With charming, modern farmhouses, Outlot 201 Guest Houses offer relaxing hill country views just on the outskirts of town. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting.

Couples love the quiet privacy each house provides, making it the perfect romantic get-away for two. Or, invite your favorite couples for a long weekend— the houses allow the perfect balance to reconnect with friends or family, while also having your own space. Each house has its own indoor and outdoor space all to itself.

The Outlot also makes a perfect retreat for girls trips—offering gorgeous sunset views after a day of shopping and wine tasting.

Parker House at Outlot 201 (unit 1) features one bedroom with a comfy, king size pencil post bed with luxury linens and plenty of cozy pillows. The bedroom is also equipped with a DOHM White Noise Machine, for those who are serious about their sleep! The adjacent bathroom is spacious and brightly lit, with a double vanity and large walk-in shower which includes a relaxing rain shower overhead. The bath includes a toilet closet for additional privacy.

Flooded with natural light, you’ll find the separate living area a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. The area also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a coffee maker to brew locally roasted coffees from our friends at Caliche.

Upon arrival, your pantry will be stocked with house made banana nut bread as well as yummy granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.

Out the back door, you'll find a spacious outdoor living space overlooking the pasture, with our horse and sheep grazing in the distance. The recently updated patio provides beautiful sunset views -- the perfect spot after a long day of exploring Fredericksburg and the beautiful wine country! There is also an (easy to use) clean-burning firepit.

Parker House has everything you need to make your stay comfortable, including Paya toiletries, a hair dryer, iron and ironing board.

If you're interested in booking more than one house and would like to expedite the booking process, please feel free to contact the owner directly so we can conveniently block the houses for you and arrange for one payment to save you time.

Small, non-shedding dogs (one per stay) will be considered. If approved, there will be a $150 pet fee. Please see complete pet policy in rental agreement. And lastly, Outlot 201 is a NON-SMOKING property and we very much appreciate your support of our commitment to a smoke-free environment for our guests.

Great as always

This was our third time staying here, and it's been amazing each time. The little details Darla does like having waters in the fridge and banana bread waiting for you make you feel so welcome. The location is also great, being 5 minutes from downtown but still having a beautiful, peaceful view.

Great location, 5 minutes from downtown and convenient to the wineries on 290. Wonderful lodging for a romantic getaway. Great views in the evening after dinner in town.

Beautiful cottage

We thoroughly enjoyed our stay here. Cottage is very clean and comfortable. The outdoor area is peaceful and quiet. We enjoyed watching the cows and goats each morning. Short 5 minute drive to downtown Fredericksburg. Highly recommend and would stay here again.

We had a wonderful time in Fredericksburg and enjoyed our stay at the Modern Farmstead, Parker House. Everything was as it is described in the listing. Very clean and comfortable. Such a quiet place to relax and unwind but close to town. Quality linens and perfect amenities. A jewel of a find! Would definitely book again if the occasion arises.

This property is exactly as it looks in the pictures. It is a peaceful and adorable place to stay. The property is very well decorated, and you can tell the owners put thought into the decor because some if it is reflective of Fredricksburg. They even had pumpkins on the porch since our visit was in the fall. We enjoyed the back patio with the fire feature at night. The homemade banana nut bread was delicious, and we appreciated the other breakfast food items and drinks. The owners were friendly and easy to communicate with.

Cozy cottage

This was our first trip to Fredericksburg. My husband and I stayed here 3 nights and loved everything about it. The cottage was cozy, clean, and adorable! We enjoyed sitting out back next to the fire pit every night and had a view of the prettiest sunsets and night sky. The location was great! It was close to town yet out enough to be quiet and peaceful. The banana nut bread Darla brought us was delicious and she gave us some great recommendations for places to eat. She was very easy to communicate with and made the checkin and checkout process a breeze. We will definitely stay here again!

Perfect Stay Close to Main Street

My husband and I loved stayed here. The house was perfect for us. The house is easily accessed from the road and was set up comfortably and beautifully. We liked how close it was to Main Street (5min) drive without being in any hustle and bustle. It had the perfect country getaway feel with all of the amenities of being close to town.

We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little six year old who has been a champ as we've built these guest houses!

Why they chose this property

Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family.

In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much.

When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!

What makes this property unique

Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've enjoyed sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes! :-) We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.
