Guest Access:
• Once you enter our property through the double gates, you will take the first left before the mailboxes down a large hill to the cabins. Please take it slow. There are two steps from the concrete walkway to the front porch. The cabin is accessible via a touchpad lock and a lockbox as a backup.
• Please note that the riverfront area is shared among guests staying in the other cabins.

The property is located just outside the city limits of Kyle, Texas, along the Blanco River. Our property contains three cabins (soon to be four) with private river access to the Blanco River. All of the land in between the cabins and the river is available for your enjoyment.
We recommend the following local activities:
Shopping in Wimberley and Kyle, wineries in the hill country, relaxing/swimming with our private river access, endulge in good food with local restaurants, shopping at San Marcos Outlet Mall or Cabela's, hiking, and more.
Getting Around:
A car is best suited for transportation to our property. Uber and Lyft are available, but they are not as reliable in recent months. We are approximately:
30 mins to Austin-Bergstrom International Airport,
55 mins to San Antonio International Airport, and
30 mins from New Braunfels
There are several areas of interest in the surrounding area to explore in which a car would be necessary.
The cabins are approximate:
3 mins to Downtown Kyle,
25 mins to Downtown Wimberley for great local shopping,
15 mins to the San Marcos Outlet Mall,
25 mins to The Salt Lick in Driftwood, and
30 mins to Downtown Austin.
Other Things to Note:
Features Description:
• Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.
• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.
• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.
• Age: All guests must be 18+ with the exception of children with their parents.
• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.
• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.
• Pets: All pets must be approved prior to arrival. An approved pet fee of $50 per pet, per night applies. Pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet.
• Pets are not allowed on the furniture. If the guest leaves the house, the pet should be kenneled or taken with them. If any damage is caused by the pet, there will be additional charges assessed reasonable to the damage made. Pets are not allowed in the home wet. Cats are not allowed in any of the homes. Please be respectful of the rules set forth above. We love dogs, but also want to make sure our cabin stays clean for future guests. We will send you a payment request for the non-refundable pet fee if you agree to the above rules.
• Check-In/Out: Check-in at 4:00 PM. Check-out at 11:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.
• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.
• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.
• We can host a maximum of 5 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.
• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.
• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.
• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.
• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.
• Please note that we do not accept package deliveries at the property. Any packages sent to the address may not be received, and we cannot be held responsible for any lost or misplaced items. We recommend making alternative arrangements for package deliveries during your stay. Thank you for your understanding.

We encourage our guests to communicate via their booking platform! We are typically very responsive on the platform and will answer quickly. If there is a time sensitive matter, guests will be provided a phone number as well after booking.

Beautiful property in a quiet neighborhood. There's lots of deer freely roaming. If you're looking for a peaceful getaway, I recommend this cabin. The host is also very helpful and responsive to anything you need.
Absolutely loved it! This cozy two bedroom cabin overlooked a beautiful view with deer surrounding us and access to river for fishing. Can’t wait for our next vacation here.

Our host messaged me each day making sure my stay was going well. The area was beautiful and the wildlife was interesting. The place was very quiet and quaint.
This was the perfect place to stay to visit with our family. The property was clean and peaceful. The river was beautiful and we loved watching the deer. It was the perfect retreat after visiting with family in Austin & San Antonio and the proximity to the highway and town was great. We will definitely stay here again.
