Perfect house in the most beautiful location. We had 6 couples and it was so nice for each couple to have a king size bed and private bath. Greg was very responsive and we had zero issues during our stay. The house was stocked with necessities. The house manager helped us book a boat, a chef, and restaurant reservations. Highly recommend chef Jay for a private dining experience.
Our family had an outstanding time at this amazing beach front property in Exuma! The property and location can’t be beat. And the host was fantastic as well as all the services. Highly recommend and we’ll be back!
The owner was very responsive and helpful! The area was very secure and safe. There is easy access to Grand Isle Resort with great restaurants. There are beautiful views from every level of the house!
House was amazing. Great setup on the back porch for all day lounging at the pool. On a nice point by itself but right around the corner from the resort if you need to pick anything up or go golfing. Greg was super responsive and gave us a great experience. Highly recommend!
The property was wonderful. It had 6 suites with king size beds. It accommodated all 12 quests. The host/owner did above and beyond to make our stay comfortable and memorable.
I can't say enough about the owner and his team, especially Zoey. The house was clean, spacious and well maintained. The pool, decks and beach all exceeded our expectations. The beach was perfect for swimming, canoeing or snorkeling. We saw several types of fish, conch, stingrays and sea turtles. The Marina across from the house was perfect for fishing.
Loved everything about the home! Having ensuite bathrooms in every room was such a plus!! Loved having a private beach all to ourselves!! Beds were very comfortable! Even on a rainy day, there will be something to do…play pool on the second floor, watch a movie in the living room next to the pool table, hire a chef to cook for you on the first floor kitchen, or just watch the rain from your bed; great views from each room!
We adored the house and location. Can't say enough how amazing it is to have an essentially private beach, along with a great pool/hot tub. Walkable to restaurants at the nearby Grand Isle resort, as well as to the Emerald Bay Marina, which we took boat tours from. Perfect for a family/friends getaway.
We had a few issues while staying here but both Greg and the local property manager were very responsive, and it was addressed to our satisfaction. So you can be sure that if something does arise, they will be there to help you out. Highly recommend staying here!
We stayed at Harbor Beach Villa in Great Exuma and absolutely loved it. Our family of 10 fit perfectly in the six-bedroom home, and the separate mother-in-law suite was a great bonus. The golf carts made getting around easy and fun, and the private dock was truly clutch. Our host, Greg, was exceptional—gracious, responsive, and genuinely helpful. Communication was seamless, and his welcome site is outstanding, packed with useful information and trusted local contacts for activities, dining, and logistics.Exuma itself is a beautiful, special place with wonderful people and a rich local culture. We highly recommend treating yourself to a private chef dinner with Chef Ann—it was a highlight of the trip. For fishing, book a bonefishing trip with Reno, and for jet skis, Splash Zone Watersports delivered directly to the house, which was incredibly convenient.Overall, this was a fantastic experience from start to finish. You’ll love this house—and Exuma even more.
The property location cannot be beat. The view is absolutely gorgeous, with easy beach access and calm, protected water in front of the house thanks to a small island, making snorkeling enjoyable without heavy waves or currents. When not on the beach, the pool and hot tub were perfect for relaxing while watching and listening to the ocean. The small bungalow closer to the water was also a wonderful spot for an afternoon nap with the sound of the ocean. The house itself is large, spacious, and has beautiful views from every room. Each bedroom had a comfortable bathroom and its own split AC unit. The beds and pillows were very comfortable, and there were plenty of separate areas throughout the house for a group to spread out, so it never felt cramped. That said, the upkeep was not what I would expect at this price point. The master bedroom smelled moldy, likely due to water accumulation in the walls. I had to buy air fresheners to mask the smell. There appeared to be a leak from the upper AC condensation lines, as the drywall was soft to the touch and the paint was bubbling, beyond normal condensation from heat and humidity. The AC worked, but the LED screen could not be put into sleep mode, leaving a bright light on all night. Other maintenance issues included unsecured doorknobs and general wear that should be addressed.Overall, the location, views, beach, pool, and layout are excellent, but the home needs better maintenance to match the price point.

Glad to hear you enjoyed your stay. We had numerous back to back guests prior to your stay which had been quite hard on the house including a group that set all upstairs AC’s to 62 deg causing one of them to freeze up and leak condensation. We blocked off a lot of the summer and replaced all the drywall in the affected ceiling and repainted most of the house as well as a bunch of other repairs and upgrades. It is challenging to keep the house at its best in the Caribbean environment especially when it is rented regularly. We have cut back on the number of weeks the house will be available for rent this season so we will have more time for regular maintenance.
