Good to Know Before You Book Pet Policy Up to 2 dogs are welcome with a $150 pet fee.
Smoking Smoking is not permitted inside the cabin in order to preserve the freshness and comfort of the space for future guests.
EV Charger Information This property does not offer an EV charging station. Nearby fast charging stations are available at Choctaw Casino.
Quiet Hours Quiet hours are observed from 10 PM to 10 AM out of respect for neighboring cabins and the surrounding community. Sound travels easily throughout the forested mountain areas.
Pool Heating Information Pool heat is available for $75 per night and must remain on for the duration of your stay once activated. The pool heating fee specifically covers the operational costs associated with heating the pool.
Pool heating must be requested and paid for at least 48 hours prior to arrival.
Please note that pool heaters typically raise the water temperature approximately 30°F above the outside air temperature, and actual temperatures may vary depending on weather conditions.
Requests submitted within 48 hours of arrival or after check-in are subject to a $50 surcharge.
Last-minute requests can only be accommodated between 8:00 AM and 6:00 PM.
If outdoor temperatures drop below 32°F overnight, pool heating will not be available. Pool heaters are not designed to operate during freezing conditions, and heating requests during these periods will be declined.
Pool heating fees are non-refundable, as they cover the operational costs of running the heater regardless of weather conditions or pool usage.
Nature & Environment One of the most memorable parts of staying in a Broken Bow cabin is being surrounded by nature. Because this property is located in a wooded setting, guests may encounter wildlife and seasonal elements during their stay.
Deer, squirrels, raccoons, turkeys, and other native wildlife are commonly seen throughout the area. The cabin is professionally treated for pests, though occasional insects such as spiders, mosquitoes, beetles, ladybugs, or wasps may still appear, particularly during seasonal transitions or rain.
During spring months, pollen from surrounding pine trees may collect on outdoor surfaces despite cleaning efforts before arrival.
Keeping doors and screens closed whenever possible helps maintain a comfortable indoor environment throughout your stay.
We encourage guests to enjoy the peaceful surroundings while remaining respectful of neighboring cabins and the natural environment. Sound travels easily throughout the forested area.
What To Bring We recommend bringing groceries, condiments, cooking oils and seasonings, personal toiletries, coffee and creamers, bug spray for mosquitoes and ticks, ice, and firewood with fire starters for the outdoor firepit.
Starter Supply Details Housekeeping provides a limited starter supply of essential items, including:
• Toilet paper, paper towels, and trash bags • Hand soap, dish soap, and cleaning supplies • Shampoo, conditioner, and body wash • Dishwasher pods and laundry detergent • Coffee supplies (pods, grounds, filters, creamer, sugar) • Hot tub chlorine for guest use as directed
These items are intended to get your stay started and are not restocked.
WiFi Disclaimer WiFi is provided as a convenience only and is not considered an essential service of the property. Because cabins are located in rural wooded areas, connectivity and speeds may vary due to weather conditions or regional outages.
Fireplace Disclaimer Fireplaces are available seasonally from October through April for guest enjoyment.
Closing Grand Overlook Resort is an exceptional fit for guests who want a true large-group Broken Bow retreat with standout outdoor amenities and room for everyone to stay comfortably together. The separate bunk house, oversized dining space, and private pool give it a scale and flexibility that’s hard to find.

Plenty of clean bed and amenities on site. At the end of a cup de sac so no traffic around. Air conditioner worked great in all rooms. Very large living room great for everyone to gather together and visit or eat a meal.

We had an amazing time. Customer service was amazing. The property was amazing and there’s so many spots to do a simple, elegant wedding. We will definitely be booking again.
Kids had so much fun. Everything was great only issue was with the hot water in the upstairs bunk house.

Amazing get away cabin!
This property was everything we hoped for! Perfect amount of space, came with all the cooking utensils we needed, and had an amazing pool and hot tub. Rooms stays cool at night and in the day. The surround areas were awesome including the trail behind the cabin. 10/10 I would recommend this place to anyone looking for a larger cabin for get togethers!
We stayed at Grand Overlook and would return without a doubt!! Craig was the property manager we were in touch with and he checked on us throughout the week! The pool- exceptional! The house- exceptional! The outside area- exceptional! The amount of room and the game room for kiddos- exceptional! Plenty of room for everyone and we had 15 including 2 babies, 3 toddlers and a 9 year old. They had a blast! Would recommend with a 10/10!
We had a very small wedding at this property and it was absolutely beautiful! The house was perfect and fit the wedding party with ease. The house is at the end of road so very private. Cannot recommend this property more!
Our stay at Grand Overlook cabin was amazing. Beautiful cabin with great space for all of us. We were about 25 and we were all very comfortable. Home was clean with nice amenities. Very comfortable beds. Craig was always very quick to respond when we had any questions. I would gladly book this cabin again.
Could not have been more pleased with this property. The house was laid out perfectly to accommodate multiple families and children. Was very clean and had all of the amenities we needed for the weekend. Great location and lots of privacy. Will definitely return!

We're happy to hear you had a great get away. Thank you for choosing to stay with TreeLine Vacation Rentals. We hope you will return in the future. We appreciate your review!
Grand Overlook is the ideal staff retreat or family reunion location. It is a short drive to Hochatown restaurants and activities. The location is gorgeous and feels quite secluded. We loved listening to the stream from the deck. Accommodations were beautiful, clean, and spacious. We had 25 adults and 1 child, and it never felt crowded. Management was responsive and kind. We already booked our return trip!

Something for Everyone!
We had a 3-night stay at this awesome property with 20 people - grandparents, parents, and kids! It was perfect for all ages. The pool was a hit for everyone, and the kids (and adults) loved the game room. The kitchen is huge and offers lots of counter space to cook for a big group. The dining area was perfect, too. Lots of space for everyone to find a spot and interact with each other. Two refrigerators and two washer/dryers makes everything easy, too. Management was responsive and communicative. We will come back!
Our family enjoyed the Accommodations at Grand Overlook. The house was well prepared with almost every item we needed to prepare meals and had a ton of sleeping room for all our guests. The only things we were not satisfied with were; the fountain was not functioning, the main house washer did not work, there was no kitchenette in the guest house, as well as the description of the rental did not include that to enter the guest house top floor where half of the sleeping area was, you had to climb two flight's of stairs.
We got together with 26 extended family members at Grand Overlook, and it was exactly what we needed!
Pros:
- very clean
- space for everyone- from singles, newlyweds, small and big families
- The bunk beds were shockingly comfortable and quiet! Nothing worse than being woken up by a squeaky bed!
- plenty of games for inside entertainment
- the pond, creek, and play set kept the kids happy outside
- thorough, timely communication from the owner
Cons:
- cookware was a bit small for our large group
We’re already planning our trip back to Grand Overlook for next year!

Overall it was a great stay. 22 adults and 6 kids aging from 2-10. Could have used more full size beds vs twin bunks. Only 1 problem and it was minor. The water in the second cabin never heated up, so everyone had to shower in the main house. But overall it was a good time with all my siblings and their young adult kids and a few grandkids. Would definitely recommend
