Located minutes away from downtown Edmonds - enjoy beaches, shopping/dining, and the Kingston Ferry. Or use the home as a base for PNW adventures to Seattle with nearby light rail, driving to Vancouver, the San Juans, Suncadia, Mt. Rainier, Ocean Shores, or beyond.

The split-level, 2300 sq ft, spotless home has quartz waterfall counters and dining for 12+, two living areas each with 55" smart tv's, vaulted/cedar ceilings & a gas fireplace. Enjoy the ping-pong table & new front-loader laundry in the garage. Comfortable, well-cared for home has hardwood floors, ceiling fans, and thoughtful details in each room. Sun pours into wide picture windows on both levels with views of the blooming gardens and towering pines. Large 2-story deck houses hot tub off the primary bedroom through sliders, decks with multiple seating areas, fire table, and dining table surrounded by twinkling lights. Roast smores in the gravel fire pit under the stars after a day of exploring, or play on the tree swing in private fenced yard full of herbs, raspberries, lavender and more.

DETAILS INSIDE THE HOME
Main level has three bedrooms (2 queens, 2 twins) and two remodeled baths, including the private primary bedroom bath. Downstairs houses one large carpeted bedroom (1 queen), overflow sleeping in second living space (queen pull-out couch and two extra twin mattresses), and 3rd bath with smaller shower/counter space. A pack-n-play with sheets is also on site. High speed wifi, nest thermostat, bedside charging stations + white noise machines, smart appliances, and 2 smart TVs are there for your convenience. Updated kitchen includes smart faucet w farmhouse sink, quartz waterfall countertop, whisper quiet dishwasher, gas range, new microwave, oven and refrigerator, coffee maker & chemex pour over, toaster, hot water kettle, mixer, crock pot, blender, and full pots/pans/baking gear for hosting. All bedding/towels, fluffy robes in the primary bedrm, soap and paper products, as well as hair dryer and iron/ironing pad in bathroom. Pack n play and high chair/kids dinnerware also provided. Firewood, propane tank, gas Weber grill, and grill tools also available outside.

IMPORTANT TO NOTE
- Guests will have access to the whole home, including private fenced yard, deck, patio, hot tub, and garage space for laundry and ping pong.
- We uphold our cancellation policy; guests are encouraged to book travel insurance to cover any travel changes or unforeseen concerns.
- Stays for longer than 30 days/longer terms with reduced rates are an option; longer stays require further screening, a lease, and damage deposit to fully confirm the reservation.
- We utilize dynamic pricing which means prices may change day to day. We do not honor yesterday's pricing.
- Please note our house rules in the guest book and treat our home and neighbors like they were your own. Violations may result in fines.
- Note hot tub rules in guidebook; always replace the cover when not in use, maintain high water level, no temperature adjustment, shower before use, and no diapers/young children, food or drink allowed.
- Quiet hours 10pm-8am, no parties or large events, no vaping/smoking/drugs of any kind on property including outdoors. Violations will be $500 per fine or more.
- This is not a pet friendly home; a $500 fee will be imposed for unauthorized pets plus damages.

OUR LOCATION: ABOUT EDMONDS, WA
Our safe, quiet neighborhood is home to many long-time owners and sprawling lots tucked away in the hills. Mature landscaping covers this yard with blooms March - October. Parking is easy for 4-6 vehicles in the driveway and gravel lot in front. Home is just 10 mins from light rail with easy transportation to events in downtown Seattle and SeaTac airport.

5-10 minutes away: groceries, restaurants, fresh produce, hikes, play grounds, the Kingston Ferry, and downtown Edmonds - full of shops, dining, beaches, coffee spots, local Scratch distillery, and year-round art, cinema, and programming. 20 minutes away are several malls, Lynwood Rec Center and indoor pool, hockey rink in north Seattle, Shoreline activities, and Woodinville wineries.

45 min drive away: two airports, downtown Seattle's Pike Place Market and Key regional arenas/stadiums, east side locales Bellevue/Issaquah, tech hot spot of Redmond, Lake Washington floating bridges and Mercer island, flower tours in Mount Vernon, Seattle's International District food spots, and south end cities including Renton and Kent. In just over an hour you can reach Suncadia, ski resorts and sledding hills, and famous waterfall sites.

2-3 hour drive: Vancouver/the Canadian border and San Juan Islands to the north - and Mount Rainier, Ocean Shores, and the peninsula to the south/toward the ocean.

Very nice home for family and friend gatherings. Affordable and easy access to I-5. Quite neighborhood. Plenty of parking for 3-4 vehicles. Enjoyed hot tub although last night it quit working probably user error as the filter came loose. Beautiful back yard and great deck! BBQ worked great. Fire pit was a nice place to relax under the stars. Plenty of space for 3 kids in the den downstairs. Great kitchen space and dining table for 8.

