Liked: Check-in, communication, location, listing accuracy

Great location but needs a good deep cleaning as we found dog poop on floor. The beds are all creaky and should be replaced. The elevator is a great help with 3 floors. The access to beach is great and handy shower and bathroom around pool. Was disappointed pool was not heated as said free spring and fall but they start summer rates June 1sr and 475 to heat pool was just not worth it. Kitchen pots and pans could also use an update and maybe add a griddle pan.

A great week at the beach

Reviewer Comments: We had a great time at big mama’s house,gorgeous weather,very relaxing.The house was clean for the most part. The kids loved the pool but the sprinklers are loud and it’s hard to hear the ocean waves but the views are beautiful and the pier being so close was another highlight for the kids and they enjoyed getting some fishing in. One other thing was kids wanted to watch a movie in the theater room and the tv did not work. Would stay here again.

2 weeks at Big Mommas

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We spent two weeks in Big Mommas house, the beach was great, pool was perfect and the layout perfect for us. Location was awesome as we can walk to some places and close drive to others. The only draw backs were level of cleanliness when we first arrived, the top floor has a musky smell, and the pool area had tons of cigarette butts. We called maintenance for a few small things, they were quick, friendly, and efficient. We did not get our arrival text/call letting us know the house was ready. We would stay again, just would hope a bit cleaner. We had a nice time!

Nice beach vacay

The kitchen table is so huge that you have to pass food one to another. We loved the two refrigerators and two dishwashers. However, the one stovetop was difficult to cook everything on at the same time. The dryer went out while we were there and was not repaired for us to use. One of the dishwashers also stopped working. It would be nice is the decks connected. You have to go out each individual level by coming back inside. The hot tub had a great view. The pool is beautiful but wished we could have turned off the waterfalls to hear the ocean alone.

A Week at Big Mama's

Overall, I recommend this vacation rental. Reviewer Comments: We had a wonderful time at Big Mama's house. The weather was perfect to sit out on the decks. The upper deck was really the only place to be able to see the ocean because of the dune out in front. If you are going to visit and have kids bring games, we bought 2 and left them there but they didn't have any at all. The pool table could also use some TLC, but really other then that the week was awesome. Management was very helpful and addressed our 1 problem while there in a very timely manner and very well mannered and professional. Would definately recommend spending a week here especially if you live up north and want to get away from the snow in February.

Great house, but beware, no mid level seating area.

Overall, I recommend this vacation rental. Reviewer Comments: Overall we had a great week. We spent most of our time inside the house since the weather was rainy and cold with a very strong NE wind. But for March, you never know what you will get, LOL. Only had 4 in our group, so the seating in the top level living area was great for us, as were the 2 Tv's. But beware, it you have a full house, there is no longer a sectional in the mid level living area. It now has a treadmill and exercise bike. Not a problem, unless you have weather that keeps you inside. Theater room was also nice.

Perfect way to ring in the New Year

Very spacious and well thought out. The kids (and adults) loved the game room and the theater room. The kitchen is well stocked with cooking items. The view from the back deck is amazing-we enjoyed the sunrise most mornings.Things to consider if looking at this rental: There are a lot of steps to and from the beach, so consider your group when renting.We didn't have access to the pool (winter), so I can't review, but the hot tub was great.There is an outdoor fireplace that we had hoped to use, unfortunately that was not available.Bedding and pillows are not great - although I think I saw that they are upgrading this year.Handicap bathroom and elevator were a huge plus for us!I would definitely rent again.

Overall, I do not recommend this vacation rental. Reviewer Comments: When arriving Sunday April 28 we noticed right away the the third floor was extremely hot. The thermostat was set on 74 and the temperature in the upper floor was 82. We were without as ac until Wednesday may 1st. Also the elevator button was very hard to push on the first floor for it to come down. I am going to email the realtor and suggest they give us compensation for not having ac! We paid a good deal of money for this week and chose this home thinking we would have no issues. My wife has asthma and it made it unbearable for her. We also could not cook in the kitchen the first three days due to the oppressive heat. Also the toilet in the master bedroom on the third floor was broken on the last day and not able to flush.

Reviewer Comments: Besides having to evacuate on the second day of our vacation due to the hurricane, the house was not worth the cost of the rental , the walkways and railing were in very poor shape , with steps completely loose and falling off (very dangerous)and railing warped to the point of being detached , this was reported the day of our arrival and nothing was fixed , the rocking chairs in the screened porch were broken and very unstable ( also a hazard if they collapse ), the bunk bed was very wobbly and made guests nervous to have their kids use it ,my bed in the master was some kind of inflatable mattress and made rubber rubbing sounds getting in and out , and I found hair in one of my sinks , I stayed in another house 4 lots away last year and I believe they are owned by the same person and it was also in disrepair , the weekly rental for these locations is not cheap and I would have expected them to be in better repair , like I mentioned I called ASAP to report problems and a maintenance man came out to fix the elevator (stuck between floors) a day later ,I had disabled guests and when I mentioned the bad steps he said that would have to be fix by someone else , this being the second year with these issues I'm not sure I will use Beach Realty next year .

