This Victorian mansion operates as a Bed & Breakfast and a Vacation Rental for large groups. The whole property can be booked for a minimum of 2 nights with 8 bedrooms/8.5 bathrooms for a max. of 22 guests. Meals can be provided for an additional cost or you can choose the option of using the main kitchen to prepare your own meals. Extra features include flannel sheets, fireplaces, soaking tubs, generator, large BBQ patio, swimming pool and play yard with swing. The swimming pool, gazebo, and fire ring are available for use from Memorial Day through Columbus Day weekends. A maximum of 15 cars can be parked at this site. Additional free parking space can be arranged next door. Recreation parks and lake access are only a few blocks away.
First floor common areas, 2 King guest rooms, back yard BBQ patio and front porch are all accessible via ramps. The house features: * 1 King Suite with large soaking tub * 3 King Suites with additional beds (twin beds or sleeper sofa or rollaway options) * 4 Queen Rooms with single roll away bed All bedrooms have a full bathroom. A common half bath is located on the main floor.

Muriel's group was a great organized group that had a lot of fun enjoying being together with close friends, family and a break from the kids. For couples having your own bathroom in each room was surely a big plus.
I hope this group will consider coming again as a group or as couples or family visits in the future.

This group of retired Army service men and their spouses were amazing. It was a very pleasant experience to meet everyone and help facilitate an enjoyable stay.
Many groups come from so many different locations where the recycling rules are all different. I find it works well to collect recycling, trash and garbage daily when convenient for the guests. As a professional host I have learned to do this without being intrusive and also available for questions regarding places to go or eat and explain how things work in this historic 160 year old house.
Everyone is most welcome to come again as a group or as couples traveling on their own.-Thais
The rooms are absolutely gorgeous and spacious. Thais is incredibly easy to work with and is devoted to pleasing those who stay. Each room having its own bathroom was key to our stay with 9 adults and 3 children. The only tip for others looking to stay is that there is a lot of delicate items in the home so keep that in mind when staying with small children. My family and friends would definitely stay again.
3 generations, 17 people and a perfect house to share. The grandchildren interacted and loved the common rooms. Plenty to do locally and just the right amount of interaction with the host. Probably the best family vacation ever. Thanks Thais!
Big thanks to Thais and Kody and the rest of the management team for accommodating my extended family (24 adults and children and two dogs) for the week of Thanksgiving. It was a very special and memorable stay with you all. What a great property and home you have there and I highly recommend renting the whole home for a big group gathering.
The inn is just across the busy street from the lake. There are lots of spaces for large and small groups to gather, which was nice. When the weather warmed we really enjoyed an afternoon at the pool. For a couple of us who are a bit infirmed, it was great to be able to drive up the hill to the pool. Guestrooms are all spacious and very comfortable. Large kitchen made meal prep easy.

Our group of 20+ gets together for a long weekend once a year and this was our first time visiting the property. Thais was a great host and very accommodating. The house and property are great for large groups with a large outdoor space perfect for enjoying the good weather. There's also a large section of the patio that is covered in case the weather is not so cooperative. All in all it was another great weekend for our group!

Our group of friends and family rented the entire Sutton House for our 8 night 9 day vacation to Laconia Bike Week 2022. The owner, Thais, was a pleasure to work with start to finish. Assisting us personally in making our reservation as well as welcoming each of us to her lovely B&B and showing us to our beautiful rooms. She was readily available whenever we had a question. We all felt like we were at home! We enjoyed the wrap around porch each evening and used the grill for a cookout for our final night together. We highly recommend Sutton House would definitely stay there again!!

Although the host was very kind, we found her walking through the house quite intrusive on our family event.
The gathering areas were small and could not comfortably accommodate our group of seventeen people.
The house was clean and well equipped with all the supplies we needed. The bedrooms were comfortable and liked that each room had a private bathroom.

Large historic homes need constant tending to whether it be locking exterior doors, monitoring heaters or cooling temperatures , removing trash & recycling, providing nighttime lighting or responding to requests from guests such as how to reboot the internet or TV controls. Providing this worry free and convenient service requires interaction between host and guests and should be expected. B&Bs are required to have an onsite owner which is very helpful for guests to have a responsive person readily available to take care of the property and answer questions that come up. Interaction goes smoothly when guests arrive within the check-in window and are present for the property orientation. Late check-ins miss this important information and often are surprised to learn the owner / host was present to assist with requests from other members of their own group.
We stayed at House for the Fourth of July weekend. My family and I (19 people) get together every two years at different VRBOs for our big family gatherings traveling all across the country with a large range of ages. The big advantages of the house is that every room has a bathroom, there was plenty of space for everyone with multiple areas to congregate both inside and outside. The innkeeper was very responsive during the whole stay and even came over in a moment’s notice to take our picture. The house is centrally located as it is walking distance to a grocery store, restaurants, the beach and we were able to walk to hear a band and watch fireworks on the 4th.
The House also operates as a hotel which is nice because there wasn’t the long list of clean up and checklists typical of VRBO. But it also meant there were people outside our group coming through the house unannounced, and staying for multiple hours even though we had booked the entire main house. Other things to note; the house is on a busy street, there is a substantial hidden cleaning fee after booking, and there was an area that was blocked off to us that was shown in the advertising pictures on the listing but was inaccessible as other people were staying in the secondary house.
We rented the entire inn for 4 families of 4 and had a wonderful time. Each couple had their own room and private bath and the kids shared. Rooms were very cozy and well appointed. Kitchen was the highlight and though tight we were able to host all 16 of us for a Friendsgiving in the dining room. There was everything we could possibly need in the kitchen from pans to serving utensils to gravy boats and more. Fridge had plenty of room and multiple people could be prepping food at once, a lifesaver!
Thais was was a good communicator and very attentive to our needs.
Kids enjoyed sledding and we all enjoyed the firepit. We also went tubing at nearby Gunstock. The Sutton House is very convenient to a lot of attractions.
We'd definitely recommend!
The mansion was perfect in many ways. It was a perfect property for our three generation, four family group of 15. The rooms were large and comfortable and easily accommodated the four adult couples, one with a four year old, the two teens who wanted their own rooms and the two pairs of cousins who wanted to bunk together. The large living room was a great place for playing board games at night or for just unwinding. The large, well-equipped kitchen was very organized and all drawers and cabinets were labeled. Beautiful sun room for breakfast or lunch. Nice outdoor patio for relaxation and a large covered patio area for grilling and outdoor dining. Nice pool with firepit which grandkids loved for making smores.
Situated within walking distance of Center Harbor: restaurants, beach, supermarket, etc. Located on fairly busy route with early morning traffic.
Overall, we had a wonderful stay and Thais was a warm and friendly hostess and very accommodating.
The house is beautiful and worked out perfectly for our family get together

Stayed here with family to celebrate my mother’s 70th bday and it was incredible. From the minute we walked in Thais made us feel like we were at home. I have never stayed at a cleaner B&B. Our whole trip was a wonderful experience!!!
We met 3 other families at the Sutton House for a week of fun. We had children ranging from 2-12 and filled the house to the brim.
Thais was such a wonderful host. She was available anytime we needed assistance and her home is a perfect blend of a historical house with every modern amenity. Thais quietly did extra things to enhance our stay without us knowing or asking that made our stay feel even more special. The location could not be better! We very much hope to come back again.
