Uptown Beautiful Apt | Steps to Tulane/Loyla
Your family will be close to everything when you stay at this centrally-located uptown apartment just steps from both Tulane and Loyola.
An easy walk to Audubon Park, Audubon Zoo, St. Charles Streetcar, Freret Street dining and Riverfront park (the Fly). You'll love just strolling around the neighborhood admiring the people and architecture that make New Orleans great.
You will enjoy the large rooms in this apartment. The furnishings are all high quality to make your stay special.
Guests have access to the full apartment and (non-exclusive) access to the front and back yard.
We are very active in meeting our guests needs. We typically respond very quickly to requests, and our guidebook is pretty comprehensive.
Everyone agrees. Uptown’s got the looks in the family, bless its heart. Those handsome neighborhoods, like the St. Charles Avenue streetcar, trundle upriver, unfolding as a series of distinctive names: Oretha Castle Haley, The Garden District, Irish Channel, Riverside, the Black Pearl, Carrollton. Uptown’s homes -- gleaming white and tiered like wedding cakes or shot-gunned into long, narrow lots – are the place’s glory and sheltered by canopies of leafy green or family trees as branched and blossoming as any ancient magnolia. The air’s opulent with the scent of jasmine and a slower, grander age. Uptown, where white tablecloths still cover two-tops. The waiter knows both your name and your preferences. A gin fizz? The crabmeat salad? Satsuma orange ice cream? They’re all on offer, as are the dazzling array of goods. The smart shops on Oak and Maple, Freret and Magazine, rival anything anywhere else. But this is Uptown, sugar. Once you’re here, there’s no reason – not ever – to leave.

Parking is street parking. It is a 2 hour parking zone M-F 7am-7pm for Non-permit holders so there is usually a spot open within a few houses. No permit is required after 7pm and on Saturday/Sunday.

**There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***

New Orleans is prone to hurricanes and other storms, sometimes outside of the normal season. Please note that we do not move, cancel, or provide refunds or credits for any reason, including COVID, road conditions/closures, travel cancellations, and weather conditions. If you think you may need to cancel for any reason, we HIGHLY SUGGEST that you purchase trip insurance or book closer to your travel dates.
1. The booking guest must have their ID uploaded to their airbnb profile.
2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).
3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $100 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.
4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more.
5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.
6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, Airbnb has specifically banned parties from their units. Violation of this rule will result in a ban from Airbnb.
7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.
8. Please use our black makeup towels to remove makeup to avoid damaging white linens/towels.
9. If the space is left excessively dirty $100 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $250. Glitter cleanup will result in a charge of $200.
10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. Both the owner and staff have pet allergies. If traveling with pets please inquire about our pet friendly units.
11. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.
12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.
13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.
14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.
15. Message us for long term stays.
16. Trash days are Friday and recycling Thursdays. Please bring cans to the street the night before.
17. There is normally street parking available. Monday - Friday 7am-7pm the street parking is 2 hours. All other hours are not limited. No off street parking.
18. There is a boat in the driveway. Please keep kids (and adults) out of the boat.
19. There is a grill available for your use on the back porch. Please do not use it under the covered porch. Move it out to driveway prior to lighting.
20. Feel free to use the fort in the backyard. It is to be used “at your own risk”, though.
21. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.
22. RVs / Campers / Trailers are not allowed on the premises.
23. External power outlets can not be hooked up to the property under any circumstance.
24. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it's possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested through Airbnb after your additional time has been approved.
25. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.
26. For any long-term stays (stays over 30 nights), guests must use the housekeeping service at their expense at least every two weeks. This will be billed as a separate charge from reservation total each time.
