The house is a classic cape cod style cottage, with four bedrooms and two full bathrooms, plus an enclosed outdoor shower. With one queen, two double beds and three twins, the house accommodates up to nine guests. Bright, large and modern kitchen with a gas stove, dining room with vaulted ceiling and windows on three sides which look out onto the moors. A large deck wraps around the front and side of the house perfect for viewing stunning Nantucket sunsets. A short walk will take you to Pocomo Point, one of the most secluded beaches on the island as well as a world class windsurfing and kiteboarding destination. On the harbor side, gentle ocean waves are perfect for children. Close to Quidnet and Sconset, and Great Point beaches, and an easy drive or bike ride into town. This is a great house for families, very private, tons of board games and puzzles, as well as high speed WiFi. You won't want to leave.
A short walk to Harbor beaches and scenic Pocomo Point there is plenty to fill your vacation within walking distance. Toppers at Wauwinet - Nantucket's most exclusive restaurant - is short distance away. Nantucket's historic town is only a 15 Minute drive from 28 Pocomo and a stop on the bus route that circles the island is within easy walking distance.

The owners have loved and enjoyed this home over many decades. Guests in this home will appreciate the thought that went into making this a delightful place to vacation in Nantucket.
We were there to celebrate my dad's 80th with lots of nice relaxing meals and plenty of fishing on Great Point. The house was perfect for our needs in a quiet snd remote setting. Wonderful sea breezes and great company! No TV was excellent for a week of decompression from work as well. Highly recommend and would stay again!
We really enjoyed our stay. The house had great Nantucket charm - clearly well-loved over the years, comfortable beds in the four bedrooms, classic kitchen and dining room, nice deck for watching the stars at night, and only a mile walk/bike ride down to Pocomo Point beach. Our communications were quick and responsive. It was a lovely stay on a special island.
All parts were easy. We enjoyed our stay. We would have preferred to be informed on no television in advance as it might have affected our decision regarding lodging. We did not realize that we should look for it in the listing. They were very helpful quickly with any questions. Thank you.
Our stay was okay. The house was very hot, in particular the bedrooms. There was no screen door on the sliding doors making it difficult to have a breeze in the dining area. The furniture felt wet in the mornings from the humidity. At this price point air conditioning should really be customary. Also having paid a cleaning fee the house was not that clean — lots of bugs and cobwebs throughout. With a little more investment and TLC this could have been a great stay.
We thoroughly enjoyed our stay in this home down the road from Pocomo Beach. The house has clearly been cared for and is obviously cherished by generations of the owners' family. The kitchen has every appliance and utensil needed to cook a great meal at home. There is a Weber charcoal grill for use. The small deck overlooking the wooded backyard is a great spot for morning coffee. The only particular shout-out about the quaint accommodations would be that the beds are comfortable but small - the two downstairs "adult" BRs have full mattresses. The cottage is located on the East side of the island - very close to some of Nantucket's most beautiful beaches and nature preserves.
Had a great time at this adorable college. We were two families who spent a beautiful week in Nantucket. There was plenty of room in the kitchen and it had a great set up. Our favorite part was the outdoor shower. Highly recommend staying here.
The house is nestled off of Pocomo Road, providing plenty of privacy and room to enjoy the sun at the house. We loved using the outdoor shower after trips to the beach. The host was informative and easy to work with. Pocomo is a wonderful part of the Island and we will definitely be back!
It is a lovely Nantucket cottage situated on a quiet part of the island. The home has a nostalgic, relaxed feel. The owners are pleasant to deal with and are very helpful.

