Balance Villa is an exceptionally private, beautiful home nestled on a green hillside overlooking expansive views of Fish Bay. The villa – designed and built by a distinguished on-island architect and an artistic craftsman builder – has been thoughtfully developed to take advantage of cool trade winds, relaxing, gorgeous views and your every need.

The Villa is tastefully furnished with all the comforts of a luxurious island home. On the outside: an abundant terrace – plenty of open space for sitting by the pool sun bathing or shaded area for reading a book and watching the views. Adjacent to the pool: a built-in grill with wet bar and covered veranda with dining table overlooking the bay – all surrounded by lush landscaping.

Inside the house: a great room featuring floor-to-ceiling glass windows with stunning views of the Caribbean Sea, a large flat screen TV and Bose sound system. The open floor plan continues into the dining area with a spacious West Indies dining room table and seating for six. Mahogany furnishings and rich fabrics mixed with a few select antiques pieces compliment the island ambiance of Balance.

The custom kitchen is just what one would need to create that memorable Caribbean dinner – or maybe just breakfast at the built-in bar. Just off the kitchen is a half bath and the first bedroom suite.

A staircase ascends to the upper floor and to the second king bedroom/bath suite. Each of Balance’s bedroom suites feature king-size beds with private bathrooms, digital A/C, and flat screen TVs. The bathrooms feature an indoor and outdoor garden shower, as well as private balcony with view of the bay.

Balance villa is managed by a professional management company and their on-island staff is available if you need assistance 24/7. They will also meet you at the ferry dock, and lead you to the house.

Wi-Fi, Flat-screen cable 40" TV in Great Room w/BOSE DVD player w/surround sound, a 32" TV (with cable & DVD) in upstairs bedroom, & a 32" TV in main-level bedroom (with cable & DVD), books, games, movie + music collections, A/C in both bedrooms/baths, whole home UV water filtration, answering machine, hair dryers, built-in gas grill poolside with dry bar, manual gate at pool courtyard entry, beach chairs + cooler, dishwasher, and washer/dryer.

Gorgeous views and a peaceful location, great for star gazing!! We were there in late August and it was 90 degree days and very humid. The living room, dining room and kitchen were not air conditioned and we were told not to open windows and the patio door on one side of the house because they needed to be replaced. Another patio door had no screen so we couldn't open that one. As a result there was no breeze through the house. We kept the a/c in the bedroom on with the door closed so we had at least one room cool. It was preset to 75 degrees. There were two of us so we didn't use the upstairs bedroom. We would sometimes go in the bedroom in the evenings to watch TV to cool off. Nice house, kitchen nicely equipped, great Bar-B-Q, we enjoyed our stay, just very hot!!

Perfect Holiday Getaway

We stayed for a week just before Christmas. The property is absolutely beautiful, in a quiet area only 10-15 minutes from the main town of Cruz Bay. The outdoor patio/pool and grill area has stunning views and a great setup for relaxing around the house. Check-in was very easy with Kiera meeting us at our rental car pickup right next to the ferry and leading the way to the property. This was not our first time visiting St. John but has been the favorite place we have stayed and I would absolutely recommend it.

Our stay was wonderful! The views were amazing. The house was fully stocked with everything you need. We made great use of the blender and the grill. The pool definitely got used too. Mixed reviews from our group on the comfortableness of the beds, but overall I would highly recommend staying here!

Winter Getaway

This was our first stay on St. John. The Villa was exactly what we were looking for. Beautiful view listening to the ocean at Fish Bay. The area was quiet and peaceful. After a day of sightseeing we were able to come back to go for a swim and relax and enjoy the tranquility. The Villa not only had the view but had all the amenities including AC in the bedroom. We would definitely stay there again.

Wonderful stay

We stayed at Balance villa with another couple and had a wonderful stay. The villa is gorgeous and has everything you could possibly need. The check in process was simple and when we had a couple minor issues we called the management company and the issues were fixed immediately. I would highly recommend Balance Villa!

