Summary:
Our cozy ranch can't wait to welcome you! Our 3bedroom, 1.5bathroom can sleep up to 12 people and is located mins from Boyle Park! You're less than 10mins to the Little Rock Zoo, Hospitals, the University of Arkansas at Little Rock, and the River Market District is only 15mins away! The city is filled with art, history, and culture all while being surrounded by lakes and trails for you to enjoy nature! We can provide a soft place to land after a day of enjoying all that Little Rock has to offer

The Space:
Guests will enter the home though the front door with a digital door code. Once inside, you'll see the living room with a sleeper sofa, large smart TV and additional seating. Directly past that is the dining area with two bench seats. The room is surrounded by original built-in cabinets to add to the cozy feeling of the space. On your right is the kitchen which is ready for any meal you'd like to make!

You'll find the three bedrooms and bathroom down the hallway. The first bedroom has two full beds and an ensuite half bathroom. There are two fulls in the second bedroom and a queen in the third bedroom. There is a shared full bathroom in the hallway.

Don't forget to check out the patio with a dining table in the back. The laundry room is accessed through a door in the carport.

Guest Access:
Guests will have full access to the entire home and yard. Check-in instructions with a door code will be sent 24 hours prior to check-in once rental agreement has been signed and check-in information has been received.

The Neighborhood:
Our home is located on the west side of Little Rock, mins from Boyle Park.

Getting Around:
We recommend driving and offer parking for our guests. However, Uber and Lyft service our area as well if needed.

Other Things to Note:
If you notify us of your intent to cancel prior to the lapse of the free cancellation period, we will return 97% of your payment. The other 3% will already have been collected by the credit card processing company, and we have no way to return that portion of the payment.
Please note that there are two sheds in the backyard which is not-accessible to guests. While the backyard is fully-fenced, we don't recommend the space for small children to play around.

We require a signed rental agreement and for guest to be 25 years of age to book.

We are a pet friendly home. Pets must be crated when they are left unattended in the home. We do not allow pets on furniture or beds, and all waste must be cleaned up from the yard. All pets require a $50 non-refundable pet fee. If there is evidence of pet hair on the furniture, excess hair in the home, stains, or waste found in the yard or home, you will be charged the cost to clean this. In the event that a security deposit is collected, we will retain all or part of the security deposit to cover any costs associated with additional cleaning due to pets.

Interaction with Guests:
We like to provide our guests with maximum privacy, so we offer contact-free self check-in. Just know that we are a quick phone call or message away should you need anything during your stay!

It served its purpose...
Initially when you walked to the front door there's a smell outside of mildew mold or something inside there were roach bait traps everywhere I never seen a roach while I was there but the roach bait traps did throw me off... It wasn't really all that clean the sofa was dirty on the arms and stuff definitely could have been better taken care of The backyard was covered and leaves and you could not tell what was underneath them it was kind of freaky. I mean we slept there, we had at the last two nights My daughter works for a vet and she had to bring a couple of pets home overnight while they had had surgery to watch them. I may have forgot to mention it to the company, but there was no issue these animals were in kennels and recovering from surgery so nothing major happened at all with them. Overall it served its purpose, one of the bedroom doors was hard to open so I felt trapped trying to come out. It rained the first night we were there and the highline wire with the electricity coming to the house was sparking and buzzing most of the day and it eventually stopped. Also there was no washer and dryer access even though the listing said that there was. I mean the company was okay they worked well with me, I think the cleaners may have told a little fib about things to them but it is what it is. after staying there I realized that it's not worth the price that they charge by no means but for cheaper it would have been better.

Nice little house but seemed to be on the line of a shady part of town. House across the street is boarded up and a trailer park with lots of tent/tarp housing is visible if you drive around the corner a bit. It was winter but there was no grass in the yard which doesn't matter to us except it doesn't look like the picture and I can't imagine the mud (it had rained) turning into the grassy lawn pictured once Spring arrives. The 2 sheds in the back are weird but there is a nice raised, usable back porch. The lock didn't work when we arrived but was quickly resolved with great communication via phone call. Furniture and living spaces were clean and nicely laid out. We didn't use the kitchen but there was a dishwasher full of clean dishes that cleaning staff didn't unload. The bathrooms were nice and clean. It needed more hand/washcloth and body towels for the amount of people we had (6). The sheets on the bed were an issue: small hairs in the sheets and lint like you would find on your clothes. I stripped the beds to wash the sheets but there is NO washing machine. As I was shaking the sheets out they did appear to smell clean and laundered so my only choice was just to remake the beds as it was past midnight already. In that whole sheet process though I would say the sheets are comparable to the look and feel of hospital sheets, which was doable for the two nights we were there but I wouldn't return with that quality of linens. The bedrooms were clean aside from the mention above. The air vents are VERY gross and I just tried not to look at them. While we won't be returning to this property, I am thankful for the opportunity to stay at this home and especially that we were allowed to bring our dogs who are like our children and we hate leaving behind when we travel. All in all, this house served its purpose for our family.

Don't stay here
Roaches, moldy food in cabinet, trashy yard, broken shower faucet. Apparently a faulty key pad lock that needed to be fixed, but we had no issue until they "fixed" it. Will not ever stay here again.
