Between its Florida style, surreal location, and striking views of the Gulf you'll find Paradise Palms to be perfect home base for your sun-filled Florida getaway!

This 3-bedroom, 2-bathroom condo boasts 1,550 square feet of living space and a reserved parking space. This floor plan has a screened lanai from the living room and master bedroom, and a second lanai from the guest bedrooms. The lanai's looks south over the river towards the Gulf, Ft Myers Beach, the Caloosahatchee River and Sanibel Island. you can sit and enjoy your morning coffee as the sun rises. This unit sleeps up to six, King Bed and 2 Queen Beds. Features kitchen with granite counter tops, dining area, breakfast bar, 2 Lanai's and separate washer and dryer room. The spacious master suite offers direct access to the lanai, large walk-in closet, dual sinks, oversize soaking tub and a large walk-in shower. There is plenty to do just steps away from your unit with bike rentals, boat rentals, shopping, 2 pools, live entertainment, restaurants, boat and kayak rentals, dolphin tours, sunset tours, tennis & basketball courts, exercise room, fishing and so much more.

*This Condo must have 20 day application approval prior to stay!!
1. **Booking and Payment**: Guests must adhere to the booking terms and payment schedule outlined in the rental agreement. Failure to comply may result in cancellation of the reservation.

2. **Check-in and Check-out Times**: Check-in time is at 4:00 PM, and check-out time is at 10:00 AM. Early check-in or late check-out may be accommodated upon request, subject to availability and additional fees.

3. **Maximum Occupancy**: The maximum number of guests allowed is 6. This limit includes adults and children. Overcrowding is not permitted for safety and comfort reasons.

4. **No Smoking Policy**: Smoking is strictly prohibited inside the rental property. This includes cigarettes, cigars, e-cigarettes, and vaping devices. Guests may smoke outdoors in designated smoking areas, ensuring proper disposal of cigarette butts in provided receptacles.

5. **No Pets Policy**: Pets are not allowed on the premises unless explicitly permitted in advance and specified in the rental agreement. Violation of this policy may result in additional cleaning fees and forfeiture of the security deposit.

6. **Noise Restrictions**: Quiet hours are in effect from 9:00 PM to 8:00 AM. During these hours, guests must keep noise levels to a minimum to respect the peace and privacy of neighbors. Excessive noise, parties, or disruptive behavior will not be tolerated at any time.

7. **Respect for Property and Neighbors**: Guests are expected to treat the rental property and its surroundings with care and respect. Any damage or loss caused by guests will be their responsibility and may result in additional charges.

8. **Security and Safety**: For the safety and security of all guests, please ensure that all doors and windows are locked when leaving the property unattended. Report any suspicious activity or maintenance issues to the property manager promptly.

9. **Cleaning and Maintenance**: Guests are responsible for maintaining cleanliness during their stay. Upon check-out, please dispose of trash properly, load and start the dishwasher (if applicable), and leave the property in a tidy condition. Excessive cleaning required beyond normal wear and tear may result in additional cleaning fees.

10. **Parking**: Parking is available for 1 vehicles in the designated parking area(s). Additional cars may park in the non secured parking on level one and two. Please respect any parking regulations or restrictions in the area.
