Patty’s Riviera Villa is a beautifully updated 3-bedroom, 2-bath condo located directly on scenic Sail Bay in Pacific Beach—just steps to the sand. Enjoy bay views, sunsets, secure parking, and complimentary bikes in one of Mission Bay’s most peaceful locations.

The Space
Ideal for families, this bright and spacious vacation home offers comfort, style, and functionality. Relax in the inviting living room after a day of exploring San Diego, complete with a gas fireplace, queen sofa sleeper, and a 55” flat-screen TV. The dining area seats six and offers lovely bay views, while the private balcony includes seating for two and an electric grill—perfect for sunset dinners.

Situated on the quieter east side of Sail Bay, Riviera Villas offers stunning sunset views and front-row access to bay activities such as sailing, paddleboarding, and biking along the boardwalk. Mission Beach is just across the bay, while downtown San Diego, SeaWorld, Balboa Park, and the San Diego Zoo are all within a short drive.

Enjoy morning coffee on your balcony as joggers, cyclists, and skaters pass by—or explore the bay using the two complimentary beach cruiser bikes provided.
Guests have access to the entire condo, a coin-operated laundry on every level, and the parking garage.

• Booking Process: After booking, you must complete our electronic rental agreement and an identity verification to access your guest portal. Check-in details, including a custom door code and property information, are available in the portal.
• Seasonal Policies: We have minimum stay requirements that vary by season.
Summer (Memorial Day–Labor Day): 5 night minimum, no arrivals on July 4th (Independence Day)
Holidays: 5 night minimum. There are no arrivals on Independence Day (July 4), Thanksgiving, Christmas, or New Year's Day.
• Check-In/Out: Check-in is 3 p.m. (4 p.m. in summer). Check-out is 11 a.m.
• Group Travel: We manage multiple units in this building. Please inquire if you need more space for a larger family or group.
• Property Note: This is a privately owned vacation home. Furnishings and decor may occasionally be updated and differ slightly from the photos.
• Pet Policy: Pets are NOT permitted.
• Rate Policy: Rates fluctuate daily. Pricing at the time of booking is the confirmed rate.
• Age Policy: We typically do not rent to guests under 25 or to large groups. Please contact us prior to booking if your group requires an exception.
• Climate Control: The condo does not have central A/C. It is equipped with electric wall heaters and a gas fireplace for cooler evenings and enjoys a wonderful bay breeze. A portable a/c unit is available for an additional fee.
• Laundry: Coin-operated laundry machines are conveniently located down the hall from the unit for your use.
• Beach Gear Provided: We provide a variety of beach accessories, including beach chairs, a beach umbrella, boogie boards, and bikes!
• Starter Kit: We provide a starter supply of paper towels, toilet paper, soap, and detergents. All linens, bath towels, and beach towels are also included.
• Traveling with Children: Baby equipment, including a pack ‘n play, high chair, and crib, is available to rent for your convenience. Please inquire for details.

We recommend a car for navigating San Diego, but public transportation is just a couple blocks away. If you`re planning to stay put in Pacific Beach, there is no need for cars! Just ride our provided bikes or walk the neighborhood.

Great listing for convenient stay if visiting Pacific beach or surrounding area. Accommodations were great, condo was very clean and building areas/parking garage felt secure. Spring break stay

We came from Arizona for a few nights to enjoy the salty air and we left refreshed!The condo was awesome, clean, totally redone inside and had everything we needed. The instructions sent before you arrive are beyond detailed! We loved being able to walk out the back of the condo to the bay and enjoy a nice walk around the bay. It was super peaceful and not crowded at the bay. We would highly recommend staying here. You will not be disappointed!

Great place to enjoy

Condo was everything we expected very beautiful very comfortable. Everything was there that we needed. The only thing that I would suggest is maybe getting a different kind of arrangement for the living room. There was a nice leather couch there other than that there were two chairs that were well ver worn out, was very uncomfortable. It just would’ve been nice to have more sitting space in the living room area for family and friends together and talk. Other than that, everything was great.

Everything we needed was there, from pots and pans to boogie boards!! People in the complex were very friendly but with a 14 month old that is as cute as a button everyone loved him!! A paddle board would have been an added bonus but great place for a small family like ours!

We stayed at Ceci's condo...

We stayed at Ceci's condo with my sister and her kids prior to our son's wedding in May. It was a great experience. The condo has everything that you need, and it provided us a home-base for all the gatherings during the week. We even had the bride and groom over for a BBQ. Both Jeremy and Nancy were very responsive when we had a question about the grill, and that made us feel even more "at home". We would recommend it to anyone.