We have traveled to St. John many times and have stayed many places. I have to say that since my island friends moved state-side, Balance Villa is by far the best place we've stayed. Super clean, well equipped, great location, and just beautiful. We especially loved the outdoor space, pool and outdoor showers. The kitchen is spacious and has everything you need! We would definitely stay again!

Beautiful house, porch and pool area. Private pool is very nice. Loved the exterior stone & brick work. House interior is very nice and comfortable. Wood ceilings in great room, porches are inviting. Kitchen very well equipped. Second floor porch great to enjoy at night. Highly recommend for couple or small group. Great view of Fish Bay. We loved our stay at Balance! The home is beautiful & conveniently located to Cruz Bay. The pool was great & the view is awesome! It was our first trip to the island. St. John has made an incredible recovery following Irma & from what we heard things are getting better daily. The cell service & wifi are still an issue but worked great while in Cruz Bay. The Balance Villa is fabulous! 60th Birthday Celebration!

This property was just as it said it would be! Unfortunately we lost power for 4 out of the 10 days of our stay, but that was NOT the property's fault. It was an island wide blackout, but who needs electricity when your at the beach?!?. Owners did tell me they are looking into a generator, so don't let that stop you because you will miss out on a spectacular view while looking out any of the windows and while you're floating in the beautiful pool. Easy drive to get to town and close to gas stations and food shopping. Marc and Ann were fabulous to communicate with and have a wealth of island knowledge. Kristen, the property manager was exceptional! Always spot on with communication. All in all, Balance Villa made turning 60 so worth it! I would highly recommend this property!

Perfect place for our family of 5

So glad we chose to stay here and not at a condo or resort! Our family of five all looked forward to coming "home" each evening after long day at the beach. The kitchen was great for cooking and not missing a single item needed. This property is unique, upscale, private, comfortable and we highly recommend! Had everything we needed for a wonderful beach vacation. Property management was very professional and met us on the first day, guiding us to the property and local grocery store. Owners communication was outstanding and very helpful in providing recommendations for food and places to see. Great view of Fish Bay from anywhere on the property, including the pool. Loved the outdoor areas at the property and kids loved seeing the local critters (frogs, caterpillars, etc). Although the islands are still recovering from hurricanes, we loved the fact that parking and finding plenty of room at the beaches was never an issue. We spent a day in St Thomas and it really does not compare to the beauty of St John. We loved our stay at Balance Villa St John and hope to visit again.

Wonderful St. John week at Balance Villa

Our family of five enjoyed a beautiful week at Balance Villa in August. The house is great - well decorated, stocked with everything need, great pool, and great layout. A few highlights: - Our three boys, ages 8, 9, and 11, loved the big pool. They especially liked being able to swim at night, after the beach, with the light on in the pool. - The layout was good for a family with children. In some St. John houses, bedrooms are separated by exterior walkways or separate entrances. It was important to us that all the bedrooms were accessible via the main part of the house, as at Balance. The loft space with the daybed and trundle was perfect for our youngest. - Location is great - a bit of a harrowing drive if you're not used to driving on St. John, but the views are worth it. Each day we would pack a lunch, hit the beaches in the morning and return to the villa for dinner on the grill, or eat dinner in town. There is a nice BBQ grill and all the supplies you need to cook a full meal. It's also an easy ride to two grocery stores. We also did a 1/2 day charter snorkel trip around St. John with Blue Line Charters, which was another highlight - definitely recommend them for a boat trip. All in all an awesome week at a great house. Although the island is still recovering, there was very little that impacted our trip, and we would encourage anyone who is on the fence to go for it and come to St. John. We'll be back!

