2. Travel Insurance: We highly recommend Trip Cancellation Insurance for any unexpected problems such as family emergencies or rare severe weather-related problems. While we always try to work with our guests, we cannot be held responsible for refunds for these or other like occurrences.
3. Rental Agreement: You must sign our standard rental agreement and liability waiver. Once you book, we will send you our standard terms and conditions via DocuSign for your endorsement. We will require your name, physical address, email, and phone number.
4. Satisfaction: We like to speak to our guests in person on the phone before we book Teahouse Treehouse. This is often not possible due to wholesalers' rules and regulations. Therefore, if for any reason you are not comfortable with anything once we DO speak on the phone, we will do our utmost to find a solution. Please note that our Rental Agreement and Liability Waiver will supersede any prior agreements if your reservation was made through a wholesaler or travel agent.
5. Our most happy guests usually stay for 7-14 nights, 4-6 night stays are available, with an additional short-stay fee.
6. You will have access to the entire villa yourself. Peacefully Private.
7. You will require a 4-wheel drive vehicle.
8. Rentals falling on or around Thanksgiving will have a 10% upcharge per night. Rentals falling on or around Christmas and New Year will have a 15% upcharge per night. These upcharges may not be reflected in your automated online quotation.
9. We will answer all questions via text on any wholesaler's message portal and respect them as our partners. Still, we like to speak to our guests personally on the phone before they book to ensure they understand everything about the villa, the locale, and St John in general. After booking, we work closely with our guests to ensure a flawless vacation and help you with general information.

Unique place, amazing views and quietness, the BBQ and hot tub were a great addition! It's on the east side of the island (Coral Bay) so much less crowded and more quiet, nearby to many amazing beaches.
Our stay at the Teahouse Treehouse was quiet and relaxing, exactly what we were looking for. The view from the house, and the house itself, are both stunning. We will gladly stay there again. Communication with the property manager manager and local host was top notch.

We had such a wonderful stay at the Teahouse Treehouse in St. John. The space is exactly as described—a cozy, two-level studio with a combined living and sleeping area, and it felt both charming and thoughtfully designed.The queen-sized teak bed was incredibly comfortable, and the entire space had a warm, inviting feel. We especially appreciated the little details like the writing desk, ample storage for clothes, and the comfortable seating area, which made it easy to relax and unwind.What truly made this place special was how private it felt. It was the perfect escape, tucked away in such a peaceful setting. The view was absolutely incredible, something we looked forward to enjoying every single day.Overall, we really enjoyed our stay and would absolutely recommend the Teahouse Treehouse to anyone visiting St. John. We loved our stay at the Teahouse celebrating our 40th Wedding Anniversary! We wish we could sleep as sound at home as we did at the Teahouse Treehouse! The outdoor kitchen was one of our favorite rooms of the treehouse making our coffee and breakfast each day, as well as, grilling several dinners at night! The hot tub was perfect after a day of hiking or snorkeling! We look forward to another stay here in the future!

Amazing Time
My husband and I spent our "Babymoon" at the Treehouse and loved every second of it. St. John is a beautiful island and the Treehouse is the perfect place to wake up every morning and take it the breathtaking views. We loved using the snorkeling equipment and cooking in the outdoor kitchen. It's the perfect place to relax and enjoy all the beauty of Coral Bay.

Had a great time after finally being able to come due to COVID 19. Owner communicated very well and was very flexible with the situation.
Property was great and had fantastic views. Feel like you are in nature the whole time.
Note if you like to sleep cold at night with AC, the villa might be a bit warm for you in the warmer months, but the villa has a couple fans that can be used to stay cool.
Our overall stay was excellent. Tea house Treehouse lived up to its booking. Private setting, spectacular views with breezy, airy living. Just what the doctor ordered. Would absolutely book again. Janet was very clear and informative heading into our week. Clair was on time and gave the overview we needed. Thank you!

This one-of-a-kind Japanese style teahouse with a breathtaking view of Coral Bay provided us with a unique and enjoyable experience. It was tucked high up on the mountainside and surrounded by lush tropical foliage.
We received excellent communication from the property manager from the moment we made the reservation and it continued through the time we arrived. The amenities were as described and extras like beach chairs, snorkel gear, a cooler and beach tent were a bonus. We also loved soaking in the hot tub under the stars.
We cooked several meals in the open-air kitchen area and found it to be well equipped.
Staying in the Teahouse Treehouse was like living in a botanical garden with spectacular views.
The remote location requires a Jeep.
The house was perfect for 2 people. Fantastic view. Loved the Japanese sliding doors and screens. Kitchen was easy to use and well stocked with excellent cookware. Grill very helpful to have as there is no oven. Friendly property manager addressed any and all issues promptly and communicated very well. Driveway is a rough go so you must have 4 WD and preferably a Jeep. Has very clean bathroom and excellent shower. It is outside, down some stairs which could be challenging for those who have to get up at night to use the facilities.

Very special and sweet retreat. We had a lot of fun. The teahouse itself is so well crafted! we loved the view, outdoor shower and outdoor kitchen. We made dinner 5 out of 7 evenings and had breakfast several days. First visit to St. John, was not prepared for the drive up the hill to the property. We got use to it quickly, but it is a steep climb. Driving on the entire island is a challenge but worth it and kind of fun! Thanks for the beach gear and cooking supplies. On site manager was awesome and easy to communicate with. If you want something very special and very unique this is it! PS the location to the best snorkeling at Salt Pond is great.