This condo was a very good value, and my kids and my wife enjoyed the stay, as I did. I can't think of anything that the staff overlooked, with the possible exception of giving a brief description of how to ride, or bike, to the ocean by the shortest path (which is, I think, to walk out of the condo on the beach side, turn right on the sidewalk bordering sail bay, walk 10 minutes until you pass a small playground and walk across a small bridge, turn right at the first street encountered after the bridge, then turn left on the main avenue that leads four blocks to the ocean). Also, there's no A.C., and one or two extra fans would have been helpful, as it got just a bit warm inside at night, even though it's cool outside, nearly always in the evening, this close to the pacific.

1st negative experience with a PB rental

We’ve rented a place in PB every year for the last 15 years and know the area well. For the following reasons, we had a negative experience with this one: 1. Check-in: the key to access the building was supposed to be in a lock box in the garage. It wasn’t. We had to call the management company, who directed us how to access the unit and get the key that had been inadvertently left there. Not a big deal and a one off, but set the tone. 2. Odor: the second you open the front door you get hit with a very harsh and unpleasant odor, which might be from the old carpet in the living room or maybe from aggressive cleaning solutions or both. In either case, it was very unpleasant. Fortunately weather was good so we were able to be out of the unit a lot. I emailed the management company (Nancy’s) and they called right away and sent someone to have a look, but didn’t resolve the issue. Even after several days of leaving windows open the smell didn’t abate. 3. Cleanliness: one of the pillows on a bed was unwashed, someone’s make-up was still on it. 4. General state: the building is old but the unit itself is pretty weathered, too. One example is the glass table in the living room has a broken corner that is simply wrapped with tape. That’s a $50 problem to solve that the owners have simply chosen not to. 5. Noise from above: this unit is on the ground floor, with another rental unit right above it (we saw one family depart and another arrive while we were there). If someone in the unit above walks at all, the noise is incredible; if a child runs and jumps, it’s unbearable. The Mission Bay location is great, especially for little kids who get the benefit of sand and water without the noise of the ocean. It’s a very short drive to all the shops and restaurants and very easy access to the freeway. But there are a couple dozen buildings on Riviera Drive right on the Bay - find a better one.

It's not what it looks like

First disappoinment: they don't have a swimming pool (the second photo in the add makes you believe there is one) Second disappoinment, it is a run down building; but the living space is very nice; the little problems we found were fixed very rapidly. (Thank you Laura) Oh, the view from the balcony is the only nice view, the other windows look to walls, to the entrance and to other people's private space (if you open the window you'll be watch by neighbors). The kitchen has everything you need. The sofa and living room chairs are very old and uncomfortable 😣. But if you spend your time outside, you'll forget the troubles. Ask for a front to the Bay location and enjoy.

The condo was so dirty,

The first night we got there we got there at 5 o’clock at night the elevators didn’t work we got your apartment finally and we had something to eat we wipe down the table and it was the cloth was black black. We then went to go to bed and I feet were black before we could get into bed we had to wash our feet. The next day they called to see how I’ll check in was and I explain to them how dirty the place was so they said they would send somebody up to redo it. At 4 o’clock the next day the cleaning lady showed up all she had was a dry mop she said that’s all she does she doesn’t wash the floors so that’s all she did so the floors remain filthy. The third day they called and we explained how dirty it was there was mold she asked me to wipe the floor with the paper napkin and sent her a picture of it so I did so then she came up herself they did wash the floors this time time. There was mold in the bathroom after four or five days everybody was sick we had to leave and go home. So no I would never recommend this place. Four out of the six people came home with sinus infections in Colds including the infant. There was no air-conditioning so you basically are sweating the whole time everything is sticky I definitely would not recommend anybody called out unless they’re just gonna go and party and don’t care about the floors.

Location is everything

Overall great experience staying at the property. Beds were uncomfortable and auto lights in the bathrooms a little disruptive. The floors are tile so on hot days they were great but on cold days brrrrrrr so cold bring slippers. The location is so good though. Steps to sail bay and boardwalk. So close to fanuel street park so excellent for little kids. I wish there was laundry in the unit but it’s so close it wasn’t super inconvenient and you can use a smart phone app to run so it may it pretty painless. The unit has all the stuff for traveling w kids - high chair, bed rails, lots of sand toys and a great selection of regular toys. My biggest complaint though was the noise. Because the unit is on the first floor located right near the entry gate it was loud on the weekends and kept waking my 5 yr old. I love this location but not 10% sure I would stay in this unit.

ON THE BAY!

What can I say - location was amazing. You walk from the garage (where you get two parking spaces) to the sand. There is also a wonderful breeze through the house when you open the windows. We had a problem with the handheld can openers but who cares! Would rent here again.
