About this property
GAME DAY PERFECT! Minutes from Death Valley and steps to Patrick Square! 🏈🐅🧡
Modern design with an open floor plan and endless large windows surrounded by a dense wooded lot brings the outdoors inside! Warm interior furnishings with natural wood finishes and accents through the home. Utilizing specialized wall construction materials with incredible insulation properties, each bedroom having its own dedicated and individually controlled heating and cooling system, a large ceiling fan in the great room, and natural gas tankless water heater, no other home in Clemson can boast better energy efficiency and comfort!
Upon entering the home you step into Sala Grande, the Great Room, under a twenty-two foot tall ceiling highlighted by a gorgeous natural wood beam, and you are surrounded by nine massive windows along three walls! On your right is a beautiful quartz waterfall island that seats six. To your left is a warm and inviting sectional sleeper sofa and accent chairs that can easily be moved to make sure you have the best view of the 86” wall mounted TV. Finally, you’ll be drawn by the gorgeous solid ash custom dining table that easily and comfortably sits eight!
Each bedroom has its own name and theme. The master bedroom downstairs is “Beach Vibe” and is a tribute to our love of the ocean and world travels to amazing beaches and scuba dive adventures. The master bathroom has twin backlit mirrors that resemble full moons on the black tile wall to guide the young sea turtles back to sea. :)
Upstairs you’ll find “Black & Tan”, aptly named after our favorite adult beverage, and we utilize these colors in the furnishings and finishes. The headboard in this room is custom built by a local artisan and utilizes local white oak with “tiger stripe” wood grains and imported African Wenge wood as the frame. Can you find the “Tiger Eyes” in the wood grain? Finally, “Vista Views” is the other upstairs bedroom and in the Fall offers clear views of the Pendleton foothills and gorgeous sunrises.

About the host
Hosted by Leslie Simpson

We grew up in NC and SC and fell in love in high school. Doug graduated BSCE from Clemson in 1996 and Leslie became a Tiger by marriage :). Having recently spent six years in the Middle East on a large construction project, we were blessed to visit many wonderful and amazing locations such as London, Abu Dhabi, Dubai, Bahrain, Turkey, Israel, and Saudi Arabia. We learned to scuba dive and our land travels turned into underwater adventures in Seychelles, Sharm el Sheik Egypt, Oman, Fujariah UAE, Cayman Islands, Bahamas, and Roatan! Doug is a certified PADI and SSI instructor and has organized and led dive trips for groups of all sizes all over the world.
During our travels we spent many a night in rental properties where we learned the "do's and don’ts" of successful rental property management, decor and features. We developed our own unique style and approach to floor plan and interior design that fit our style and needs, as well as what we knew guests would appreciate and enjoy.
After leaving the Middle East we settled in southern Florida and developed the highest rated rental property in the Boca Raton / Ft Lauderdale area just a few minutes walk to the beach. Yearning to be closer to family (and avoid the crazy insurance premiums!) we sold the property and searched for months in the upstate SC area, primarily in the foothills along the Cherokee Hwy. However, God had a different plan and we bought this heavilly wooded half acre lot and decided to build our "forever home" here.

Why they chose this property
Walking distance to Patrick Square City Center and close proximity to Clemson University campus, Historic Pendleton, Greenville, and the scenic foothills along Hwy 11.
What makes this property unique
The design is inspired by the traditional villas in the Middle East as well as the new modern architecture along the intercoastal waterways in southern Florida. We loved the square and flat roof look of the modern, but wanted to avoid the "sterile" interior that is seen in many modern homes. We sought "rustic chic" mixed with mid century modern.
To accomplish this we made use of wood in various mediums within the home. You'll find solid wood furniture, artwork, and accents as well as commercial wood grain vinyl flooring, and a European commercial grade front door that is wood grain PVC! In the master bathroom, you'll find wood grain ceramic tile. ;)
High energy efficiency and low maintenance:
The exterior walls of this house have no studs or nails They are prefabricated modular Structural Insulated Eco Panels (TM) comprised of two 4'x8' engineered (OSB) plywood panels placed in a mold which is then filled with a custom blend of closed cell polyurethane foam. Fireproof and environmentally friendly. The 6" thick composite wall panel is more than 10x stronger with 200% greater insulation value than traditional “stick built” framing.
Ductless Mini Split heating / cooling units in lieu of a central unit system. Mini Splits are far more energy efficient, and by placing one in each bedroom and the great room with independent temperature controls, you avoid cooling the entire home just for the 2 rooms you are in most of the time. The one small central system in the great room delivers fresh air from the ERV. Ceiling fans in every room circulate the air throughout the entire home.
All appliances (except fridge) are natural gas, including a tankless water heater (far more efficient than hot water tanks). Gas cooks faster, and is a cleaner, more efficient, and less expensive energy than electricity.
The steel siding has a 50 year warranty, never requires caulking or paint, and will never rust.
A limited grass footprint reduces water and energy consumption.
