While the home is equipped to host 10 people, we think the perfect group size is 5-6. We`re happy to host all 10, but keep in mind it will be a little cozier.

Is that a cloud you`re sleeping on? Nope, that`s just the memory foam mattress we have in every bedroom! So no need to draw straws on who sleeps where, because every room in the house is its own little sanctuary.

Need more space? No problem! The fully fenced yard has a patio where you can relax and take in the beautiful view while sipping your morning coffee.

Sure, eating at the finest restaurants can be fun. But sometimes we all need a nice home-cooked meal, right? That is why our kitchen is fully stocked with all the essentials you`ll need to cook you and your family a nice dinner. And there is even an outdoor kitchen and outdoor dining table so you can cook and eat pool side!

Walk straight from the kitchen out to the beautiful private pool and patio, complete with an outdoor kitchen and outdoor seating for 10+ people! No need to leave the house for fun, as this home includes an arcade game machine, board games, books and smart televisions in every room.

Be on the lookout for fun surprises throughout the home, like a secret arcade room, or a cozy book nook to curl up in.

Enjoy an open area with plenty of comfortable seating and a 65` Smart TV. The sofa combines with the ottoman for additional sleeping or luxurious movie nights!

- Kitchen & Dining
Fully equipped modern kitchen with assortment of basis appliances, utensils, dishware, pots and pans and additional kitchen appliances like a rice cooker, pasta maker, ice cream maker, blender and more.

- Bed & Bath
This home sleeps 10 guests, in 4 different unique bedrooms. Each bedroom has its own smart TV, blackout curtains.
The primary bedroom has a king-sized bed, with an ensuite bathtub and shower
The second bedroom has a queen-sized bed
The third bedroom has a twin-sized bunk and twin-sized day bed (sleeps 3)
The fourth bedroom has a full-sized bed with an additional twin trundle underneath.
The bath for these bedrooms has a tub and shower.

- Outdoor Space
The house offers generous shaded sitting areas outside for comfort even at the height of summer. Fire up the gas grill and cook some delicious meals. Eat alfresco at the outdoor dining table - that extends for even more seating!

Take a refreshing dip in the pool (6ft deep) or relax pool side in the loungers. Enjoy the assortment of pool toys and floats.

- Extra perks and essentials
Complimentary wifi, free coffee and tea (decaf too), a washer/dryer, record player with records, arcade game, toiletries, and pack n play.

You are free to park in the driveway - there is no garage access

While I won`t be available in person, I am right down the street and just a quick phone call/text away.

The neighborhood is very clean and quiet. It is near the west park tollway which gives you quick access to all of Houston

The pool is cleaned twice a week Tuesday & Friday and takes about 20-30 minutes and trash is pulled out on Tues/Fri and pulled in on Wed/Sat by the cleaners, please be aware if you see someone out back cleaning the pool or emptying the trash bins and pulling them out/in.

**Free Early Check In/Late Check Out When Available**
NO PARTIES OR EVENTS WHATSOEVER. We have a ring security camera on-site and security cameras and are alerted if people outside your group comes to the house. This will result in an IMMEDIATE cancellation of your reservation with NO refund.

Guests with no reviews will be required to pay an ADDITIONAL security deposit of $750. This fee is refundable (24 hours after check-out) and is billed separately from your reservation, once confirmed.

We run on septic. Please only flush toilet paper and NOTHING else. If the septic clogs during your stay, a fee will be assessed to have a plumber come and make repairs.

NO glass or breakable items by the pool.

NO pets of any kind

This is residential home please park all cars in driveway and limit to 4 cars.

Check-in is anytime after 4PM

Check out by 11AM

Self check-in with smart lock with code.

This is a NO shoes house. All shoes must be taken off at entry. There is a $10 fee per carpet/rug stain left in the home. Please understand this takes A LOT of extra time to clean.

Locals must contact the host prior to instant booking. This is to prevent parties and/or gatherings at our home.

**Important** Please make sure you read and comply with these rules:

NO SMOKING IN THE HOUSE AT ALL

NO EATING OR DRINKING IN THE BEDROOMS

NO Pets of any kind, no exceptions

NO Excessive guests

NO rearranging furniture (do not move the furniture around)

NO dirty dishes (please wash your dishes before checkout)

NO Mailing Packages to the home.

NO glass or breakable items by the pool.

NO SMOKING, vaping, illegal drugs, or drunken behavior allowed on-premises.

NO ENTERING blocked off and locked areas

NO tampering with security cameras, routers, pool equipment or smart home devices.

NO PARTYING of any kind inside or on the property/pool. Please respect the community. Noise level MUST BE MINIMAL after 9PM! There is a noise level city ordinance we do not want complaints! Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. We must respect the peace of the community! Thank you.

Quiet hours are from 9pm - 9am on the interior and exterior/pool of the property. The purpose of quiet hours is to maintain a quiet and comfortable environment for all guests and neighbors.

Pool hours are from 10am - 9pm

If you/guest have a complaint or issue about the property, you must let us know immediately and you are authorizing us to enter the property and mitigate the problem.

Check out instructions:

1) Please wash all dishes.
2) Leave all used towels in the tub.
3) Strip the sheets off the bed and place at the foot of the bed
4) Generally tidy up.

We reserve the right to remove any guest from our property at any time for violation of these house rules.

PENALTIES FOR THE FOLLOWING. Held against security deposit and claim will be filed with Airbnb.

**Stolen towels: $10 per towel, no matter the size.

** Smoking in the home: $150 per violation

**Late Checkout Past 10am without our consent. $75

**Excessive Guests than reservation. $50 per guest.

**Excessive Cleaning if place is left filthy with trash everywhere.
Our cleaning fee is based on a `Courteous Guest”. Any excessive dirtiness or neglect will accrue an additional $150 fee