Gorgeous home with great amenities

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: My family ages 4 to 78. Enjoyed this property with all the bedrooms and bathrooms. The pool was a great asset as well. Enjoyed by everyone as well as hot tub. The house is larger enough that all 14 of us weren’t on top of each other. Huge table for everyone to sit and eat, the beach is a climb to get Up the steps and then down the steps. This was a hard for my 78 year old mother and a pregnant adult. But we managed my disabled mother had access to the basement/1st floor handicap bedroom and access to the pool for her was nice. Access to the beach was down the road, which was kind of A hassle. And there was no access to the hot tub for her being handicapped. The huge dune in front of the home is very restrictive from viewing the beach. On the very top floor, you can see the ocean to the right. The deck on the front side of the home is very spacious and nice. We use this several times during the week. The home was sort of clean, but the carpets and floors were sandy. We got the pool heated for May and we were so glad we did. The only issue we had with the pool was that it was very difficult to talk with the waterfalls running constantly. Would be nice if we could turn them off All in all the vacation was very nice and enjoyed by all! My only suggestion is to get it a little cleaner and have the handicap accessible bedroom/bathroom upstairs because my mom wanted to be up with us on the third floor but if she needed to get something downstairs or use the bathroom, had to go back down . But we definitely all enjoyed the property and watching the dolphins and fishing and soaking in the sun!

However, it seems this home may not have been right fit for all members of the family. You are correct in pointing out the closest public access with a ramp is a few homes north of Big Mama's. To clarify for readers, this home does have access to the beach via a set of steps that go over the dune. Big Mamma’s was a Big Hit!

Overall, I recommend this vacation rental. Reviewer Comments: So my father told my siblings that he wanted to see the ocean “one last time”. We chose OBX because It was where we always went growing up. The hard part was finding a handicapped accessible oceanfront house that was really handicapped accessible. Thank goodness for Big Mama’s! It was the perfect fit! As a bonus , we took a 5 month old puppy and thank goodness, dogs were allowed and they had a baby gate to keep the pup in one part of the house!The house is 3 floors with the handicapped room on the bottom level which was fine, but in some ways wish It was on top level do my parents could wake up to the ocean view, but It was fine. The elevator was great, but a little tricky going from first to 3rd floor at times( my mother got stuck once and someone had to ride with her every time after that.The only other cons we’re that It was not the cleanest when we arrived, but we cleaned It. The realty company did offer to clean It, but we were settled so It was fine. It was just certain areas, not whole house. The only other con would be that there wasn’t a handicapped access to the beach directly from house. My parents could not do the stars. We did rent a handicapped beach wheelchair, but you had to go down the road to access the beach which my parents decided was too much. They did love the pool and we helped them in/out. All in all, we had the best time and our goal was accomplished! My parents are still raving about sitting on the deck watching and gearing the ocean and being with their family. Thank you!!!

Overall, I recommend this vacation rental. Reviewer Comments: Big mamas was an awesome house with awesome amenities. I really wish that we did not have stormy weather the whole time we were there. We did not use the pool due to the cold weather and wind. We had some brave souls get in the hot tub, even though it was as if he would fly away. Lol. For the price I paid, I was hoping I would be able to use the backyard, but you cannot predict the weather. Thankfully, there was a game room that kept a lot of us busy. Specially the teenagers there was TVs in every room, which kept the little kids. Happy with cartoons. The kitchen was big enough to make anything we wanted. All in all it went well. I just wish I would’ve been able to play in the backyard more with my kids. And as far as the maintenance team, they were great at one point the gate to the hot tub flew off in the wind literally and they came the next day and fixed it which I was glad because it was nail sticking out of it. And they replaced the microwave above the stove, that was not working. The only thing in the kitchen that really needs to be fixed now is the stove itself one of the burners don’t work which when you are making a lot of food for a lot of people you need that fourth burner. But everything else seem to work perfectly fine , the beds are surprisingly comfortable due to them putting pillow top inserts on all the beds. The kids did say that the little bids are not very comfortable but all of the king size beds were some of the children ended up in the beds with their parents lol.

