Quiet Hours
Quiet hours are between 10pm - 8am EVERYDAY. If there are noise complaints or any violation of this rule, it may result in cancellation of booking and removal from property without refund and a penalty of $200 for the violation.

STRICT NO-PARTY POLICY
No parties or events/gatherings. If there is a party of any kind the police will be called and everyone will be removed from the property no refunds. No Unauthorized Guests are allowed at the unit, $100 fine per guest if discovered.

No Smoking
Smoking is prohibited without exception on this property. If any signs of smoking are found in the house, a fine of $100 will be imposed, no exceptions.

Pets
Pets ARE allowed depending on size or if they are service animals, max of 2 pets. We have pet fee. If you are bringing a pet(s), please let us know beforehand, otherwise there will be a fine of $100/pet if discovered, no exceptions.

Very rough arrival after dark. No street lights or house lights. No indication of where to park/pull in. Truly could not see anything. Had to use my flashlight to get in the door. Otherwise, mostly positive stay with responsive host. Home is second floor of a duplex. Mattresses are firm. Kitchen and living room have thoughtful touches. House well cared for.

We were very disappointed with our stay. When we arrived, it was clear the property had not been properly cleaned or maintained. The home also had a strong musty odor throughout, which made it feel damp and uninviting from the moment we walked in.We found what appeared to be mouse or rat droppings inside the drawers, heavy dust on the blinds, and dirt throughout the home. The kitchen was especially concerning, with dirty pots, pans, silverware, a filthy stovetop and oven, and a trash can that had not been cleaned.We also found sheets left in the dryer, which made us question whether the cleaning had been completed before our arrival. There were several maintenance issues as well, including doors that didn't open properly, a refrigerator handle held together with a drywall screw, and a burned electrical outlet behind the TV. With three young children staying with us, the electrical issue was especially concerning from a safety standpoint.To make matters worse, the rain gutters were completely clogged. It rained for several days during our stay, and every time we entered or exited the house, water poured over the overflowing gutters, leaving us soaked.We contacted the owner immediately to report these issues, but our overall experience was far below what we expect from a VRBO rental. Cleanliness, maintenance, and safety are basic expectations, and unfortunately this property did not meet those standards. Based on our experience, we would not stay here again or recommend

Wonderful place.

Nice house, plenty of space and a great patio. We came for the mountain bike trails and AMBC festival and had a really great time. This house is close to many great places and fun activities as well as close to wonderful food.

Great stay and great price in Knoxville

Super house with three comfortable bedrooms for me and friends attending a local dog show. Huge fenced backyard that was such a blessing in the rain ALL weekend! Quiet neighborhood and was within 20 minutes of downtown and the fairgrounds.

The house was very dirty. Beds were poor there were rooms without even blinds or curtains on windows. Furniture was very worn out. Bathtub drained very slow leaving you standing in water. There was obvious signs of a dog being previously there were did hair on all the furniture.

Disgusting sheets, comforter and couch.

My wife and I arrived at the location and walked in to be greeted with the smell of wet dog. Dog hair on the couch,beds and hallway. The comforter and bed sheets had brown stains on all the beds. Luckily there was a washer and dryer so after driving all day we did a load of sheets and comforters to actually sleep on. We also put a sheet on one of the couches to sit on. We complained to the host and requested a refund and was told to stay another night and she would refund us the rest the next day for some unknown reason. She was very responsive until the complaints. I understand that the cleaners could be to blame and that's fine but I have still not received my refund and she has completely ignored my last three attempts too contact her. I would avoid this location.

I rarely leave bad reviews, but this place was completely unacceptable. The pictures do not show all the filth and disrepair. "Dirty" is an understatement. There was visible grime and dirt over the walls, doors, cabinets, and shelves. We found pieces of glass on the living room carpet.bIt felt like it hadn't been deep-cleaned in months. The blinds were broken, letting in way too much light and the sheers offered zero privacy. Windows were open/broken and dirty also. The fence needs repair. We planned to use the pull-out couch, but the sheets were stained and disgusting. No extra linens were seen.For the price we paid, we expected a basic level of hygiene and maintenance. We did not get it. Avoid this place until the owners fix these serious issues.
