Montana Mountain Memories- RV in Orchard by Trout Pond

1993-26 ft. 5th wheel RV/ Slide out/Oak cabinets. View of orchard & Fish Pond, ASK first....Catch & release fishing weather permitting , Gazebo. Kitchen, Queen bed + hide a bed pull out/, 1 Bath & towels, A/C, NO Wifi, TV limited reception, No satellite, Microwave, RV Frig and SMALL Oven. Clean, Outdoor eating available, games. Property has farm animals, peacocks and pea fowl, small dogs, a cat, Horses, steers, chickens and a turkey. Wildlife are possible to see as well. No Smoking, No Vaping, No Alcohol, No Hard cider, No events or Parties. Liability issues. Fine for violation is $500. It is not worth us loosing our insurance because guests feel they are entitled to do what they want to do. If that sounds harsh, then please rent some where else. Thank you.

Nice quiet get away

Property is settled in a rural community with nice comfortable setting. Quiet and accomodating. The doggies are really cute too!

Great property

Rv was clean and well stocked.Bed room wasTight quarters for older people not used to Rv. Great experience. Hosts were very accommodating. The property was incredible.

The site was beautiful with all the birds, deer, horses. Views of the surrounding mountains and pond were superb. Off the main roads made it a quiet and very peaceful experience. Though we did not use them, a barbecue and fire-pit are available. A unique and homey experience staying in the RV.

This was an RV in an orchard near a beautiful little pond out in the country. It was so peaceful. We could see the mountains. Everything was very clean and comfortable. It was an RV so expect an RV experience. There is a larger town about 30 minutes away that has plenty of restaurants and shopping. This place is located just outside a small town that is in a series of small towns that have small businesses. Try the local coffee!

Needs a little update,

Sheets did not fit, no cutting board for kitchen, no good knife in kitchen.( I left one), couch has some issues, quiet, rental rate was great. A little more attention to details could double the rate.

This is the first BNB season for this RV unit. This RV is newer to us and still getting acquainted. It was an emergency short term rental for the summer. It had just been listed at a monthly rate which this guest accidentally found and booked for a week before I had corrected it.. That actually is the detail that I missed and why unit was so cheap! The review does not reflect all that we had done. We put our attention to details in a new wall in the bedroom during the downtime of a few days, refreshed cabinet fronts, shampooed the carpets, added a coffee maker, creamer and drinking water, better organized the kitchen, oops on the cutting board..... Couch is a hideabed with an added memory foam mattress and a quilt in it for greater comfort when it is pulled out. Nothing wrong with the couch, just thicker than its normal. As for sheets, everyone has their own preferences. For a guest to go buy all-cotton sheets, that is a new one for us.... That is her choice, but the sheets were fine. Had she asked ahead of time for cotton sheets. I have those in stock! We informed them we had not stayed in the RV personally and that we were still adding to it, so if they needed anything, then let us know. Kitchen is still being stocked. A small cutting board will be added, thank you. Nothing was said even though we checked in with them. We were able to discover a flipped switch for the hot water heater making it shut off after a few seconds. We did not know was in wrong position. That got fixed. These guests discovered a personal scheduling problem needing to extend an extra day and we accommodated their needs at no charge!! Hope this clears up some details.

Property was not well maintained. There were burned out light bulbs throughout. The refrigerator door was difficult to close. The light in the bathroom was broken completely but the owners did supply us with a flashlight to use in there. We were told not to use the sink water for drinking or teeth brushing, but they did provide bottled water. The box of baking soda in the refrigerator looks like it’s been there for a decade. Cobwebs and spiders (alive and dead) combined with everything else gave us the idea that the RV ins’t used often. We weren’t provided with a key or any way to lock the door from the outside so when we left during the day, it was just unlocked. We didn’t receive any instructions about check out so we stripped the bed and left the linens and towels together to be washed. We booked this property because it was the only place available in the entire Missoula area for the dates we needed (including hotels). It was inexpensive and the air conditioning worked, but we will not be back.
