One Bedroom plus Loft River View Condo
Located on the Truckee River with beautiful river views, this wonderful one bedroom and one loft, two-bathroom condo sits in an amazing location. The great setting is just minutes from Palisades Tahoe and Alpine Meadows ski lifts and across from Tahoe's River Ranch restaurant and bar. It also just takes five-minutes to drive to Tahoe City.
This river view condo is in an unbeatable location and packed with amenities for year-round use. Family and/or friends will be very happy in this spot!
Inside the condominium, you’ll find the living area with a vaulted ceiling, wood-burning fireplace, flat-screen TV (Roku), and a deck overlooking the Truckee River. The kitchen has everything you need including a microwave, dishwasher, toaster, coffee maker, even some spices. The bathroom on the main level has a tub and shower.
Enjoy the dining area’s beautiful wooden table, big wooden dining bench and two dining chairs- great for a gathering. The living room has a leather sofa and loveseat situated around the fireplace and river views out the full sliding glass door making it hard to decide if you watch the river or the fire! Also on this level is a bedroom that has twin beds and a comfortable leather chair. Upstairs in the loft is the bedroom with a king bed and bathroom with a shower. This space looks over the living area and takes of advantage of the good light from the vaulted ceilings. The washer and dryer are on this upper level too.
The condo is on the second story of the building with a covered walkway and landing that are greatly appreciated on snowy days.
Situated on the Truckee River, with miles of bike paths and hiking trails just steps from your front door, you'll also be delighted to find so many things to do at your fingertips. And don’t forget the Crest Café is just across the street for a snack and maybe some coffee before you explore the 22-mile bike path that can take you to Olympic Valley, Tahoe City, and even to Homewood on Tahoe’s West Shore.
The HOA provides the complex with a hot tub, sauna, tennis court, and seasonal pool. This is a perfect, unbeatable location and one that is not to be missed!

Association Rule Disallowing EV Recharging from Phase I Outlets The increase in Electric Vehicle (EV) sales and their increased presence in the Tahoe area has raised concerns about safe recharging procedures. River Run Phase I was built prior to 1982. Research into the risks associated with residential charging in older, multi-family structures reinforces the concerns as follows: Charging an electric vehicle from a standard residential outlet (Level 1 charging, typically 120 V) is generally safe when the electrical system is modern and properly configured. However, older multifamily buildings—especially those built in the 1980s or earlier—can present several technical and safety risks. These risks mostly stem from the fact that EV charging is a continuously high electrical load, and many residential circuits were not designed for that duty cycle. The main categories of risk are: 1. Continuous-load stress on circuits and outlets EV charging draws power for many hours continuously, unlike most household appliances. A Level-1 charger typically draws 12–16 amps for 8–20 hours. Electrical codes treat loads that run for more than three hours as continuous loads, which require circuits sized accordingly. If the outlet or wiring was not intended for this outlets can overheat or melt wiring insulation can degrade, breakers may trip repeatedly and in extreme cases electrical fires can occur. Even newer houses can have problems if the outlet is shared with lights or other outlets. 2. Aging wiring and connection degradation Buildings from the 1980s are now 35–45 years old, and several electrical components may have deteriorated. Typical problems include loose or corroded terminals, aging receptacles with worn contacts or degraded insulation or conduit. These conditions increase electrical resistance, which creates localized heating under sustained load. 3. Overloaded electrical panels and service capacity Many older buildings were designed with 60–100 A service panels, which may already be near capacity from modern appliances. Adding EV charging can push the system past its load calculation limits and cause breaker trips or overheating. In multifamily buildings this risk is amplified because multiple residents may charge vehicles simultaneously. For these technical reasons and due to the liability associated with the risks, the Board has determined that charging EVs from Phase I electrical outlet is prohibited. Violators, including renters or visitors, will incur a $500 fine to the Unit’s owner. Repeated violations will result in escalating fines as determined by the Board. All owners using Short Term Rental (STR) platforms are required to add notice of the restriction to their listings.
