The space
This home underwent major renovations that were completed in September 2023 with luxury furnishings and amenities! It was designed to be open enough to create space and hangout spots for big groups, and to be cozy enough to feel like a true retreat and home away from home. This home has 3 floors - main level, second floor with a private balcony, and a walk-out basement.

The house has 4 bedrooms, each with central air, ceiling fans, and personal noise machines. The main level has two inviting bedrooms both equipped with wall-mounted smart TVs. One bedroom contains a queen-sized bed and a luxury memory cot (super comfy) that can fit in the room (snuggly) or be rolled into the Great Room. The other bedroom holds a full-sized bed with a trundle (perfect for little ones sharing a room with parents, yet enjoying their own sleeping space).

The primary bedroom with an ensuite bathroom is located on the second floor. The room showcases a plush king-sized bed and a private balcony with seating for two. There is a pack-and-play with an infant bassinet adapter in the closet. This room also contains a personal workspace and sitting area, offering flexibility to suit your needs.

The walkout basement features a bunk room with 4 comfortable twin bunks with beautiful wood paneling, proving a cozy and inviting atmosphere for your group to enjoy.

There are 3 full bathrooms with one on each floor, all stocked with essentials such as shampoo, conditioner, body wash, and toilet paper.

The main level bathroom was recently remodeled with a vintage flare. Take a relaxing bath or seated shower in the classic clawfoot tub. The upstairs bathroom is an ensuite with the primary bedroom. This newly constructed bathroom has a spa-like ambience with a standing floor to tile shower. The basement bathroom is a classic tub and shower combo.

As you enter the main level, you’ll be greeted by the magnificent Great Room adorned with soaring cathedral ceilings. This open-concept space encompasses the kitchen, dining area and living room, featuring a cozy gas fireplace. The south-facing wall is adorned with floor to ceiling windows, allowing abundant natural light to flood the chalet-style interior. Settle in and immerse yourself in the epitome of coziness.

Prepare to be wowed by our exceptional, newly constructed kitchen. It is fully stocked with everything you need to fuel up for an action-packed day or create memorable meals after your adventures. Features include quartz countertops, a convenient island with 3 bar stools, and stainless appliances including a built-in microwave and dishwasher. Additionally, we offer kitchen conveniences such as an Instant Pot, toaster, Keurig, drip coffee maker and a plethora of culinary tools.

The dining area features a charming chandelier and table with seating for 8-10 people. There is a highchair in the closet for those traveling with young kids.

Guests have full access to the entire home, driveway, screened porch, multi-level deck, and patio with hot tub. A keyless entry code will be emailed 24 hours before your scheduled arrival.
Other things to note
✹ QUIET HOURS AND GENERAL RULES - Primary guest making the reservation must be 25 years or older. Quiet hours are 11 PM to 8 AM. No parties, fireworks, or weapons are allowed on the premises at any time. Smoking and vaping of any kind are prohibited. Illegal substances and activities are prohibited.

✹ ROAD CONDITIONS - We are located on beautiful Bryce Mountain with narrow and windy roads. Like many other mountain homes, our driveway is steep. We highly recommend a 4-wheel drive, particularly in the winter. Drive carefully!

✹ RENTAL AGREEMENT - Upon booking, guests will be required to sign a property rental agreement with the house rules. No door codes or property address will be given without this.

✹ PET POLICY - We allow a maximum of 2 house-trained, well-behaved dogs that are vaccinated and tick/flea-free for a flat fee of $125. Pets are not allowed on any furniture or the hot tub. Any pets left home alone must be crated. Please let us know if you will have pets traveling with you in advance. By booking, you accept responsibility for any damage, pest control, or extra cleaning your dog(s) cause during the stay.

✹ PARKING - Our driveway accommodates tandem parking for 4-5 regular cars comfortably and 6 regular cars snuggly.

✹ TRAVEL INSURANCE - Unexpected circumstances happen, so we highly recommend purchasing travelers’ insurance. We cannot be held accountable for inclement weather or events out of our control.

✹ VIDEO SURVEILLANCE - There are 4 exterior cameras (1 flood light camera at the front side of the house, 1 doorbell camera at the front and side door, and 1 camera facing the driveway) monitoring and recording the driveway and side of the house for security. They are on 24/7, but only record video and audio when there are movements (motion-activated). Videos may be stored for 1-365 days for security or house rules breach review. There is no surveillance inside or facing any outdoor guest gathering spaces.
