Charming Woodstock Teahouse Cottage by the Sawkill Creek trout stream
..........The Teahouse Cottage is on an estate that was the home of Woodstock artist Judson Smith. He used the Teahouse for one of his studios in the 1940's and 1950's. Later, his daughters converted it to a guest cottage. The drops of paint on the floor from Smith's work more than half a century ago are preserved in the restored hardwood floor. Click the 'More Details' link to see the full description. .............This petite cottage overlooks a lovely trout stream and faces the river and a 75 acre park with 2 mile walking trail just on the other side of the river that goes upstream and loops back through the forest to the edge of the property. When the river is low, you can hop across rocks to reach the trail on the other side. If the river is high, you can access the trail head by going into town, behind the outdoor Shakespeare stage next to the Woodstock town offices. ............You don’t need a car to come to this Woodstock paradise! From NewYork City, there is a bus to Woodstock. The bus stop is about a half mile from the Teahouse, a 10 minute walk. There's a food market 2 blocks from the bus stop if you need supplies. ..........Originally built in the 1870's as a small barn on the estate. This 1870's vintage antique post and beam barn has been fully renovated, while preserving it's original charm - new bath, new kitchen, restored antique hardwood floors, queen size pillow top mattress in the sleeping loft. The sleeping loft is accessed by a ladder. On the ground floor there is a full size Murphy bed. ...............It may say "no pets" somewhere in this description, however, your dog is welcome here. .............. Update Now there is a fireplace by the stream for the use of guests of theTeahouse Cottage. We leave a maul [splitting ax] hanging on a tree next to the fireplace, and there's a chopping block. Recently, we purchased a "Kindling Cracker,' that makes splitting firewood easier. On the upstream [westerly] edge of the estate is a supply of seasoned firewood - we provide that for no charge.. We include a 'Campfire Primer' and a description of the "Kindling Cracker" in our attachments in case you don't have experience with them. ..............There is wifi and a Smart" TV. While the Teashouse is small, it can sleep 4. ..............Check in time 3:00 PM, check out time 11 AM. Early check in is an option if the Teahouse is not booked the night before your arrival. The taxes are included in the rate.

Loved this quaint teahouse so much! Wish I could stay forever. Saw a little bit of mouse poop here and there (not a huge deal to me). Also the shower was not clean. Otherwise the stay was idyllic!
I was in town for a few days to get some writing done and see friends. The cabin is beautiful and perfect for one or two people and a dog. The location is also perfect; it's in walking distance (or a very short drive) to town, but the main draw is that it's located on a beautiful stream. The rooster crowing in the background and the deer who visited the property were welcome.
2 nights in a delightful cottage. It is small but delightfully appointed. The highlight was this clean, warm little cottage is perched directly on swft stream. We left the backdoor open at night!
Beautiful nature at the foot of a quiet retreat cottage, a mile away from the Woodstock strip and Comeau park and 4 miles from the Ashoka rail trail was an ideal access to peace and fun. I would definitely return and I appreciated the owners flexibility, great communication, and allowance for pets.

The Murphy bed in the living area was (good or bad) primitive in its design. The front steps were spongy; and should probably be replaced. Last, but not least, a driveway to the front door is needed.
Very convenient to Woodstock. Sleeps 4 is generous. Bathroom is very small and hard to imagine more than one person at a time. The loft access ladder is rather precarious. Not for anyone with mobility issues. Owners might consider reattaching at an angle. Entry is yards from the driveway. You'll need boots if it rained. Post

Nice. Fell trying to go down to stream. But beautiful and surreal. Peaceful and calm. Done let the bugs bite. Lol
Really can't beat this location with access to a lovely stream in the backyard. Nice distance from town but still feels tucked away in the woods. the cottage itself has SO much potential, and just a few small adjustments would make it shine. the backyard was pretty run down - dirty/old/broken tables and chairs. Not enticing which is unfortunate given how great the stream isn Inside, with no screens, there was no way to get fresh air in the cottage without letting bugs in, so we'd highly suggest a screen door on the back (especially so you can enjoy the sounds of the water!) It quite dirty... dog hair on chair, couch smelled strongly of pee in one spot, cobwebs, etc. Also no sheets available for downstairs Murphy bed. With some sprucing up we'd definitely return!
This property was awful. It is a glorified shed with primitive furnishings, dirty curtains, dirty 2 drawer stand, stained mattress cover, no stand up room in loft, dangerous vertical ladder, no exterior light so we had to approach in the pitch black at night, parking was so far away we had long walk with luggage; photo on listing is not front entrance

What a charming cottage in Woodstock along a stream. The view and the outdoor fire pit were the best. The cottage was also charming, but if you are not comfortable sleeping on a Murphy bed or going up a ladder to a loft to sleep, this might not be the place for you. We loved it. Tiny but so charming and rustic. Give it a try! You will love it too.
Loved being close to Woodstock but not hearing a sound but the creek out back. We sat out every night with a campfire and even cooked dinner over the fire one night! A hiking trail is right across the creek, but first you have to find a place to cross! The peacefulness was what I have needed for many many years. Cabin was nicely appointed. Because of medical conditions I couldn’t use the loft bed but the Murphy bed worked out just fine. Slept all night without waking up. I followed all the tips in the reviews like bringing rolling luggage and they were all right. Sulfur smell in water was only issue so remember to bring lots of bottled water!! We came at peak fall season in the Catskills and it was incredible!!! Bring warm clothes for sitting around the campfire and a flashlight. Other than that. Get your fire started and listen to the sound of the creek and acorns falling! Enjoyable !
My husband and I stayed over for the Fourth of July and we loved every minute of our stay. The cottage is cozy and lovely. We grilled food and enjoyed the creek as much as we could.
The cottage is located walking distance from the town. The loft bed was fun! We would love to return once again!

Stream frontage!
I have stayed before so I knew what to expect. The stream was the highlight of the property for me. Other guests were nearby but didn't bother us. The ladder to the loft was interesting in the middle of the night but part of it's charm. I would stay there again. The property owners were great and communication was easy.

This is our 'dream property' which we found in 2002. We weren't looking for a home, but my wife Chloe happened to see the estate the first day it was on the market and called me from the property to come see it. We immediately put in a full price offer, only to be told later that there was another higher offer. We then raised our offer by $80,000. but they sold it to the other buyer anyway for $50K less than our offer. We called the buyer's lawyer and told him to tell the buyer we would pay his price if he were willing to sell. A few months later he called us and offered it for $115,000. more than he'd paid. We were ecstatic. With four post and beam barns circa 1870 three of which had been converted to residences in the 1940's by a local artist of some repute [Judson Smith], fruit trees, a trout stream running though, adjacent to a 77 acre park, and walking distance from the village of Woodstock, there is no other property in the world we can imagine more desirable to us. There was lots of work to do. Now with a decade of work and $250K in renovations, we have it ship shape.