We had a wonderful week at this home. The house is very close to Pocomo beach, which was beautiful. The constant breeze through the home was lovely, and the sunsets and stars were unbelievable. The house was spacious, and the layout was perfect.
The house was not as clean as it should have been however. When we first arrived, it looked as if maybe the house hadn’t been cleaned from the last guests (dirty floors, bathrooms, etc). This wasn’t a big deal at the beginning of the week, but we began to notice more things as the week went on (dirty sheets upstairs, etc), that really made us question the cleanliness of everything.
There is also a major insect problem (spiders, mosquitoes, ants, cockroaches) particularly in both bathrooms... we cleaned up bugs all week long, but began to feel like we were camping indoors. There were also bugs in the kitchen routinely, and even one in the oven!
The house also lacked a bit of privacy, despite being on a beautiful secluded lot. Someone would show up unexpectedly to water the flowers in the window boxes. This happened early one morning, and we actually had to get out of bed (despite our plans to sleep in), because she was on a step ladder at our bedroom window. On another day, she showed up in the afternoon, and was at the hose just as my husband was about to use the outdoor shower. We understand that these maintenance activities need to occur, however a heads up and or a schedule would have been great, so we could plan accordingly.
Lastly, this property is listed in the water view category on HomeAway, and it is certainly not. Although this was probably an unintentional oversight, waterview was one of my search criteria for a vacation home, so I was disappointed. I probably wouldn’t have paid this much money for my rental had I known that it wasn’t actually a waterview property.
Overall we had a great week and really enjoyed our stay in Pocomo. We would definitely rent this home again, provided the cleaning company does a more thorough job next time.

We were so sorry to hear that you did not find the house to be as clean as it could have been. We've used the same cleaning crew for several years and never had a problem. I did speak with the owner and he assured us that the house was cleaned prior to your arrival the same way it has always been and all the beds had clean sheets. We did have a water view some years back and still have one from the 2nd floor north facing bedroom, but the vegetation has grown considerably and we should amend the description. Being out on the moors as we are, we do have our share of wispy spiders -we have grown to tolerate them since they keep the mosquito population down. We've never seen cockroaches or bugs in the kitchen, but maybe the hot dry weather brought them out? And finally, we are sorry for the intrusion of the people who take care of the flower boxes. We will speak to them about possibly giving us a schedule so that we can let renters know. Thank you for your observations - we can always make improvements and appreciate the feedback.
We thoroughly enjoyed our stay! The house was well laid out and had great sleeping options. It’s the quintessential Nantucket cottage- with an awesome outdoor shower! It was a doable walk to Pocomo Head beach for kiteboarding or sunset viewing. Needed to drive or commit to about a 3 mile bike ride to the closest beach. We didn’t want to leave and are already trying to plan our next visit back!
the house is quite nice. the room in the house was appreciated greatly, all the needed kitchen facilities were available to us. a great stay out of the way for a family or small group. it was fairly hot our week but the house had great ventilation. the location was great for the kids who are good kite boarders. some small suggestion would be we did not use the lawn, but i imagine a family with children might want to use the lawn area, and it would be good to have it mowed.

Our Stay at 28 Pocomo
Owner responsiveness: The owner responded promptly to questions and gave many helpful details.
Location: The house was secluded and quiet; the only sounds we heard were those of the construction crew building a new house next door, but this was minimal. There was a beach at a convenient short walk from the house. The bus stop was about 1 1/2 miles away, so we recommend bringing a car or bicycles to the island. We were happy to discover that the busses can carry 2 bikes, so if you ride to the bus stop, you can take them into town with you on the bus, and back again.
Pleasant characteristics: There was a nice, roomy outdoor shower that some people liked to use, and the partly wrap-around deck was comfortable and a pleasant place to enjoy morning breezes or the star-filled night sky. There is a selection of board games at the house and we enjoyed playing the word game, Apples to Apples. There is Wi-Fi at the house and no TV, but we did not miss it.
Appliances: There is an AG washing machine requiring the appropriate soap, and a clothes dryer. In the absence of the special soap, we were careful to use a small amount of regular detergent. There is a drip coffee maker and microwave. The stove and oven are gas and you need to carefully push in the knobs as you turn them.
Beds: The two upstairs bedrooms are larger than the two downstairs. Upstairs you will find 3 single beds in one room, and a double and a single in the other. One downstairs bedroom has a double bed and the other a queen. So, be prepared for smaller beds than you probably have at home.
Negatives: The only drawbacks were related to the cleaning service, which we felt could have done a better job preparing for new renters. They had left the washer tightly stuffed with clothes which had caused it to leak and we found a puddle on the floor when we arrived. Some areas of the house needed dusting and the kitchen floor needed a good cleaning. There were old stuffed animals on one of the upstairs beds that we felt should have been packed away (or discarded) when renters are in the house. Having said all this, these cleaning-related issues were not viewed as big problems by our group of friends.
Overall experience: We enjoyed our stay in this cozy secluded house. As mentioned above, renters should come prepared to deal with the distance of the house from the bus stop and from downtown Nantucket. Bicycles or a car are a necessity unless you are especially fond of very long walks.
