HVAC / Heating & Cooling Information The building uses a centralized single-duct HVAC system, meaning the building provides either heat or air conditioning depending on the season, as determined by city regulations.

House Rules & Important Information To ensure a smooth and enjoyable stay for everyone, please review the following before booking:
Refundable Security Deposit: A $300 refundable security deposit will be held (not charged) by Chicago Hospitality Club on your card. Any damages or additional charges may be deducted. VRBO handles platform payments separately, while the deposit is processed by Chicago Hospitality Club, so both may appear on your statement. The deposit is automatically released 3–7 days after checkout.
Refund Processing Policy In the event of a guest-initiated cancellation, any bank fees or payment processing charges incurred will be the responsibility of the guest and will be deducted from the refund amount. Booking Requirements • Minimum age to book: 27 years old • No local guests (city or suburbs) • All guest names and ages must be registered before check-in • Online check-in form and signed rental agreement are required before check-in instructions are released • As part of our vetting process, we may ask guests to confirm a few details — such as their names, ages, where they’re traveling from, or their travel plans — before accepting a booking. In some cases, we may also request a valid government-issued ID for verification purposes.

Occupancy & Extra Guests The base rate includes up to 5 guests. Additional guests: • $25 per guest, per night, for the full stay, for stays exceeding 4 guests Example: 1 additional guest staying 5 nights = $125 extra guest fee.
Quiet Hours & Noise Policy • Quiet hours: 10:00 PM – 8:00 AM • Parties and events are strictly prohibited • A noise monitoring device is installed inside the home to monitor decibel levels only (it does not record conversations) Noise violations may result in: • Warning • Eviction without refund • Charges up to $1,000 Party in Unit or Common Area - Up to $2,000.00 plus any damages to the unit
Smoking Policy Smoking is strictly prohibited inside the unit and common areas. Violation fee: • Minimum $500 charge • Possible eviction without refund
Pet Policy • Small pets (under 20 lbs, non-shedding): $250 pet fee • Large pets (over 20 lbs): $300 pet fee plus $200 refundable security deposit and subject to host approval If the pet sheds, additional $150 refundable deposit is required
Unauthorized pets: • $250 penalty plus any damages or additional cleaning costs
Check-In & Check-Out • Check-in: 4:00 PM • Check-out: 10:00 AM Early check-ins and late check-outs may be available depending on cleaning schedules: $50 per hour fee Unauthorized late check-out may result in charges up to the cost of impacted nights.
Keys, Parking & Access • Your reservation includes 1 parking card for the attached parking garage • Lost keys: minimum $100 fee • Lost fob: minimum $150 fee • Lockout/re-entry assistance: $50 fee if keys are left inside For loss prevention, some keys/fobs may contain an AirTag. These are only used to locate missing keys and are never used to track guests. Guests are not required to carry the key at all times, but we recommend keeping the AirTag attached to help avoid replacement charges if the key is misplaced.
Cleaning, Damages & Missing Items • Excessive cleaning after checkout: up to $125 per additional cleaning hour • Stays of 14+ nights require a mandatory mid-stay cleaning, scheduled with the guest in advance. Additional cleaning fees apply. • Damaged or missing items: charged based on replacement cost • Forgotten belongings: $75 minimum handling/shipping fee
Families Traveling with Young Children For groups traveling with two or more children under 14 years old, a refundable security deposit may be required as a precaution against accidental damage. The deposit is fully refundable, provided there is no damage to the property after a standard post-checkout inspection.

Absolute gem! Stunning views from the private rooftop terrace, an unbeatable downtown location with everything walkable, and a spotless, well-equipped condo. The hosts’ detailed guides and proactive communication made our stay completely seamless. Would 100% stay here again—highly recommend!
This place accommodated my family of 5 perfectly. There was a lot of space beautiful views and accomodations. Everything is so close and easy to get to while in downtown. We completely enjoyed our stay and would love to be back!
The condo was in a great location, convenient to transportation. It was our first trip to Chicago and I dont know how you could have better views. The hosts were very responsive and we had an amazing time.
Beautiful space with incredible views. Very clean and bright with lovely little touches (the softest throw blankets on the cozy sectional.) Easy access to CTA and SO many places to shop and eat. Would definitely stay here again
Our multi-generational group of 7 really enjoyed staying in this home. We had plenty of room to spread out and enjoyed all the amenities. We especially loved having a parking spot in the building plus the neighborhood and proximity to the Lou Malnati’s across the street for a quick dinner. We will definitely be back. Highly recommend!

The photos on the listing do not do this place any justice! Absolutely wonderful stay, and amazing views of the city down State Street, and the lake. We watched the sun set every night and it was magical. Close walkable proximity to everything you need - Target, Trader Joes, Tilly's bagels to name a few. The condo was light, bright and plenty of room for 5 adults. Speedy & great communication with the hosts. Just can't say enough good things!
Myself, my wife, my son and his wife, and our two granddaughters stayed for two nights at this great property. The management company had unbelievable communication with us and made sure we were well taken care of. The property was clean and comfortable. It was one of the best stocked VRBO’s I have ever stayed at. The location was also ideal as it was about two miles from just about everything you can do in downtown Chicago. I will definitely rent this unit again.
