pine floors throughout with lots of natural light. It has an open concept living space and kitchen. The kitchen is fully stocked with all the basics you’ll need including a full-size fridge, stove and oven, microwave, dishwasher, coffee maker, coffee grinder, blender, dishes, cooking utensils, etc.
The screened-in back porch is perfect for dining outside, sipping your morning coffee or tea, and soaking up the sounds of the birds and nature, including bald eagles, ospreys, blue herons, ducks, deer, and more.
There is a full bathroom with a stand-up shower, washer, and dryer on the first floor. Upstairs there are two bedrooms, both with a water view, as well as a half bathroom. Both bedrooms have a closet and dresser. Beds have brand new sheets, pillows, and down comforters. We also have comforters without down filling, if you prefer.
Guest access: You will have the guest house and screened-in back porch all to yourself. There are walking trails close by.
Close By: There is a nature preserve with trails just a few minutes walk up the road as well as a fresh water swimming spot (with rope swing!) also just a few minutes drive or 15 minute walk up the road. We are located 20 minutes from Reid State Park, 15 minutes to Five Islands Lobster Company, 30 minutes to Popham Beach, 40 minutes from Portland, and just 7 minutes to downtown Bath. There are many excellent seafood and non seafood restaurants close by.
Other things to note
We have satellite internet which generally works just fine. However, it can on occasion, run slower, especially when trying to use a video chat. Streaming videos and movies usually work well. The only time it has not worked is during severe weather. Broadband service is coming to the island in the very near future!
The parking is about 40 feet down from the house on so you must be comfortable walking on uneven ground; there is not a paved walkway to the guest house. We have never had a problem with this but appreciate that this may be problematic for older people or those with disabilities.
We do not have cable service, but we have internet TV to stream Netflix, Prime, and other services.
Cell phone service has been spotty depending on the service provider in the past but recently it hasn't been an issue for anyone. You can also enable wifi calling on your phone.
The owners live in the main house next door which is about 50 feet from the guest house. The house and neighborhood are usually very quiet. We also have a small cat who loves frolicking in the yard. She is very friendly and loves attention. However, please do not let her in the guest house, as we keep the guest house pet free for guests with allergies.

This was a great stay! Jill is an excellent host, always responding to my messages in a timely manner. The property is beautiful and quiet, very clean and comfortable. Everything we needed was available to us. We hope to stay here again in the future.
Great for a quick visit. Bedrooms good size living smaller than I realized and view from pictures is from main house but still very pretty. Swimming hole down street was clutch.
This is a really lovely place to stay! The guest house is well-maintained and spacious, and the views off the porch are perfect. There's a great hike just a few mins walk down the road, in addition to all the great food and woods in the area more generally. We'd love to come back!
Very easy to stay at. Didn’t get a chance to meet the owners but great all around. They had everything we needed that we didn’t bring. Nice having the state pass for parks and beaches
This was our third time staying at this wonderful location.
The guest house is in a peaceful location and Reid State Park (season pass provided), Bath and Brunswick close by. The owners are such nice people. We brought them some wild blueberries and they made muffins for us! The house itself is super clean, eco-friendly and equipped with everything you need. Screened in porch has a new table that makes for great dinners. We would not hesitate to stay here again (and again)!!
This was a great rental experience. Our one week in August was the second time we stayed at this guest house. Owners live next door but give full privacy. House has everything you need and is very comfortable - full bathroom plus extra half bath upstairs; two bedrooms; fully-equipped kitchen, screened back porch. This house has a lovely, quiet setting and getting to Reid State Park (Owners provide a pass for free access) and Bath is easy. I highly recommend this place for a stay in a great part of Maine.

This is a wonderful property. The house is comfy and well stocked. The view is wonderful. There’s a preserve right down the street to hike. So close to Bath. We went to Gardens Aglow in Boothbay at the Coastal Botanical Gardens. Easy to get there. Jill is a primo host who easily addressed questions. Definitely considering returning in warmer weather, though it was a great experience in December.
Our family of 4 thoroughly enjoyed our stay at this guest house! The location is so peaceful and serene, and the house is clean, comfortable and had everything we needed (with a couple additional baby items supplied after chatting with Jill.) We were centrally located to some of our favorite spots in Maine, so this was a perfect home base for us. The internet was quite spotty while we were there, but it was not unexpected based on the listing, so no issue for us. We would love to come back (and our kids would too)!
We thoroughly enjoyed our stay at this house, located in a peaceful, beautiful setting convenient to Bath and to Reid State Park. This was our 4th time staying at this house and we look forward to next year. The screened-in porch out back is great for meals and just relaxing. Kitchen is fully equipped. Full bath downstairs and half bath upstairs. The owners provide a pass to State Parks and Reid is a gem!
When in Bath, you must have pizza and 'dough-nuts" (garlic knots) at The Cabin - across from the amazing Bath Iron Works.
Great location just outside of Bath. Close to Bath, Georgetown, Reid State Park, Morse Mountain, and Popham Beach. Quiet, beautiful location with tidal river views. Everything we needed in the cottage and I think the cottage was even better in person than in the photos. We never needed anything from the owners but their house is close by if we would’ve needed them. 10 minutes from Robinhood Free Meeting House (homemade hand pies Fri and Sat mornings for breakfast), 10 mins from great restaurants in Bath and also grocery stores. 45 minutes (ish) from Boothbay but we generally stay away from there because of the crowds. We did do a sailboat tour out of Boothbay this visit (boat was called the Eastwind) and that was really cool. Also, there’s a good brewery (Flight Deck Brewing) in Brunswick that’s trendy and fun. Nice TV but we only watched it once, too busy enjoying the quiet cottage and surrounding views.Highly recommend!
From the moment I reserved this adorable Arrowsic accommodation, I was welcomed by Jill and, was thrilled when I first walked inside. A windy, hilly drive through the woods and arrival at the perfect spot on a cove on the Back Bay River. We came un search of the North American birding worlds most unusal vagrant--tge Steller's Sea Eagle, which is a native of Eastern Rusdia, coastal Korea and Northern Japan. No one knows for sure why it left its home more than half a world away, but it is here, in Maine, for the second Winter!
We saw it--twice!
We will be back to stay at Jill's lovely abode.
It was all she said it would be--and more!
