At the foot of the Ucka Nationl Park, this Villa Istra Panorama, completed in 2018, offers breathtaking sea views and panoramic views of Kvarner, Krk and Cres-Losinj.

The property with 343 m² of living space extends over a plot of more than 1300 m². The proximity to the glamorous Opatija and the medieval Labin, you have at any time the opportunity to escape the quiet of the property. Due to the proximity to the crystal-clear Adriatic (1000 m as the crow flies), you have the choice between the many beautiful, small bays or the 11-meter saltwater infinity pool next to the terraces.

Thanks to the eco-conscious and modern construction, the villa can be rented all year round. All floors can be heated with underfloor heating (air heat pump and solar system). In summer, the air conditioning (operated via air heat pump environmentally friendly) and 3-pane windows help to keep the heat out. With three separate entrances and three fully equipped kitchens, a relaxing stay with several families and groups is possible.

Free WiFi in the whole house, child-friendly, suitable for families with children. High chair and cot is available on request.

There is also the possibility to book in individual apartments.

One week in Croatia 2023

We - a group of 18 (12 adults) - spent a week in June 2023 in this really nice villa. The view from the rooms and of course the infinity pool area is just breathtaking! The Appartements are very well equipped (coffee machines, side-by-side fridges incl ice serving and cooking equipment). Flip side of the great view is a pretty long distance to the beaches. Closest beach is in a 20min car ride or 40minutes hike distance. The owner and service personal were very engaged and shared plenty of recommendations and tips. We are planning our stay in 2024 already😎💪

Sehr schöne Villa mit top Aussicht die zwei Wohnungen Richtung Pool sind perfekt, sowie auch der Pool selbst, sauber und gepflegt. Wir waren als Familie mit 9 Personen verreist und hatten Opa und Opa ( 80 Jahre ) sowie ein Baby ( 4 Monate ) dabei. Der Urlaub war perfekt, können die Villa weiterempfehlen. Minuspunkt : Von den oben bereitgestellten 6 Liegen sind 3 Stück am Kopfteil nicht mehr zu verstellen, da Schrauben fehlen und eine ist kaputt. Noch eine Anregung unsererseits: die Anbringung einer Markise an der Terrasse wäre hilfreich, da mittags die Sonne bis über die Hälfte der Terrasse scheint und dann wenig Schatten für die ältere sowie ganz junge Generation bietet. Auch mehr Schirme wären gut :-)

Luxury stay with the whole family

Time of our life! Luxury house with everything you could possible need to make a dream vacation. We wore 16 altogether and everyone had privacy in each apartment. The pool was great and the kids loved it. The house equipments was all outstanding, the towels, linen, dishes and furnishing where great. We where all really happy with our stay in Stepca. Hopefully one day we will be back. We recommend this house in a beautiful landscape . The scenery from the house is awesome, better than postcard. Thank you Croatia!
