My daughters family was visiting from Japan. They loved the place. It had a nice kitchen and plenty of room for 4 adults. It is close to interstate 275 so traveling about town by car was convenient. Nicely kept property.
Beautiful country setting but yet so close to amenities. Nicely decorated house, comfortable bed, and spacious kitchen. Stu was very attentive if we had questions or needed help.
We were in town to visit friends who live nearby, so this provided a perfect place for us to have our own space. Thank you for making it easy and comfortable for my daughter and me.

Let me start with all the positives. I would give this a 4.8 stars if we could pick that out right. I hope that is reflected in this review I tried to select stars accordingly.We loved staying here. The yard was utterly amazing. The pond was just beautiful. The general neighborhood was picture perfect. They’re beautiful parks nearby and it’s very close to the airport, Kings Island, and other fun things. The kitchen was great. There were spices and enough cutlery and dishes for our family of fives needs. The beds were comfortable. I do have some general notes for what could be better absolutely. That said, this is my favorite VRBO we have stayed at. Ever. Period.Negative note: the parking was not easy. We made it work with 4 vehicles but it was Tetris The air-conditioning unit was atrociously loud in the master bedroom and it came on 4x a night very over our head. The laundry machines are new and nice but being so close to the smaller bedroom was also something to plan around as they were too loud to run near bed time.We barely heard our family walking upstairs but it was audible in case anyone was wondering. My property management suggestions: Have the AC tuned and evaluate other sound absorbing options If these twin beds were replaced with bunk beds or better yet triple bunks it would be even better for families of 5-8 ppl wanting to stay here. Expand the driveway into the front lawn, it would allow for more practical parking and handicap accessibility.

Thank you for your kind words. We have put lots of thought and care into this home.
I am sorry that you were unaware on how to handle the dehumidifier noise. That was not an AC unit. It is a dehumidifier and instructions were included in your arrival instructions on how to turn it off or down in the evenings if you are there during a rainy time.
We have discussed a parking area up on top and it is part of our long term plan. We have found that if the Guest House has 2 cars and park in front of the garage, The Nest Parks in next to them near the entrance and one car parks long ways near the yard, with a max of four cars, everyone can come and go easily. Yes an up top parking space would be nice. So would a garage up top. It is all about money. It is in our long term plan. There are also problems with how fast rain is absorbed into the grassy ground vs a paved parking area. We do not want the water rushing faster at the house than it currently does, hence the dehumidifier. Everything is complicated.
We have insulated between the upstairs and downstairs, it is as good as we can get it.
The ceilings in The Nest are shorter and I believe one would hit their head on the ceiling in a bunk bed when you sat up in bed. The couch does turn into a bed.
There is no other option for the laundry. Even if we moved them to the pantry, they would need to be a smaller stackable. They would still be directly behind the heads of the twin beds.
We are glad that you enjoyed your stay in The Guest House/The Nest.
The Nest is quaint and comfortable. It is a great location and a nice option for 2 - 4 people. The hosts are very attentive and have thought of everything you might normally need. We had previously stayed in the upstairs unit when we had a bigger group. Highly recommend.

I’ve stayed at other properties owned by these property managers and, once again, I was not disappointed. The home is so well appointed, beautifully decorated, clean and quiet but still close to everything. It was lovely and a place I’d love to return to!
Our stay at The Nest was a truly awesome experience. This calm, stylish space offered the perfect getaway from the daily grind. The amenities provided were top-notch. The fully equipped kitchen made meal times easy and enjoyable while the clean, modern bathroom added to the overall comfort. The bedroom was cozy, peaceful, and beautifully decorated! With only a 15-minute drive to downtown Cincinnati, the nearby restaurants, shops, and movie theaters ensure that there is always something to do! Wholeheartedly recommend this space. We can't wait for our next visit!
We had a lovely stay in a great location. We were there alone for the first few days and it was very peaceful. Unfortunately there was another party staying above us for the last few nights and they were very loud. Lots of running and stomping. We also had an issue with large spiders in the bathroom / laundry room and the ac unit next to the bed was quite loud. Overall it was a good stay, just a few minor hiccups.

Makena, a four star is quite disappointing.
We saw and spoke with you several times. We asked how your stay was going, not once did you mention any of items you listed above. We have not seen any spiders, nor did the people before or after you. Regardless we will spray as we do monthly. The loud AC you speak of was an air purifier, we would have been happy to turn it off during your stay, if you had asked. We have insulated the ceiling and I find it unusual as no one else has complained. We would have been happy to address that as well. Communication is the key to a successful stay. The lower price of this upscale property reflects that this s a downstairs unit. You were made aware before your booking. We appreciate you staying with us and wish you a happy relocation from Mexico. As you stay at other short term rentals I suggest you communicate any possible problems with the hosts instead of sticking them with a poor review, after the fact.

Why they chose this property
We moved to this neighborhood in 1994. My dream was to rehab a historic property, raise our family and then turn the property into a bed and breakfast. This is our modern day rendition of that long ago dream. The Fruit Hill Farm Estate boasts the 5 bedroom 1860's farmhouse, The Guest House which is the upstairs unit, and The Nest which is the downstairs unit. We have opened the gardens often to Garden Tours and were the recipient of the Cincinnati Horticultural Societies Award.

Our Gardens, Fishing Pond, attention to detail, customer service make this a unique property. You feel like you are in a quiet retreat and yet all the restaurants and shopping in Anderson is 2 minutes away! Down town Cincy is only 15 min via the interstate and the Ark is 45 minutes away. Riverbend Music Venue and Riverdowns racing is just 2 minutes away on the banks of the Ohio.
