STRONG NO-PARTIES & LARGE GATHERINGS RULE:
We strictly enforce a policy against parties or excessive noise. Quiet hours start at 10:00 PM. Any rule violation, unit damage, property disrespect, unreported extra guests, or parties will result in a $500 fine and immediate eviction.
NO SMOKING:
No smoking allowed indoors. Smoking inside will result in a $200 fine.

1. OCCUPANCY LIMITS: This is a 2-bedroom Apartment. Occupancy is limited to 5 guests per apartment (i.e., two guests in each bedroom, One guests may sleep on sofa). Babies under the age of two are not included in this count. 2. STRICT NO PARTIES OR LARGE GATHERING POLICY We enforce a strict no-parties/noise violation policy to all its residents. Any and all noise must be kept to a minimum each night beginning at 10:00 PM. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $500 and evicted from the property immediately. 3.QUIET HOURS are from 10PM-7AM This property is suitable for small gatherings or events with approval. Any event that triggers a noise complaint beyond an acceptable level, will be subject to a $500 security visit fee and the reservation will be immediately terminated without a refund. No gatherings or loud noises outside of the home/apartment at any time. Any event that triggers a noise complaint beyond an acceptable level, will be subject to one warning and if repeated violation occurs a second time a $300 fee will apply, and the reservation will be immediately terminated without a refund. If the police are called for a disturbance, then the fee of $500 applies. 4. ZERO Tolerance Policy For: smoking/vaping inside of the unit or on property premises. If you smoke you must leave the property and go across the street to the park. If evidence of smoking/vaping is found in the unit after checkout, an additional $500 deep cleaning fee will be charged. 5. NO PETS ALLOWED. Any evidence of a pet will result in a $500 deep cleaning fee. 6. DO NOT leave the front door unlocked or open at any time. A violation fee of $150 will apply if door is left open or unlocked at any time. You are responsible for the property during the time of your reservation. 7. LATE CHECKOUTS: Checkout time is 10:00 AM. On occasions we may be able to accommodate an early check-in or late check-out, but this requires written email permission from us and can usually only be confirmed on the day of arrival / departure. A fee may apply for early/late checkin and will be discussed with you to get your approval. There is an $100 unauthorized late checkout fee applied for checkouts later than 11:00AM, cleaning and sanitation crew already have set appointment times to clean. If unauthorized checkout is later than 12:00 PM, an extra $200 fee per hour will be charged in addition to any charges that may have impacted the following booking.