Awesome stay at Balance Villa

We loved our stay at Balance Villa. From it's impressive design, beautiful landscaping, stunning location overlooking Fish Bay, and quiet retreat like location, we are so happy we booked Balance. Speaking of booking, the whole process was so smooth. The owners were very helpful and responsive to our initial questions, and Cimmaron Property Mgmt, the on island contact was a joy to work with. The villa is fully equipped to meet all your needs, and is just a short drive into Cruz Bay for markets, shopping and dining fun. We opted to rent a Jeep on St. Thomas from Amalie Car Rentals, who met us at the airport and provided fantastic service, and took the car barge over to St. John. There are also several car rental companies in Cruz Bay as an option. Although it would be so easy to relax and enjoy all our island time at the villa with all it has to offer including a terrific kitchen, pool and loungers, having a Jeep enabled us to visit many of our St. John fave spots and beaches. We rented inflatable paddle boards from Lucy at SUP St. John, and with the great beach gear provided by the villa, enjoyed fun paddling and snorkeling on beautiful Hawksnest Beach. We booked a full day charter with Rockhoppin for a fun tour of several BVIs iconic beaches and beach bars, passports required. We enjoyed several meals at our Cruz Bay fav, High Tide Bar and Grille, Thanks Jim and Kelli, and enjoyed an afternoon at the Gecko Gazebo located in Mongoose Junction, Thanks KC. While there we grabbed some great local gear from St. John Brewer's. When on St. John, we always visit St. John Spice Co at the ferry dock, and pick up some beautifully hand painted glassware from a local artist. Time your evening trips into Cruz Bay to catch a beautiful sunset overlooking Cruz Bay and St. Thomas. St. John is an amazing island destination with wonderful local islanders, "Love City", and like several Caribbean Islands, can really use our support recovering from Hurricanes Irma and Maria. Check out Kenny Chesney's fund raising CD "Songs for the Saints". We highly recommend spending time on St. John and booking your stay at Balance Villa. You will be so glad you did. Thanks Ann n Marc of Balance Villa, Cimarron, High Tide, Lucy, Rockhoppin, Island Wellness Center, and all the awesome islanders who made us feel so welcome and helped make our St. John visit such a great time. We will be back for sure.

Absolutely Amazing!!!

My husband and I just returned from a week-long stay at Balance. I can't say enough about the beauty of this house. The quality of the craftsmanship and appointments throughout were amazing; obviously the owners put a great deal of thought into the design and furnishings. This was out 5th trip to St. John, but our 1st time staying on the South Shore. We were skeptical at first, not knowing the area that well, but were put at ease the moment we arrived. Everything in the description of this listing was accurate and the home is even more beautiful in person. While there are other houses in the area, there was a great deal of privacy. The pool was wonderful and the landscaping was gorgeous! As the house gets full sun all day this time of year, the water temperature was perfect. We were thankful for the A/C in the bedroom, as the air temperatures seemed warmer than the past, and the location of the house did not offer much in the way of a breeze (at least indoors). With the sliding doors open and the ceiling fans on, we were comfortable in the evening while sitting in the living area. The outdoor covered veranda off of the living room was a great place to escape the heat as well. In the spirit of full-disclosure, I did offer the following suggestions to Marc and Ann, as well as to the property management company: - While there is a television in the bedroom, it only got one channel. There was no DVD player there, so if you want to lay in bed and catch the weather, news or an evening sitcom, you are out of luck. The Wi-fi service did not work upstairs either, so surfing the web up there wasn't an option either (Ann did respond to say they were planning to add a cable box in the future) - There weren't many channel selections in the living room either, albeit more than the bedroom. There was a DVD player and collection of DVDs available but if you are looking to catch your favorite late night sitcom, you likely won't find it (Please realize that not everyone wants to watch television while on vacation on a beautiful island, nor did we, but the option is good to have - in the case of a rainy day). - The Bose entertainment center did not have an iPod dock. We borrowed the clock radio with docking station from the bedroom to use, but having that feature in the living room would be nice. Overall, we had an AMAZING time and would recommend Balance to anyone. We look forward to our trip next year. Thanks Ann and Marc!

The first time we stayed on St. John was 1999-which was also the year we bought this beautiful 1/2 acre sitting on a cliff in Fish Bay. Back then, all roads leading here were dirt (or mud when it rained).

Eight years later, the roads are paved and 'Balance' is complete! Building our home has been a long three year journey- lots of laughter, tears, excitement and frustrations. The Lord has blessed us every step of the way.

We are happy to share our home with you and hope your stay is a comfortable and relaxing as it is for us.