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: It was a good overall stay-but only four days with two adults. I would not at all be pleased if I was paying peak price >$17K per week at peak times. The pool heat made the pool very enjoyable. If the house was at capacity, there is definitely not enough lounge chairs at the pool area. The kitchen would not support the potential 20 people that could be staying at this property. Insufficient glassware and hodgepodge of regular dishes. Also, no Keurig-which it should have. The stove only has 3 working burners and only half the toaster worked. The microwave over the stove is also broke. I only prepared lunch and breakfast but am not sure with the cookware I could sufficiently prepare a dinner.The second floor sitting area was covered in dust both on the entertainment center as well and you can see how when it was mopped all the area around the entertainment center that was mopped around without the plant and little trash bin being moved to clean sufficiently. Ceiling fans all need to be dusted as well.The location was great, and we had good weather. We brought our own beach chairs, and I am not sure the ones that were there were functional.Limited blankets in the home (I found only 3) so again would not accommodate capacity of this home.I wanted to be honest with our feedback to give you an opportunity to refine this beautiful home for the summer season. For the rental amount that this home would be during peak season, I would be very displeased paying that amount with the significant issues in the house and the inability to meet the needs at max capacity.

Big Mama is tired

Overall, I recommend this vacation rental. Reviewer Comments: Big Mama has the potential to be a great rental property. Oceanfront with lots of amenities, but the house and amenities show signs of being very tired. The kitchen smelled like an old stale restaurant. One of the microwaves did not warm, a burner on the stove did not work. There was not a single measuring cup present. We bought a set and left them with the cottage. While there are lots of advertised amenities with the cottage, few were fully operational. The pool table only has one stick usable, the darts for the dartboard have many missing the tails, the cornhole boards need refinishing as the bags do not slide anymore (we had to get new bags delivered by rental company as there were none present). The theater room is a TV mounted on a wall, weird worn gaming chairs and a exercise machine shoved in the corner. One of the TVs in the family room did not work at all. The pool and bar outside could use some refreshing. The waterfalls on the pool are nice, but we could not figure out how to turn them off. I would rather listen to the sound of the waves sometimes. No one slept well at Big Mama's... the mattresses are very tired with notable body impressions in many. Lots of stairs to get to the beach, so if you are traveling with a mobility challenged person this could be a big drawback. The elevator was great convenience, and the location is great with lots of nice restaurants and shopping nearby. The cottage is very spacious and has lots of bed configurations. We enjoyed playing volleyball. Big Mama is a cottage with lots of potential but is quite tired and in need of refreshment.

I do see many of the issues you reported were taken care of while you were in and some are being taken care of by vendors. I am not sure the waterfall can be truned off but will find out. Mattresses are very subjective based on individual preferences, but we did share your review with the owner. Unexpected issues

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: A big disappointment for the money! The home is in a great location and being dog friendly was a plus, but our stay had multiple issues; misssing tv remote controls, movie room had a mildew/mold aroma that was so strong the room was unusable. Multiple ceiling fans and the dryer were off balance, twice smoke detectors went off due to lack of maintenance. Pool was beautiful, yet for a house that has 8 bedrooms, there were only 3 lounging chairs at the pool. All surfaces in the home felt sticky/grimy and the bedspreads and living rooms furniture were stained and appeared unclean. Entertainment amenities were missing fuse and volley balls. The kitchen is a good size and multiple small appliances were available, yet there were not large pots for spaghetti/shrimp boils and no full size sheet pans. As for the staff at Beach Realty, the individuals dealing with booking were friendly and helpful. The preparation emails were very helpful and the gift bag at the home was thoughtful. Sadly the availability of staff during the rented week was limited. No one answered the emergency after hours number and there was no option to leave a message. No one answered the rental office phone number during regular office hours nor was there a quick reply when leaving a text. Maintenance was sent to the house several times, and they were helpful. Overall, the location and the amenities of this home are good, but the cleaning and maintenance in preparation for renters based on my experience was poor.

Big Mama Needed Help

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was somewhat unhappy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Great dinning table seats 12. Great pool & hot tub.3rd floor Mstr Bedroom big roomy shower! 3 refrigerators a big asset. Elevator a huge asset when it worked. Can provide more detail about elevator if requested. TV's did not work until service call and then not completely operable after service call. TV remote in 3rd floor mstr Bed room never did work correctly. Trash in kitchen trash container on arrival. Kitchen table dirty and was thoroughly cleaned by us. Electric can openers not operable. No manual can openers. Dishes are a conglomeration of sizes and shapes. Recommend replacing dishes & glasses. Waste baskets with liners needed in all bed rooms & bathrooms. Complaints about many of the mattresses being very uncomfortable. Several light bulbs burned out including 2 in twin beds bathroom. Sliding glass door on bottom level very hard to operate. Carpet in downstairs king bed room has large stain. We fixed inoperable toilet in downstairs king bedroom. Chain broken in toilet. Be good if it is made clear that you cannot see the beach from the house because of the large dune between house and beach. Saw 3 spiders in top floor dinning room. Pots and pans in cabinet stored in very unorderly manner. Knives need sharpening or sharpener should be provided. Smoke detector in 3rd floor bed room sounded at 2:30 AM. Went off 3 more times. Service called and battery replaced. Batteries should be replaced ever 6 months according to Fire Department. One of our guests is a Fire Fighter. Would recommend property with caveats listed above.
