About this property

60-Acre Historic Mountain Estate with 10 bedrooms

Welcome to Quietude, an Ember Escapes property. A mountain retreat set on 60 private acres with sunset views of Lake Winnipesaukee, this 100 year old property inspires peacefulness amongst towering pines all with the comfort of an Adirondack inspired Lodge with nearby cottage and Gatehouse.

Gather in the den with a glowing fire for an afternoon cocktail or board game, or get outside and take a walk on the 5km of hiking trails on the property. This property is meant to inspire a connection to nature and offering a throwback lodging experience.

Enjoy this mountain retreat set on 60 private acres with sunset views of the Belknap Mountain Range. This 100-year-old property inspires peacefulness amongst towering pines all with the comfort of an Adirondack inspired Lodge with nearby Cottage and Gatehouse.

The 1904 Lodge has been restored and designed with both comfortable furniture and aesthetics that feel familiar and blend into the space. This property is meant to inspire a connection to nature and offers a throwback lodging experience. Gather in the library with a glowing fire for an afternoon cocktail or board games. The modern country kitchen has all new appliances and an island and breakfast nook for smaller meals. The dining room features a large table with 10 chairs that can expand to 14. The sunroom gets a full day of light and is perfect for reading in oversized comfy chairs - while the library is the main gathering spot with books to read, two large couches, an oversized chair, and a built-in window seating area with views. For those who like to “tickle the ivories”, there is a 1920’s Chickering baby grand piano and additional instruments including guitar and tambourine for friends to join in. The porch off the library offers a relaxing place to sit in one of the rocking chairs and enjoy the scenery. With majestic trees overhead, you will feel the serenity of being surrounded by nature.

The cottage, just 150 feet from the Lodge, is quaint and more modern in design. It is perfect for a couple, small family or an executive who wants to be separate from guests. You will have your own kitchen with counter, stools, sitting area, loft with three beds for sleeping, and an outdoor porch with a table and chairs.

Our newly restored Gatehouse is perched at the entrance of the property and features an equally stunning view from the deck of fields, the pond, and the great larch with the Belknap range on the horizon. 200 yards from the Lodge it features 3 bedrooms, 1.5 baths, and a comfortable living room, dining area, and kitchen making this a great addition for group and family outings.

Finally, there's the property itself - 60 acres of beautiful grounds. There's an overlook that sports views of Gunstock Mountain Ski Area, a pond full of life (frogs, stocked trout), two fire pits - a Breeo smokeless custom built in front of the lodge and a "woods" firepit below the pond. There is easy access to 5km of hiking trails (x-country in winter) as well as a snowmobile trail with 50 miles of riding just out our door. There are two large fields perfect for picnics, games or just hanging out.

We have a variety of items guests can use - cornhole, fly fishing rods, croquet and several other activities as well as two 8' tables & 12 wooden folding chairs for meals in the fields.

Family reunion overflow
I’m afraid we didn’t take advantage of many of the amenities because of the nature of our gathering, most of which took place at another location – but the time we spent there was wonderful. It’s a perfect setting, quiet, picturesque, and there is plenty of room to spread out – a beautiful, big dining room, and a kitchen that is well equipped. I would highly recommend it to anyone who needs a big nice house in the Lakes region!

Everything We Hoped it Would Be
We had a multi-generational family gathering at Quietude the first two weeks in July. The setting fully met up to its name. We were looking for a private home for 15 to gather together and also have some space for small group interactions. The sleeping accommodations where comfy and the various living spaces allowed us to be together and separate as desired. In the recent renovations, the owners preserved the historic charm while providing modern conveniences. The kitchen is truly a cook's kitchen with space for several to work simultaneously and plenty of seating for onlookers. In the dining room we were all able to sit together by adding a small table at the end and spent hours enjoying great food and conversation. We had some artists and musicians in our group and found the ecoustics in the library and light on the enclosed porch to be delightful. Our interactions with the property managers enhanced the experience for us. We received quick and thorough responses to our inquiries and any concerns. I would love to go back again!

Hi there - we're Kathy and Chris! We own an event agency, and woke up one day and said, "We should own our own venue so we can curate amazing gatherings for people"....and so we found Quietude and started a year-long renovation, and now our dream has manifested itself. Kathy is a lifelong summer resident of the Lakes Region (nearby Wolfeboro) and Chris is an avid outdoorsman of the New Hampshire Whites (hiking, skiing, and fly fishing). This endeavor is a labor of love, which we use for our business (our clients come here and love it!) and we figured why not open it to others to use for family reunions, friend-cations and more.

Why they chose this property

When we saw this property we knew it was it - there's nothing like it anywhere else in New England. Built at the turn of the century in 1904, it retains all its charm with some modernization. 3 buildings on the 60 acres make it very private and an exploration of nature and serenity...there's a reason it's called Quietude. There's so much to explore...or not explore - we've found that many groups are content to sit in the library or on the porch and only make it 200 yards to the pond or 50 feet to the overlook. But those who seek adventure can bag a 16" rainbow trout in the pond on a fly, or go for a hike on our trails or hop on a snowmobile and ride for 30+ miles on the snowmobile trails that connect to our property. Looking to escape - there's no better place - less than 2 hours from Boston

What makes this property unique

- Trout Pond
- 5km of hiking and multi-use trails
- 2 outdoor firepits
- charming turn-of-the-century Adirondak-inspired lodge architecture
- side porch with views of the Belknap Mountain range
- amazing sunsets
- access to 10 hiking trails within 5 miles
