Beautiful 7 BDR in Heart of the Rockies, Ski, Hot Tub, Rocky Mtn National Park!
Our beautiful 7 Bedroom home is located in Granby in the Heart of the Rockies! Skiing is just 2 miles down the road at Granby Ranch with Winter Park Resort a short 20 min drive. Rocky Mountain National Park and Grand Lake are each 30 mins down the road. We also have golfing and downhill biking within 2 miles of our home. Enjoy views from every window, our 2 family rooms plus game room, hot tub, and fully stocked kitchen! Come make lasting memories in our spacious home year-round!
Brand new to the rental market, our home is perfectly situated for multifamily groups and comfortably sleeps 16. Our main level offers our kitchen/dining area, the main living area, a half bath, and our master bedroom with king bed, TV and ensuite bath.
Our upstairs level offers 2 queen bedrooms, 1 king bedroom, and a shared bath with shower/tub combo. There is also a loft area with reading nook to curl up and enjoy a good book.
Our lower level offers 2 queen bedrooms, a bunk room with 2 sets of full over full bunks and shared bath. This level also offers our second family TV room and a bonus game room with mini ping pong table, foosball table, and bar area!
Overview of Full Home Layout:
- Main level: offers a large open kitchen stocked with kitchenware, island located in the middle with glass stovetop, Oven + microwave to the left of the pantry in kitchen
- Dining: Large dining table parallel to kitchen island that seats 10-12. Shelving unit and dresser surrounding dining table + overhead light.
- Sliding doors past dining table to upper deck, including a dining table that seats 8 + extra seating chairs and propane fueled grill
- Living room: Features a very large L couch that seats 7 with oversized ottoman and leather recliner. Fireplace in Living room across from couch with large, mounted Hisense smart TV above it.
- King suite on main floor with Sony TV and full bathroom attached. Bathroom attached features a tub + stand up shower + toilet and large walk-in closet with drawers and shelves.
- Entry way: half bath to your right with a small table in entry way + welcome sign, with a coat closet to your left.
-Downstairs: features 3 bedrooms, 2 are queen beds and one is two stacked full-size bunks (4 full beds and 2 queen beds total in basement). One shared full-size bathroom in basement along with a living room with large smart tv, couches, full bar area and game room including foosball and ping pong table.
- Hot tub located outside sliding doors of game room in basement
- Extra linen closet off of queen bedroom next to downstairs LR.
-Top floor (3rd level): features one King suite, and 2 queen bedrooms, and a shared full bathroom. Sink located in one of the queen bedrooms. Reading nook found at the top of the staircase.
*Garage- fits two cars, driveway fits 3. 5 vehicle max. extra paper towels and toilet paper can be found in garage + extra propane for grill. Breaker box located in garage [photos to come].
All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker (Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances (griddle, crock pot, blender, food processor, rice cooker and waffle maker).
Rental Rules:
1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of vehicles total at our home. No on-street parking allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By signing this contract, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit.
Important to note-
Our home is equipped with noise/smoke sensors. Exterior cameras are also present.
NIGHTLY MINIMUMS (shorter times are considered as we get closer to the dates)
During times not listed below: 2 nights, but 1 night works if midweek or next to another rental.
