Policies & What to Expect
Arrival/Departure Policy: Check in time is 3 pm and strictly enforced. (From Memorial Day weekend through Labor Day, check-in is at 4pm) Check out time is 11 am. Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!
Nightly Minimum Policy: 2-4 night minimum required in the off season.
☀️ Holidays: 5 night minimum. There are no arrivals on Independence Day (July 4), Thanksgiving, Christmas, or New Year's Day.
☀️ Summer: Memorial Day - Labor Day, 5 night minimum. No arrivals on Independence Day (July 4).
Last Minute Booking Policy: If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.
To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest’s face and holding either a Driver’s License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.
This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.
• Pet Policy: Pets are permitted at this property with an ADDITIONAL FEE. The fee is $200 plus tax for the first pet, and $100 plus tax for the second pet. Please be advised: THIS FEE IS EXTRA, IT IS NOT INCLUDED IN THE BUNDLED RATE AT BOOKING. We require additional details about your pet before approving and processing payment for the pet fee.
Rate Policy: Prices change on a daily basis so the rates you see today may be higher or lower when booking!
Age Policy: We do not typically rent to guests under the age of 25 or large parties. Please contact us prior to booking to see how we may accommodate your group.
After booking: We manage properties on behalf of our owners. Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. This agreement reviews our terms and conditions, house rules and policies, and what to expect of your stay. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit. The check-in details will not be shared until the rental agreement has been signed, payment has been made, and the guest has connected with one of our guest services agents.
In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The Verify Hub service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days.
Property Appearance: Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)
Property Responsibilities: If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.
With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. Trash/Recycling, Check-out duties, Communication to management, Replacement of keys/fobs/remotes, and Care of the home all help us give each guest and family a home to feel at home in. We appreciate your assistance in making our homes and our business unlike any other!
ALL OF OUR PROPERTIES ARE NON-SMOKING. ❌ 🚬 Many buildings are also managed by HOAs who will fine guests for misconduct.
Noise: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!
Starter Kit/Guest Essentials: We like our guests to feel at home as soon as they arrive! We provide a ‘starter kit’ to help our guests get settled without needing to rush off to the store. Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, and co2/fire detectors.
We recommend a car for navigating San Diego, but public transportation is just a couple blocks away. If you`re planning to stay put in Pacific Beach, there is no need for cars! Just ride our provided bikes or walk the neighborhood.

There was plenty of room for us. The kitchen was fully stocked. The location was in walking distance to everything. It was a little loud at night, but we wanted to stay close to the beach and restaurants. Beds were very comfortable.

My husband and I were hosting my family coming down from Seattle for the weekend and they wanted a quintessential San Diego beach stay. We couldn’t have asked for a better experience. Super convenient to the beach, lots of walkable restaurants and places for coffee. The condo had everything we needed for our stay with ample parking and amenities. Hosts were very responsive via texting and replied to all questions and requests promptly. Highly recommend!

This property is in the middle of everything you could want to do in Pacific Beach. Property Management was very engaged and made the process extremely easy. I would stay here again in a heartbeat.
We loved our stay , it was clean and in the best location . The check in was great the directions and communication with the property was great . Perfect location across from the beach and the bay and walking distance to shops and food. Perfect for our party lots of room and privacy. Would love to stay again .

This condo worked great for our family. Everyone was able to have their own room and bathroom, whixh was great when coming hone from the beach. Plenty of restaurants around and the beach is just across the street.
We loved our stay at Pacific Blue 202! The location was perfect for walking everywhere!👍Great beach access and close driving to LaJolla, Zoo, Little Italy,, Petco Park, and Old Town! You do hear the street noise, but it was a perfect place!
We were very pleased with our stay at this property. 3 bedrooms and 3 baths made life so much easier with guest ranging from 9 to 77 years. The location was perfect. The management company was efficient and responsive and just a pleasured to work with.

This condo was perfect for our families to stay together. It’s clean, spacious, and had things we needed (like beach chairs). The ONLY downfall is that you can hear all the cars on Mission Blvd in the master bedroom.

The property management company was great! Great response if we needed something. Proximity to the beach is fabulous! Great kitchen area and open plan. Close to grocery store and restaurants. Will definitely stay again!
This property was very well maintained and I’m walking distance to everything. Being by the ocean was great and would have been better if the weather held up. Bedrooms with bathrooms has the convenience of a hotel with the comforts of home.

We were there the last week of July. Condo is as advertised. Great location if you want to be close to a few bars etc. Very short walk to the beach. They also supplied beach chairs and toys which was nice. We would stay here again!

We booked a 3-night stay for a family staycation so we could work during the day and walk to the beach and nearby restaurants. The location is excellent, and the unit has a good amount of space. We especially appreciated that each bedroom had its own bathroom, which is a rare find. Parking was convenient, although the remote was occasionally finicky—the property did give advance warning on how to troubleshoot this.The décor felt a bit dark and dated for a beach property, with a lot of brown throughout, but that’s our personal opinion. Our main issue was the internet speed, which was too slow for all of us to do remote work. Because of that, we asked to check out after the first night. The operations manager understood our situation and initially offered to refund 1 night, but the owner was less flexible, and ultimately only a partial refund was offered.We also noticed some bug bites the same night we returned home. We can’t be certain they came from the property, but wanted to mention it in case it’s helpful for the property manager to check for future guests.Overall, the property has good space and a great location, but the internet speed and refund experience affected our stay.

Great location, near restaurants, grocery store and 2 minute walk to the beach. Unit was very clean and very clear check in process was provided with great instructions. We contacted the owner about a small issue and got immediate response and it was corrected within a few hours. Great customer service.
The location was great. Close to the beach and restaurants/bars. All within walking distance.
The instructions to enter the building on arrival were somewhat confusing. You cant enter the main doors. There is a metal side door you use.
Having 3 bedrooms each with a bathroom was perfect. We would stay again.

Nice and close to beaches and zoo and sea world. Never got the front doors of complex to work for us. Airlines canceled our first day due to hurricane Hilary. Wish we had that extra day back. Overall, great location and really nice kitchen and bathrooms for each bedroom.
