The unit was as described and we picked it because of location and the patio. Both where great we were able to walk the beach to the Hangout and other places. It was also nice that there is a convenience store across the street.

Island Royale 701

We had an excellent stay! The views from the patio were amazing and we really enjoyed the nice patio furniture to be outside with our meals and to watch the sea life. The beds were comfortable and the whole place seemed well thought out! My suggestions would be to update the furniture in the living room. Seems a bit out dated and that coffee table is a bit large for the space. Also, the shower heads could use an update they are very harsh after a long day at the beach with sun burns. The door to outside on the patio is very hard to open and close as it is very heavy. We are active people but man that sliding glass door is a work out! Haha Overall we loved the convenience of being steps away from the beach and the location is amazing! Thank you for the bag of goodies upon check in and the lovely time. We will be back!

Great amount of space for a family to enjoy. Perfect location close to restaurants and shopping. Easy access to beach. Condo is clean and comfortable

Island Royale

Great stay. Clean place. Master tub dripped, and the toaster only worked on one side but other than that it was a nice place.

Gulf coast tournament

The beds were hard as a rock, the master bath shower would only get about lukewarm, the kitchen was scantily stocked. We were only staying g for a long weekend so we made it work but I would be unhappy if I were staying an entire week.

Spring Break stay

Very clean unit. Beautiful view. Easy access to the beach. Bonus that the ice maker worked. Loved the 3 bedrooms making the stay easy with our 2 teens. Easy parking. Unit could use a few updates and Wish the pool would have been heated for our March stay but the hot tubs were great.

This is a great unit. Had everything we needed. All amenities were great. But FYI, the toaster needs to be replaced. Such a minor thing I hate to mention it but I think the owner would want to know.

Island Royale 701

Loved the location, Pier 33 right across the street, could use an ice machine in the complex, there is plenty of room for it. But the condo itself was amazing. Would definitely come back. And Joe the security guard is awesome!

Family Vacation

Very nice, liked the location - didnt seem overly crowded. Condo was good, good view, few hiccups but that is to be expected, toliet didnt flush good, took awhile for hot water to heat up, but would come back again

We stayed in room 701 for 5 nights! The room was very nice,clean, comfortable and had beautiful views! Our owner was amazing and communicated very well! We loved the outdoor balcony with the large seating table to play games and hangout at night! All of the appliances were updated and working, as well as all of the televisions had channel guides and options for streaming! We loved our condo! The location itself was nice with great amenities like the elevators, pool, and lots of places to go for dinner and drinks and activities very close by! The one and only complaint we had during our stay were the “owners” as they call themselves, people who no longer rent their condo and live in it full time, or are there for their vacation but they own their condo… they are very entitled, and almost look down upon the people who are just traveling. We have two incidents where one family (owners) thought we were looking at them and yelled at us. The other incident a woman (owner) asked us were questions about where we were staying and complained to the nice chair boys about where our chairs were located…. A little insane if you ask me. Some of the “owners” need to understand where they live there are going to be what we were called “outsiders” who are just coming for a beach vacation. Overall we had a great time and will definitely be returning! Thank you!

Perfect for two couples and 4 kids

We stayed with another couple and 4 kids between us. It was perfect! We looked forever for a condo with two primary king bed suites plus a bunk room for the kids that was a reasonable price. This one worked great! The huge balcony was a big plus. All of the appliances and cooking utensils you could possibly need. The pool was kinda small but the youngest of our kids enjoyed it. The gym was ok for keeping up on our morning workouts before heading to the beach. But mostly we spent all our time on the beach. This condo was a perfect location and view for a week of beach time. Really cute decorations as well. Thanks for the great stay!

A little out dated

The furniture was worn and the couch very uncomfortable. The tvs were tiny in the bedrooms. The dryer didn't work very well. It would take 3 hours to dry towels. The location was convenient. Wasn't satisfied for the amount I spent for five nights.

We had a good time, room was nice but had some issues. Room 701

Pros: The space was clean and nice. It gives you easy beach access. Elevators work well. Security is friendly and active. (THANKS JOE!!) AC works well. Appliances were dated, but functioned for our needs. Loft was cozy and comfortable, a great place to relax after a day at the beach! Water pressure was great. Hot water was HOT HOT HOT. Pans and dishes provided were fine. Beds were clean and comfortable. Just bring food if you like to cook! Cons: Bottom door lock on our main door did not work, deadbolt seemed a little loose and the door seal was missing. Tv's are TINY in bedrooms. I am guessing 14". My Monitors on my PC at home are 2x this size. The main TV in the living room was unable to have anything CAST to it to stream, effectively locking you into the dish programming. We wanted to watch A game Friday night, and the tv was so old none of the apps worked, and you cannot cast to the dish tuner. (BRING A FIRESTICK WITH YOU). (We went to a friends room with much newer appliances and tv and did it there) The balcony door leading to the balcony was very difficult to open after the 1st or 2nd day. I am a 6ft 250lb man that works out 4x a week. It was for me as well. Our group continued to try to deal with it (mid 30's couples and 5 kids 1.5y-12y). I did reach out to the property manager as this was an issue, they said they would send someone. We never saw them, and the door did not seem to get easier to open. This didn't become an issue until my 3 year old got trapped on the balcony as she could not get the door open. Being aware of the floor we were on and watching our kids like we hawks we watched this happen in real time. It scared all of us. After this we decided to use the bedroom door for all traffic outside to the balcony, eventually gave up on using the balcony as we didn't want to invade the bedroom. The fan in the secondary bedroom could not be turned on full speed as it looked like it was going to fly off, but medium speed worked fine. Probably just needed to be dusted. We had a total of 4 friend groups staying here, one with us and 2 other rooms, we all checked out each others rooms. All had newer appliances, larger Tv's, and newer furniture, most noticeably the ICE IN THE FRIDGE DOOR! We felt like we got the cheaper version of their rooms wild because they had the exact same size and layout. Room 701 seems dated, compared to the other rooms in terms of appliances, fridge, tv's. ((For our escape from reality and to unplug, we liked this)) Overall, This did not keep us from having a good time, and we enjoyed our stay, just comparing apples to apples, I felt like the other rooms were a lot better outfitted. This place is nice. Do not let the CONS deter you I'm OCD and notice everything... The building is clean and safe. The beach is beautiful, clean, and issue free. They have chairs and toys you can borrow for the kids! We donated a few toys for the cause as well lol Bring trash bags and toilet paper, we ran out day 1. Recommend bringing a big umbrella if you do not want to rent theirs. We will be a repeat customer.
