*BEDROOMS & BATHROOMS *
This spacious mountain home features three bedrooms and three bathrooms.
The master suite features a comfortable King bed, electric fireplace, private deck and mountain views. Attached to the master suite is the master bathroom which features a jetted Jacuzzi tub, double sinks, standing shower and heater to keep you warm on those Rocky Mountain nights.

The second bedroom features a Queen bed with a large, wooden bedframe that has extra storage and shelving space. This room also has two single beds and a closet as well as two windows with lovely views.
The third bedroom has another comfortable Queen bed as well as a single bed. This room also has a closet and windows with gorgeous views.

There is a full bathroom across bedrooms which features a shower and bathtub combination so that you can choose between a relaxing soak or a refreshing shower.

The third bathroom is a half-bath off the dining room which has fluffy blue towels for your use with the hot tub. Both full bathrooms are stocked with fresh towels and complimentary toiletries for your convenience.

* KITCHEN & LIVING SPACE *

Experience the perfect blend of style and functionality in the spacious kitchen and living areas.
When you enter through the back door, you are greeted by the living room which boasts a large, mounted HD TV and plush sofas. The multiple windows offer gorgeous views of the property and natural light. The sliding glass door leads to the private front deck which has a propane grill and Adirondack chairs.

The full-sized kitchen is connected to the dining room and features stainless steel appliances, sharp knives, and all the other basic tools and cookware you’ll need to prepare delicious meals. It also has a large middle island with four stools and plenty of extra counter space so you can spread out and prepare your meals.

On the other side of the kitchen, there is a large dining table with six comfortable seats and a picture window with a view of the backyard area. Attached to the kitchen is a laundry room with a full sized washer dryer and complimentary laundry detergent and fabric softener.

*OUTSIDE SPACE *

Step outside and experience the ultimate in outdoor living with our outdoor spaces.
There’s easy access through the sliding glass door in the family room to the spacious and private front deck with a large propane grill and comfortable Adirondack chairs.
In the backyard, you will find our large, four-person hot tub surrounded by trees and nature. In the summertime, you can explore the property and find the numerous raspberry bushes and the bench for seating. Often, there are deer, elk and moose that roam the property!
*Please note that the property is not fully-fenced. Although we allow pets, you must keep them on a leash and pick up after them.

Guest Access:
As guests, you will have private access to the entire home, including the beautiful outdoor spaces, cozy bedrooms and large, two car garage. Guests can use the washer and dryer located in the laundry room off the kitchen. Parking is available in our long driveway. We also have a two car garage, however we use it for trash storage. You may be able to park a small car in the garage.

The yard is not fully fenced- keep all pets on a leash.

The Neighborhood:
This is a quiet, established neighborhood. Please be respectful and do not make a lot of noise or speed on the streets.
Our yard is not fully fenced- keep your dogs on leash at all times and keep an eye out for wildlife.

Getting Around:
In the winter months, you will need 4WD to access our property. We try to keep the snow plowed on our driveway, but it can still cause issues when it is fresh and the streets may not be as well maintained.
There are several opportunities for fishing and hiking near our home. Some nearby fishing locations include Clear Creek, South Boulder Creek, and the Boulder Reservoir. Hiking opportunities are abundant in the nearby mountains, including the Indian Peaks Wilderness, the Rocky Mountain National Park, and the Golden Gate Canyon State Park. Additionally, there are several well-maintained trails in the area, such as the Flatirons Vista Trail, the Flagstaff Mountain Park, and the Boulder Creek Path. Please note that fishing and hiking in these areas may require obtaining the proper permits and following the regulations set by the local authorities.

Other Things to Note:
Keep dogs on leash at all times! Our yard is not fully fenced.
You are in the mountains of Colorado. There are many wild animals that roam through the property including but not limited to moose, deer, bear, mountain lions and snakes. Please keep an eye out for wildlife and stay a good distance away from them for your safety.
