Welcome to The Boat House at Cape Royale, a modern lake house tucked inside the gated Cape Royale community on beautiful Lake Livingston.

Just a 5-minute walk from the lake, The Boat House is made for families and groups who want to spend the day on the water and come home to a house that's just as fun. Bring the boat or jet skis, head to the lake, fire up the grill, challenge everyone to a game of pool, and end the night relaxing under the stars.

With 4 bedrooms, 9 beds, 2 bathrooms and space for up to 12 guests, there's room for everyone to spread out, relax and make themselves at home.

THE SPACE
A Lake House Built for Fun
The Boat House isn't just a place to sleep—it's a place to hang out, reconnect and have fun together.

The main level features an open-concept living space with soaring windows, tons of natural light, comfortable seating, a fully equipped kitchen and plenty of room for everyone to gather.

The kitchen is stocked with the essentials (and then some!) so you can actually cook meals instead of eating out every night. You'll find a full-size refrigerator, dishwasher, oven, stove, separate ice maker, Instant Pot, Crock-Pot, electric griddle, George Foreman grill, plenty of cookware and all the dishes and serving pieces you'll need.

There's also shuffleboard right off the kitchen—because apparently dinner needs a little competition.

Head downstairs to the game room and let the competition begin.

There's also a wood-burning fire pit, perfect for s'mores, stories and late-night family memories.

Lovely home. Great accommodations.

Stayed for my husband's birthday and also had a family reunion at nearby Wolf Creek Park. Being so close was very convenient. Will definitely stay again if available. Host was very good at communicating expectations. Great experience.

The check- in was seamless. My buddies and I enjoyed the peace and quiet of the neighborhood. We enjoyed the pool table and music in the game room. We definitely plan to rebook this home in the near future!

The Boat House is more than a vacation rental to our family. It is a very special place that holds some of our most precious memories.

We purchased this home in 2021, and our daughter, Maddyn, absolutely loved coming here. She would ask every day when we could go to the lake. It was her favorite place in the world.

We unexpectedly lost Maddyn at just three years old, and since then, The Boat House has taken on an even deeper meaning for our family. You’ll see a picture of her in the home, along with little touches throughout the house that remind us of her. The pink flamingos you may notice are there because pink was her favorite color. And when we see a beautiful pink sunset over the lake, we like to think she’s still finding a way to remind us she’s here.

We’ve chosen to share this special place with other families because we know how quickly life passes and how important those little moments together really are. Our hope is that The Boat House becomes a place where your family makes the kind of memories you’ll talk about for years to come.

Come for the lake. Stay for the memories. And leave with a little more appreciation for the people you love.