Gorgeous, relaxing retreat - perfect for a romantic getaway
My husband and I stayed in the Teahouse Treehouse for a week for our honeymoon, and it was absolutely perfect. The house is even better than it appears in the photos, and I can still hear the forest sounds and feel the ocean breezes that lulled us to sleep each night. Everything was extremely well-maintained, and Bob, the property manager was extremely responsive. For example, we noticed a few wasps nests late one evening, and by the time we returned from snorkeling the following day they had been removed. The hot tub is wonderful, as are the gas grill, the hammock, and the kitchen (complete with all of the appliances you need). We had a few troubles with tire punctures as a result of the bumpy road up, but discovered that the service station in Cruz Bay is fantastic, and very reasonably priced. Altogether, the trip was everything we hoped for, in particular the Teahouse Treehouse!

This treehouse has a beautiful view, nice architecture, a responsive host, and is located in a safe neighborhood on a quiet part of the island. Two things need attention to make this a 5-star property: 1) mosquito mitigation (we were unable to keep them out of the treehouse and had a difficult time using the outdoor kitchen) and 2) property needs new towels and linens.

Our Guest's happiness is paramount. We were not aware of your unhappiness with the linens but none the less we have replaced them since. All brand new sheets are here and towels are on the way!
During your stay the mosquitoes were unusually bad. My apologies. Usually, the outdoor kitchen provides wonderful, romantic memories. We have a new custom made mosquito net that drapes beautifully over the master bed and easily pulls up during the day.

Wow! What a place!
Amazing, truly amazing cottage on St. John. To think I almost stayed at a Condo. Estate Calabash Boom is cozy and unique Japanese inspired gem. Immaculate inside and out, incredible view, better cookware than I have at home :) Lovely bath/shower/laundry downstairs (outside & down a set of stairs to the bathroom and gorgeous hot tub but that was never an issue). Getting up the road is about 8 minutes of pretty rough driving - (make sure to rent that 4wd jeep) - but there are few reasons to leave the property once there. Brian was extraordinarily flexible and helpful. Can't wait for my next visit!

Tranquility, nature, breathtaking views...
My wife and I spent our 7-night honeymoon at the Teahouse Treehouse, and it was, hands down, one of the very best weeks of our lives.
The Treehouse itself its absolutely gorgeous. The wooden house, with its traditional Japanese-style architecture, blends perfectly into the surrounding jungle, where nature abounds at every turn. We saw lizards, humming birds, gigantic caterpillars, tree frogs and butterflys.
On arrival, it truly felt like were stepping off the grid. Tucked away into the hills of Callabash Boom, the privacy is exactly what we were looking for. We had done the traditional all-inclusive resort vacation many times, which has it's own benefits, but the Teahouse Treehouse was perfect for an intimate, relaxing escape to paradise.
There is an outdoor kitchenette, fully stocked with dishes. It includes a built in fridge/freezer, and an electric stove top for making romantic dinners for two. Preparing meals, and enjoying them on the balcony over looking Coral Bay is quite an experience. The views look incredible in the pictures, but believe me when I say, they don't do it justice. We loved waking up to the ocean breeze and looking out at turquoise ocean, where lush green islands of the British Virgin Islands sit in the distance.
The property manager, Bob, was off island when we made our visit, but Brian, the General Manager, was there to help us w/ any issues we might have had, or to answer any and all questions. He met us on the road on our way from Cruz Bay, helped us settle in, and was really just super accommodating in every way.
Also worth noting -- the property now includes a hot tub, which was great for winding down with a nice cold drink in hand in the evenings.
In summary, I couldn't recommend the Teahouse Treehouse enough. It's an absolute gem of a villa, and we definitely plan on returning at some point in the near future.

Amazing Place!
We could not have picked a better place for our honeymoon. The views are breathtaking. The cottage is quiet and private, with coral bay being just at the bottom of the hill. It's a small space, but very efficiently designed to have everything you need to be comfortable. On top of that Brian gave us some excellent suggestions on how to spend our time on the island. Can't wait to go back!

An escape to paradise and adventure
The Teahouse Treehouse is everything the pictures show and more. There is nothing I would have changed and everything only exceeded expectations.
It was great getting to know our neighbors during the week as well: There was Suzy, who had to be the queen of the hermit crabs since she was the size of a softball and we found her milling about outside both upstairs and down; there was Tom and Jerry, two very curious birds who said hello every morning,; the air squadron as we called them, the half dozen or so hummingbirds that buzzed past us every day; the all Coral Bay Choir, aka the tree frogs that sung us to sleep and woke with us every morning and lastly the multiple species of lizards we would see on our way to the hot tub. That all said, if nature is not your thing, you may want to look elsewhere.
Bob who manages the property could not have been more helpful. He came to our rescue the first day when we experienced a flat tire and was available for advice, recommendations and guidance when ever we reached out to him. Whether you are familiar or new to the island Bob is great to have as a resource.
What I learned staying in the Treehouse. I have never had so little space, (though more than adequate), I have never had so little stuff (again, more than adequate) and staying in the treehouse with the love of my life I never felt like I had more.
