We stayed for a week (six adults, two small children, and two small crated dogs). There was plenty of room for everyone. The bedrooms were spacious, bathrooms well appointed, and THE POOL!! - our own little oasis to enjoy after a long afternoon at the beach. Everyone enjoyed our vacation at 22 Green Heron.
Was an awesome house and amazing location. Martin took such great care of us the entire time. The pool was also fantastic and actually stayed heated the entire stay. Would definitely rent again!
Awesome property, close to beach, great pool, outside shower and grill, beach items and cart available, nice common area between kitchen, dining table and living room. Will definitely consider staying here again. Owner great to deal with, quick to respond. A, 5 stars!
Beautiful home at a great location in Sea Pines. The kitchen and master bathroom were spacious. The very large big screen TV in the living room was frequently on for MLB playoffs, NCAA football, and the NFL. My wife couldn’t get enough of the pool. The host was always available for support. Just a great stay!
Great location on Sea Pines and easy access to the beach. The owner was very accommodating and when an unforseen plumbing issue occurred, he was available right away to remedy the situation. Great week was had by all!

Thank you for your kind words. It's been great meeting you and your family. I'm glad you enjoyed your time.
This house is lovely and the location is great! We comfortably had 4 families in the house and everyone had their own space and bathroom. The kiddos loved the bunk room. Heating the pool was worth it. It got warm quickly and stayed warm even if it got chilly at night. The location made it easy to get in and out of Sea Pines since it’s next to the smaller “back” entrance. The house is a 5 minute walk to the beach and a 1 mile from the beach from the Sea Pines beach club. We strolled down to get a cocktail at the beach bar more than once! Martin is a great and attentive host and went above and beyond to make our group comfortable and happy. Highly recommend staying with him!

Thank you for your kind words Megan, it was a real pleasure to meet you and your family. I’m glad you enjoyed your stay!
Bedrooms were set up nicely. Three masters with their own bathrooms. Two large bedrooms with shared bathroom and one bedroom with 2 sets of bunk beds with double size mattresses. So very accommodating. The pool was lovely and spacious. Kitchen is small with old stovetop. Cabinets older. Most furnishing in common area are dated. One swivel chair in living room is broken and could be a safety concern. The broom handle is broken off from broom head. Nespresso maker didn’t work. Prong bent on blender, so tricky to get the glass pitcher to attach. Icemaker slow. Situated close to beach which was very nice
Great location but a lot of stairs!! One flight of stairs to reach the front door and another significant flight of stairs to reach the main living room and kitchen. Not recommended for older people or handicapped. Also, only the master bedroom has its own bathroom—all others share bathrooms. It worked for all of us but not the best situation, especially if it’s just friends and not family.

It was a great pleasure hosting you and your family over New Years, Sir.
I understand you had concerns about climbing stairs. I remember you mentioned that you stayed at another property in the same street before that didn’t have as many. Unfortunately there is nothing we can do about them, they are simply necessary. The elevation level for living quarters in a second row beach property on HHI has a minimum requirement of 14 ft above sea level. That is for the safety of any resident staying there. The closer you are renting to the ocean, the more stairs you will have to conquer. The other property you mentioned is a quarter mile away from the beach and had no elevation requirements to follow.
You made another point about several bathrooms being shared. That is not accurate and here is why. The house has six bedrooms and five baths as pointed out in the description. One bathroom downstairs serves two bedrooms. It’s the only bathroom that is shared. The other two bedrooms on the same floor have en-suite bathrooms - not shared. You probably missed it. The master bedroom upstairs has an en-suite bathroom and is also not shared, correct. The kid’s or bunk bedroom on the same level has its bathroom next door to it (not en-suite), but not shared with any other bedroom. You could access it from the main level, but that would be a personal choice. All doors regardless of en-suite or not have a privacy locks.
Fantastic location close to the beach. Very comfortable with lots of room for 6 people; everyone was happy with their bedroom and beds. I loved the soaking tub! Epsom salts added to it after doing 5 mile walk on the beach. Room in the kitchen for 3-4 cooks; frig goo size. Stove, oven, microwave all good. Bathrooms good; heat good; view nice with sound of the waves when you sit on the deck. Manager easy to work with. Room for 4 cars in driveway. we all want to return next year. B

Thank you Barbara for your kind words. You made my day! I’m glad you and your family enjoyed your stay. I’m looking forward to see you and your family again soon.
The property owner was great. Very attentive. Close to the beach and the beach was not over crowded. We had 13 in our group of teens and adults so that was the max for people in the house. We had a great time. Pool was nice and large.
Needs just a couple updates. The one shower wasn’t working and the owner attempted to get it fixed during the week but wasn’t able to. He came by to check on us and bring a new coffee maker and such. Would recommend to a group of 10-13 to stay.
The patio furniture is rusted and dirty. The 89 steps to the beach are after you walk through the neighbors property. Kitchen had very few pots and pans and utensils. The pool was dirty and we had to call and have it cleaned. The bathroom had vents that were rusted. When you invest in a property such as this for your family vacation you expect it to be as described and with pictures that truly depicts the home your renting.

The location of this property was great — close to the beach and priced reasonably. The home itself was clean and matched the listing photos, making it a comfortable spot for our trip. However, we had an issue with the owner dropping by three times unannounced during our stay. These surprise visits made it hard to fully relax, as we didn’t feel we had the privacy typically expected from a vacation rental. It would also help to have basic information readily available at the house such as Wi-Fi password and grill instructions - so we didn’t have to keep reaching out for help. If privacy and uninterrupted time are important to you, it’s something to be aware of. That said, the location and setup were otherwise good. Could use some updated pots/pans and mattresses. Also the living room sofa bed is located in the only common area which was not practical as a sleeping option for us.

While we're pleased you found the home clean, accurately represented, well-priced, and in a great location, we need to clarify several inaccurate statements in your review for the benefit of future guests.
As disclosed in the listing and House Rules, routine exterior services—including pool maintenance, landscaping, pest control, and trash collection— occurred during your stay. These visits were limited to the exterior of the property and were necessary to maintain the home. At no time did we, or anyone acting on our behalf, enter the home.
The only non-routine visit during your stay was at your request for assistance with the grill and delivery of an additional propane tank after you reported an issue. We attempted to troubleshoot the issue remotely before coming to the property with a replacement tank. Your husband met us outside, and the grill was operational within minutes.
We contacted your group regarding the Sea Pines community rules only after receiving an HOA notice concerning beach equipment left in the driveway. As property managers, we are responsible for ensuring guests comply with community requirements. The rules, Wi-Fi information, welcome guide, and check-in instructions are provided before arrival online and are also available in a laminated information sheet at the property.
We remain committed to providing a clean, comfortable, and well-maintained home while maintaining the standards required of all guests staying in Sea Pines.
Bedrooms were great. All bathrooms were great. The kitchen was very hard-hit. The family room was ok. Disappointed in the pool area. Not as pictured. Did not use at all. The house did provide plenty of beach chairs and beach towels which was a bonus.
