The scent of ocean and breezy salt air welcomes you to the Towns of Gouldsboro, Corea and Winter Harbor located on the Schoodic Peninsula. The community offers visitors a spectacular coastline and encapsulates scenic views through parts of Acadia National Park. Several picturesque villages and harbors offer a glimpse of the working waterfronts, from lobster fishing to sailing. The quiet and peaceful community shines with several restaurants, kayaking tours, monthly concerts, lobster dinners, antiques, a bell foundry and pottery, art, craft and woodworking shops. Visit and enjoy relaxing sunrises and some of the most remarkable sunsets.

Acadia has new trails in Winter Harbor 8.5 miles of new biking paths and 4 miles of new hiking trails. The parking area is on Schoodic Loop Road, about 1 mile south of Route 186 in Winter Harbor. Satellite parking will be available at the Masonic Lodge and Winter Harbor Town Office on School Street in Winter Harbor.

Forbes Pond, Gouldsboro Wildlife-rich wetland habitats of Forbes Pond form the centerpiece of this 927-acre preserve in Gouldsboro that lures wildlife enthusiasts and anglers throughout the year.
Forbes Pond is good for:
Hiking – Explore a two-mile network of three interconnected loop trails that gently weave through attractive forest terrain to a picnic spot on the shores of Forbes Pond. Fishing – Cast your line in search of largemouth bass and other resident fish that await . Birdwatching – Bring your binoculars to enjoy close-up of views of avian species attracted to the preserve’s diverse forest and wetland habitats.

Rental weeks run from Saturday to Saturday. Check in is at 3PM on Saturdays and check out is at 11AM the following Saturday. Shorter or longer stays are welcome as long as they do not interfere with other guest booking their weeks from Saturday to Saturday. Please contact the owner if there are any special request.

Great property and a great host

We had such a great visit. I highly recommend this to anyone who is looking for a wonderful off the beaten path location. Beautiful and peaceful while keeping all of the park within reach.

Wonderful property great views had plenty of room for my family of 5, enjoyed the fire pit nighty canoes and kayaks good restaurants and local flare all within a short drive home is well appointed for cooking grilling and enjoying the large property will return soon

Amazing family vacation!

Overall loved this property. We enjoyed being near Acadia but far enough away to be away from the crowds. Drive into Acadia wasn't bad, and the ferry from winter harbor to bar harbor was also easy and enjoyable! The property is on the water so make sure to bring mosquito spray and warm clothes as the evenings got cold but enjoyable.

You will not be disappointed!

This is a great peaceful secluded setting away from it all yet close to a neat little town of Winter Harbor and the "other" Acadia less crowded with great hiking and beautiful scenery. The owners are very accommodating. Very clean and well kept.

Real Maine

Super well appointed house at the end of long access way. Nice and secluded, but everything you could possibly need is provided. Access to Bar Harbor and Acadia National Park is easy enough. A local ferry is also convenient for passengers. Grindstone Golf course is quite scenic, and local seafood is excellent. There is even a street side pie stand up the street. Homeowners are completes pros and easy to work with. This place is a winner.

One of Our Favorites

This was our second time staying at Mud Flat Manor. The house is absolutely beautiful & is in immaculate condition. The location is perfect, far enough away from the crowds at Bar Harbor, but still close enough for a day trip...especially if you take the Winter Harbor Ferry. Perfect location near Schoodic! The house is in such a beautiful setting & feels like a resort with fishing, kayaks, & fire pit, that you will just want to stay at the house and relax. We will definitely be back again! Generous Owners & Restorative Vacation

Our family enjoyed the owner's helpful and generous hospitality! They share their gorgeous home, its contents and their fleet of kayaks and canoes with those who rest here. The ocean bay views are calming, the home is extremely comfortable and beautiful, and you are able to relax in the quiet peace of this property. It's so close to the Schoodic Peninsula of Acadia (stunningly beautiful) and day trips to the larger part of Acadia (Sand Beech, hikes, Cadillac Mountain, Thunder Hole and more) as well as to Bar Harbor were easy and a gorgeous drive. If we didn't live so far away, we'd gladly stay here every year :) Thank you, thank you!

Ray of sunshine

This lovely home was the ray of sunshine we needed for our rainy vacation. Well-appointed, very clean, comfortable, and did not want for anything. Enjoyed using the fire pit, games and meals in the stocked kitchen, and gorgeous water and forest views. Although the weather did not cooperate for our use, the kayaks and canoes are in top shape. Phil was very nice and easy to communicate with. Photos do not do this home and property justice!

Beautiful home

Home was clean and nicely decorated. Furniture was clean and in good condition. 4 stars for listing accuracy because the high chair wasn't in the house. The owner promptly got it for us once requested and we felt the access for kayaking was difficult. The kayaks were in the yard and there were no stairs or dock leading from the yard to the bay, just a steep path with large loose stones. Nice outdoor area but mosquitoes were bad so we didn't get to enjoy it as much as we would have liked. Very nice grill on deck. Kitchen and baths were well stocked.

Great place for a quiet stay

Close to so many things to see and do. Three adult couples and we ran out of time before we ran out of stuff to see and places to visit. One week wasn't enough in this area. Everything in the house was first rate and we lacked for nothing. Phil and Kim made sure everything was provided. How often do you arrive at a place and find beer and a bottle of Baileys in the fridge waiting for you? No complaints, no suggestions for improvements, this place was sweet. Watching the tide come in and go out from the deck never got old. Sample the local flavors and shops, they have everything you need. The laid back pace of the area was a welcome change. We have only good memories. Thanks for the experience.

