Located in the heart of the popular 78704 district of Austin in the Bouldin neighborhood. If you want to see Austin this is where you want to be. Near to all of what Austin has to offer whether it be Barton Springs, The Long Center of Performing Arts, Lady Bird Lake, Zachary Scott Theater, Austin's Hike and bike trails or the sights and sounds of downtown you will be between 0.5 to 1.5 miles of all of these venues. South First street is rapidly becoming the new place to go for great new food trailers and shopping.

Southside is nested in a quiet eclectic South Austin neighborhood with a newly updated kid and dog friendly pocket park across the street, with a trail to south First street.

You will have all the comforts of home with a covered car port, two outside eating areas with private court yard and additional separate large fenced yard for family and pets. This home was completely renovated in the Spring of 2015 with all new kitchen and remodeled bath. Floors are original hardwoods with fully tiled bath. Ceiling fans in both bedrooms and living room. LCD, HDTV. Furnishings are well appointed with new beds, linens and comfy pillows. The kitchen is fully stocked with everything you need to make a home cooked meal.

Bouldin Bliss

Staying in this Bouldin cottage was a delight. The house was immaculate. The neighborhood is full of old Austin charm meets gorgeous modern architecture. There is a little park and creek side trail across the street perfect for dog walking. The house was really quiet, beds comfy, kitchen well equipped. I hope to stay there again soon.

What an amazing location near the Austin Food & Wine Festival! Beautiful neighborhood and a scenic walk to the festival less than a mile away. Was exactly as they depicted. Great walkable area. Inviting house and great for young ones.

We were in town visiting friends. They catered to our 18th month old and even supplied a high chair, clean and new. Beds and couch were comfortable. Good pillows. Quiet neighborhood with walkable attractions. Ate Pulvos fajitas on the front patio and waved at the neighbors walking by. Had streaming access and a sufficient TV. Good AC. Communicated sufficiently on all fronts.

Clean, comfortable and convenient

We were able to walk to South Congress, a short LIFT to West 6th Street, short LIFT to Rainey Street, a day trip to the Texas Hill Country, and a day trip to San Antonio. A good walk to the South Congress bridge to watch the bats fly out. Easy to find, and neighborhood was safe and easy in and out.

A perfect house for a winter stay

This is the fourth winter we have stayed in this house for a month, and as usual it was perfect. The house itself is clean, comfortable, and well equipped for an extended stay. The location is great also. We could walk to South Congress, Lady Bird Lake and downtown. The owners are extremely friendly and helpful. I would recommend this house to anyone visiting Austin.

Quiet, cozy retreat.

We loved our recent stay. The home is in a quiet, charming neighborhood, yet close enough to walk to neighborhood markets, shops, and food trailers/trucks. For further jaunts, we called on a Lyft, which was never more than four minutes away. The house was clean, and includes a washer/dryer. The kitchen came with all the amenities, including coffee, tea, and condiments in the fridge. We will be back to sample more of the food and music in Austin!

Amazing location with all the charm of Austin

With Bouldin Creek at your doorstep (literally), a short walk along a tree-lined trail takes you to First St. and some of Austin's best restaurants (Fresa's, Elizabeth St Cafe., and more). It's also an easy walk down to Auditorium Shores and Town Lake (Lady Bird Lake, if you like). The house is darling and Carole and Kerry were the most gracious, thoughtful hosts who went out of their way to make our stay comfortable and easy. Beds were very comfortable and the kitchen is fully stocked. I recommend this property to families, friends traveling together, and anyone who wants to experience the best that Austin has to offer.

Flawless home and location!

The second I opened the front door, I knew we had selected the right property. The place was spotless and had the most gorgeous hardwood floors. The decor was modern and simplistic and the updates to the house were impressive. The backyard was perfect for our spoiled dog, as was the park directly across from the house. We were able to walk to everything in the SoCo district. Such a fun time in Austin with a quaint place to rest our weary heads at night.

Super cute house, Fantastic Location

This location has everything you need for a stay in Austin. The kitchen was well appointed, the beds were comfortable, the electronics all worked well, water pressure in the shower was good and all in a well decorated and super clean package. The owner truly has anticipated all needs and even accommodated a couple that weren't standard (as we were traveling with our baby). The neighborhood is quiet yet is very close (walkable) to a lot of things (food, entertainment, etc.). I plan to stay here again if/when we return. Thanks again, Carole!

This property is owned and operated by Carole and Kerry Price. Carole has taught Macrobiotic cooking for nearly 30 years. Carole is a long time supporter and volunteer at Christopher House Hospice. Kerry while not working at his job in the corrugated box business spends his free time restoring 1946 Chris Craft wooden motor boat. Both Carole and Kerry practice yoga and enjoy traveling, movies and reading.

We purchased this property because it is in a great Austin neighborhood and in the heart of town. Originally purchased as a leased rental property we decided to convert the property to a Vacation Rental property in 2015.
