Residential neighborhood on a street that stops at the harbor.

We are centrally located in downtown Newport Beach and it`s a short walk to most everything from the house. The property is next to the harbor and ocean side beach is just down the street (2-min walk)

1. There`s a convenience store at the end of the block (open 24 hours) that has everything from wine & beverages to sunblock.

2. This place is new, and was built in 2023 so everything is fresh and modern! There is a maximum of 6 guests which includes infants and children.

3. As noted, this is a the upstairs unit of a duplex with 1 secure parking spot in a shared 2-car garage. This is the only shared space and everything is very private and quiet with separate entrances.

4. If you require more space, consider renting the lower level `Surf Casita` which you can view by clicking on my profile.
* The city of Newport gives citations for noise complaints. Our neighbors are in very close proximity and even loud talking outside can be heard by the adjacent houses. Please keep noise to a minimum and our `zero noise` starts at 10 pm so if you are on the outdoor deck, please speak softly or retire indoors.

* Please turn down any music or TV audio to a reasonable level after 10 pm out of respect for the downstairs guests (we ask the same of them for your comfort).

* No smoking is allowed on the property. Vaping is only allowed on the outdoor deck, but not inside the house.

* No more than 6 guests are allowed which includes infants/children
