Great property! Very private yet close enough to town to explore anything you’d like to do in and around Pagosa Springs. House was very clean and well appointed, fenced deck was perfect for our dogs - would definitely stay here again.
Very quiet place in the woods with morning deer visits and a Good view from the deck The cabin and hot-tub were very clean. Very good internet & cell service. No dishwasher is the only downside.
We had a wonderful stay in the cabin. The cabin was spacious and the kitchen was great for us to cook breakfast. We went out for lunch and dinner. We were up in the mountains but very close to town. The view was amazing. The hot tub was amazing! We had our dogs with us and the closed in porch was great for them to walk around. Did I mention the hot tub?!? Amazing!! We would love to come back and stay again!

This was the perfect property for a couple's get away. It's far enough from town that the deer and turkeys wander through the yard but close enough to grab lunch on a whim. The hot tub was sparkling clean with evening views that were amazing.
Needs a bathroom in the master and a fireplace in the living room!

Check in/check out was very easy. Location and view was also great! Just mins from downtown Sulphur Springs. This house does require a 4 wheel drive vehicle in order to get up the driveway.

This is a great location to explore Pagosa Springs. Quiet area within a few miles of town and Chimney Rock (really cool, take the guided tour at the top). Quick trip to restaurants or all amenities to cook or grill at the house. Lots of hiking opportunities and balloon rides! House was very nice and great communication with the property manager.
We wanted to get away and this property was great! It really was not far from town but felt very remote. The neighbors are not too close and it was a quiet neighborhood. The hot tub was wonderful! We saw lots of wild turkeys and deer wander through.

The home was beautiful, the deck well maintained and the hottub very clean!
Just FYI that the "neighborhood" seemed a little like a junkyard - but this cabin is a gem once you get through that.
Communication is not the typical way throught the VRBO app, but the assigned representative was communicative.
Quick getaway with our dogs from the Texas heat. Nice property but the drive in to the property was less than desirable do to other properties were rundown. Very secluded which was great.

(For future guests)This area is pretty spread out with homes and this property is nicely isolated, but VIP can't take responsibility for the status of any of the homes when people drive by. It is a great spot!

This property is less than twenty minutes from everything you need and secluded enough to feel like your in your own land. The hot tub was great for relaxing and stargazing. The patio is enclosed so you can let your pet out without worry. The only downside I found was there was olnit a dishwasher although the paperwork seemed to hint at
Everything about this cabin was amazing! The property owners were very easy to work with and helpful and very easy to communicate with. The only negative thing I could say is that the driveway was slick during times, which they had warned us about. We will definitely be coming back here with a bigger party.

We could have not asked for a better cabin to stay in for our first visit to Pagosa Springs. The cabin is how it is pictured and better in person. We rented this cabin knowing there was only queen sizes beds to sleep in, but we were pleasantly surprised to see the loft area had a king size bed up there and also ample sitting room. The hot tub was great and the view from where it sets is just amazing, especially around sundown. The kitchen is very well stocked and had all the things we needed to cook as we did most of our eating at the cabin. It is only 15 minutes from the closes grocery store which was great. All in all, this cabin was just beyond what we expected.
Do note, you for sure need 4-wheel drive to get to this cabin, especially on a rainy or snowy day.
And the cabin does not have AC. We missed that on the listing when we booked this cabin, but it really was not that bad. The owner has several fans all around the cabin to keep it cool and on days it was not to hot we left the windows open, and it felt great.

Hot, Hot, Hot, No AC

The property manager was very helpful.
The vacation rental was somewhat dirty.
I was very unhappy with the location.
I was very dissatisfied with the condition of the vacation rental.
Overall, I do not recommend this vacation rental.

This is an ok cabin but unfortunately we visited during a very hot time and it does not have AC. Not only was there no AC but you could not open half the windows to get a cross breeze. It was absolutely miserable. I do not recommend this cabin in the summer unless the new owner adds AC. The driveway is also a big problem. Unless you have a 4 wheel drive do not rent this unit. It is a steep incline with massive ruts in it. Nearly impossible for a regular SUV or car to climb. You do not get a good sense of the incline from the picture. After many attempts at trying to get up the driveway our check engine light came on so we had to spend time on our vacation getting that looked at. There are only overhead lights in the family room and bedrooms, no end tables or lamps, so if you want to read in bed the whole room is lit up. It's not ideal for others who are trying to sleep. The linens in the second bedroom had not been changed from the last guest which was gross. The hot tub is nice and there were plenty of extra towels. The kitchen is adequate but no dishwasher. I would only recommend to rent this unit in the winter if you have 4 wheel drive otherwise you are going to be very unhappy like we were.

For future guests:
This home was advertised as NOT having AC, so it’s known prior to booking.
It is clearly stated that this home REQUIRES 4WD. With that said, during the summer, I have yet to put my car in 4WD to get up this driveway.
Out of the 5 windows, only one in the kitchen over the sink didn’t have a screen and that has since been added.
Not liking the location of the home is not something we have control over. There is a map on every listing so that guests can make decisions on location.
We have brought to the attention of the owner your comments regarding bed lamps.
This is a great home that many guests have enjoyed in a beautiful secluded area! It is apparent that this guest didn’t read thoroughly prior to booking.

The wraparound, gated deck was relaxing to enjoy nature and allow my dog to be loose. There were minor problems but I was advised the cabin is older and they’re aware of cosmetic issues. The toilet base was a little loose but can be tightened. Please note there is no dishwasher despite it being listed as an amenity. I was disappointed as hand washing dishes after every meal created extra work during what was meant to be a relaxing vacation. I was told it would be removed. The rugs are a serious tripping hazard without under-rug padding. I nearly fell, and I was concerned about the safety of my older parents. This was brought to their attention so hopefully for safety measures it will be addressed. One big thing we disliked is every time you flush the toilet or run water it creates a loud noise and clicking like there is a well pump in one of the closets which was annoying. I assume due to location it may be the only available plumbing system, however I believe it should be disclosed. There was also a foul odor from the water and/or washer. We had an uncommunicated, unexpected maintenance man show up to check the hot tub. We paid for a private, uninterrupted experience, and this felt unprofessional and invasive. This shouldn’t be scheduled while guests occupy the property. Cleaning service needs improvement especially since paying a significant cleaning fee. We had to hand wash all dishes before use. Otherwise it’s a lovely cabin offering great views while soaking in the spa.

This cabin was so cozy. Secluded, but still a convenient distance to town and the springs. The view from the hot tub was gorgeous and the deck was perfect for enjoying morning coffee. The heating situation in the living room was not ideal, but the mini splits in the bedrooms kept us warm throughout the night.

Everything was great and we loved this place. The only tiny little annoyance was getting a text at 7:30AM on checkout day asking if we were leaving earlier than the 10:00am checkout time. I understand it was a busy weekend but when I go on vacation the last thing I want to hear is my phone alerting to texts and emails, especially before I’m out of bed.