Wonderful Home For Relaxing With Family

I highly recommend this property!! We celebrated my Mother's 80th birthday with family. The house is beautiful, everything we needed was supplied. Very clean, nice sheets, comfy beds and lots of towels. Kitchen was fully stocked. We took advantage of the outdoor cookers for lobster, and steamers and also grilled out on the deck. The patio furniture upstairs and down is very comfortable for enjoying the beautiful scenery. We used the fire pit for roasting marshmallows, chilling out and looking at the stars, again all comfortable chairs provided. There is a neat little secret path to another lookout. We used the canoe and kayaks for exploring the marsh, they are top notch. On a rainy day we put a fun puzzle together, there is lots of games and puzzles all over the house. Thank you for sharing your home with us!

Delightful, Diversified Stay in Downeast Maine

We celebrated our eleventh annual weeklong family gathering (5 adults) at Mudflat Manor. It was one of our best experiences ever. We recommend this location highly, for people of all ages (including children). The name may be tongue-in-cheek, but is accurate. This may conjure up a questionable image but that would be a mistake. In fact this property is halfway up Grand Marsh Bay and has plenty of water for canoeing and kayaking for at least three hours on either side of high tide, and we love such locations for the richness of their wildlife (especially birds). The tidal changes offer a rich variety of experience and are a real asset to the discerning guest The privacy of the house is a huge asset -- there are no neighbors and it is really quiet. This is highly unusual in a quality vacation rental and we treasured this aspect of the experience. The house is modern, well-built, well laid out and clean as a whistle. Three bathrooms is a huge bonus. The watercraft (4 kayaks, a canoe and a paddleboat), life jackets, and paddles were highly appreciated, well-used, and greatly appreciated. The great room (kitchen, dining area, and living room), with a magnificent arched ceiling, was superb. The owners were attentive and accessible, although we did not need any support during our stay. Being on the Schoodic peninsula was a great benefit, in our opinion. It is the "road-less-traveled" in Acadia National Park, but still within a convenient distance from Bar Harbor and the main features of the park. An exquisite place to be, away from the hordes, in our humble opinion. No place is perfect, but our "complaints" about Mudflat Manor definitely would be in the category of nit pics, and sufficiently personally idiosyncratic to be unworthy of noting here. We have never returned to a rental we have enjoyed for our annual family get-together, but we would consider it here. Overall, these Mainers (three of us anyway) enjoyed an exquisite experience in one of the most beautiful locations in our spectacular state.

Easy drive to Bar Harbor but away from the crowds Winter Harbor is charming. Treehouse restaurant is very good. Its a Shore Thing is a fun grocery/mercantile. The point Schoodic Peninsula is a must see!!

This home provided the perfect setting for our family vacation to Acadia! So peaceful and tranquil; we enjoyed watching the tides on the marsh from the deck, and we had so much fun exploring with the kayaks. The house was immaculate, well-provisioned, and just beautiful. We especially loved the huge windows and spacious, open kitchen/living/dining area. Close enough to everything we needed, but removed enough to be quiet and have a lovely view of the stars and milky way. The owners, Phil and Kim, were gracious and quick to answer all of our questions. They were ready with suggestions for activities and outings, and we appreciated their pro-activeness in making sure all was well before and during our stay. I would highly recommend spending much time in Acadia and also the lesser-visited Schoodic Peninsula…such an incredible amount of natural majesty and beauty. We enjoyed hiking up and down Cadillac Mountain, renting ebikes to travel the carriage roads, whale watching in the Gulf of Maine, kayaking, dining in Bar Harbor, exploring various other hiking paths in Acadia with their amazing vistas, clambering on the rocks in the Schoodic Peninsula, walking to Bar Island at low tide, and our teen boys had the greatest time rock-climbing on the Otter Cliffs. An absolutely stellar vacation, with a stay at a more-than-exceptional home. Thank you, Phil & Kim!!

The hosts were accommodating and walked us through the property upon arrival. We were able to use the kayaks and other property amenities. We had a great time at this home. It was in a convenient location and the use of the kayaks was great. The property is well maintained and beds were very comfortable. We cooked often and had all the kitchen essentials. The property owner and his wife were very helpful with tips on good local restaurants. We had a breakdown with our vehicle but a local garage Balzarini Boyz Automotive were able to get us back in the road in no time.

Quiet, beautiful stay Down East

I have been coming to Maine for more than 30 years, always staying on or near Mt Desert Island. This year, my family and I decided to mix it up and stay closer to Schoodic. It was a revelation: no crowds, dark skies for stargazing, yet plenty of amenities in the nearby small coastal towns of Winter Harbor, Birch Harbor and Corea. The house is big and could easily accommodate a group of six. I would also that Phil and Kim might be the best hosts I've ever had--they continuously went above and beyond, even to the point of sending us an area map before we came. This is the place for you if you want a quiet stay that feels remote and love birdwatching and paddling. We used every one of their boats, and they range from choices for beginners (open-faced kayaks) to more experienced paddlers (solo canoe). We will be back!

This property has been in my wife's family since 1964. It has been a place where her family vacationed during the summers and enjoyed the local wildlife and seashore. Great for bird watching. Close to Schoodic National Park. And a short drive to Bar Harbor or take the Winter Harbor Ferry for a fun cruise! We have been offering our home on HomeAway for the last few years and the people that stay here say they have had an experience of a lifetime. There are deer, rabbits and numerous wildlife sightings each day. See Birch Harbor, Winter Harbor, Prospect Harbor, Corea Beach & Schoodic Point all within 10 minutes of my property!!

The main level of the house is on the second floor with panoramic views of the water just feet away from the deck. Decorated with a nautical theme through out the home. A great kitchen and combined living , dining area for entertaining the family. Cathedral ceiling in the Kitchen/Living room with large windows on all sides. We have LL Bean Kayaks, Gas grill, outdoor fire ring for wood fires, outside furniture, Star Link Wi-Fi & Roku Smart TV's.