It was an older property. The outside was dirty and not kept, along with the yard. Inside of the drawers were dirty, I cleaned out the silverware drawers. The trash can was filthy. The Hot Tub was AWESOME! They just need to get the rest of the patio set up for people to use.

My husband and I stayed here for our anniversary. It was in a really nice, quiet neighborhood, close to a lot of things like the Seattle Aquarium, Woodland Park Zoo, and Downtown! I woke up with a migraine on the day we checked out, and even on short notice, the host let us extend our check-out time which was so kind! Amazingly clean, cozy, very relaxing, overall highly recommend!

Gracious Hosts

Peter and Liz's property was cozy and worked well for our group of 8 adults. We enjoyed cooking together in the kitchen, which had a good assortment of items (salt, pepper, spices, other condiments, etc) left from other guests. We ate on the patio for a couple of meals and loved sitting around the fire pit. There was plenty of space and it was convenient to our destinations. Peter and Liz were very communicative on a couple of issues we brought up during our stay. They worked with us to resolve them to our satisfaction.

The house met our expectations. It was clean and comfortable. The garden was quite lovely in the front and backyards even though a little unkept. The backyard nice and spacious! Great for our grand children (9 & 10 year olds) to run and play. The deck was nice. It could use a little updating. The hot tub was used once and so was the fire pit. There were plenty of chairs and furniture to accommodate us on the deck. We enjoyed the family table in the dining room, and it’s always wonderful to have laundry facilities conveniently located downstairs.

Friday to Sunday stay

We stayed Friday night to Sunday morning, it was sweet and short! It was very nice. The hosts are so friendly and welcoming. The kitchen was large and easy to cook and eat meals. Slept lots of people and the beds were comfy. 2/3 of the showers were very small and not comfortable. The hot tub was very hot! But once cooled it was very nice. I would recommend staying here.

Garden Escape

Our family rented this house over the Christmas holidays, 6 adults, 4 children. We had plenty of room to spread out with the upper and lower levels. It had a well equipped kitchen, puzzles and games for entertainment, a large back yard with a swing for children to play, but the biggest hit with our family was the hot tub on the deck! This house helped us to make wonderful new holiday memories!

We rented this home to allow our 2 adult children and their families to stay together with us from Christmas and New Years. The house was perfect for our needs, adequate space/bedrooms, space to all sit for meals and plentiful dishes. The location was convenient and close to groceries and activities. Weekend of memories

Knowing we had a safe place to stay in Edmonds near the wedding and reception venues with the family was great. The water faucet in the kitchen was frustrating to use and there were no towels near the downstairs bed/bath. Loved the hot tub that was used by all at different times. Special memories were made with the cousins who live far apart, who played the house's board games. Sadly the time together went too fast. Thank you!

Great Host

Peter was very accommodating for our large group from Arizona, in town for a funeral. He allowed us to check in super early and was quick to respond with any questions or needs. He checked in to see how our stay was going. The neighborhood felt safe and was within walking distance to Safeway and the Dollar Store. The heater worked well and kept us all warm. The hot tub was very relaxing. We were able to find kitchen supplies to cook whatever we wanted, and there were enough coffee cups to serve the many coffee drinkers (super importantto me!) The sleeping accommodations did include 2 twin mattresses (not actual beds) and a couch bed (that was not a pull out but a trundle type bed) but it worked well for the kids, and my teen actually preferred the twin mattress - he said it was quite comfy. The housewas perfect for the 12 of us, and Peter was a great host!.

AMAZING 😎

We loved the location! We felt very safe! Cute house and neighborhood! Easy checking in process! There was a minor issue with the Hot Tub where jets were not working, we STILL ENJOYED IT due to cold weather, Peter was on it and was able to get someone out to fix within a few days! Once fixed, we enjoyed it even more! Lots of pots and pans, utensils plates and cups for use etc for cooking! The teenagers loved the ping pong table! Standup showers upstairs master and downstairs were a bit small to what we are used to. There was another tub/ shower on upper level normal size! We ALWAYS HAD HOT WATER! And loved that we could do laundry as well! We couldn’t figure out how to work the fire pit! Not a big deal! OVERALL PETER AND LIZ, were VERY ATTENTIVE and quick to respond to any needs! And even informed us about a possible power outage in the area! We would stay here again! Thank you for sharing this home with us! Love, Shannon and family!

Outside in our private fenced yard you can enjoy the hundreds of plants in bloom from March - October, pick some raspberries or lavender, try the tree swing, or take a nap on the couch on the deck. This private home is filled with large windows pouring in sunlight, fresh ocean breezes and the sound of the Kingston Ferry horn, and spaces large and small to relax and get away from it all.
