Fully furnished, fully equipped kitchen, modern amenities, high speed WIFI. 1. No party and loud noises, observe quiet time hours;
2. No horse play inside the house, no jumping up and down on beds, no graffities of any kind except writing and drawing inside the provided guest sketchbook (please be respectful);
3. Trash and recycling schedule is once a week every Thursday. For guests who stay overnight on Wednesday, please take the trash and recycling bin out on Wednesday evening and bring them back in the next day after pickup.
4. The standard nightly rate listed is for accommodation up to 4 guests. There will be an extra charge for an additional $50 per guest per night beyond 4 guests up to the legal occupancy limit of the property, which is 6 guests.
5. The house utilizes a on-site sewage system, or commonly known as a septic system. Please Do Not Dispose of feminine products, wipes, napkins, paper towels, tissues, or hair in the sink or toilet. In the event that the drainage system becomes clogged and our licensed professional assesses that the guest's actions caused the clog, please note that the guest will be held responsible for the cost to unclog the system.
6. When returning from your adventure whether it's the beach or the wilderness, please wash off dirt/sand from body using the outside spigot before entering the house.
7. In order for us to provide a great experience for all guests, guests shall follow the check-in/check-out policies established by the property manager. These policies are written in the Guest Notebook. The property manager will also send out courtesy reminders at the appropriate time.
Note: Check out time for each stay is at 10am in the morning of the checkout day unless special arrangement has been made explicitly between the guest and the primary host. Any request for staying over pass the checkout time requires communication at minimum 12 hours in advance of checkout time and is subject to an additional $80 holdover fee for an extension up to one hour. Please note, unwanted overstaying guests after a proper warning from the host is a misdemeanor under Florida Statutes F.S. 509.141.
8. Guests who conduct the following activities on the premise of the property are in violation of Florida laws and shall be asked to leave immediately: illegally possesses or deals in controlled substances as defined in Florida Statutes chapter 893 or is intoxicated, profane, lewd, or brawling; who indulges in any language or conduct which disturbs the peace and comfort of others or which injures the reputation, dignity, or standing of this establishment;
9. PETS. The property has a fully fenced backyard for your pets' enjoyment. We love animals and your dogs are welcome to stay with a $100 pet fee. Second pet fee is additional $150 per stay. Third pet fee is additional $250 per stay. We ask that you don't allow them on the beds or furniture. If you cannot keep them off the couches, please bring covers to protect them. Absolutely no pets on the bed. You will be financially responsible for any markings or damage from your pets. Please clean up after your pet and dispose of the garbage outside.
10. Routine Maintenance- To maintain the property in its best condition, we have routine exterior maintenances (yard maintenance, pest control, etc.) scheduled for the property periodically during working hours (Monday - Friday in the window of 9am to 4pm). We normally do not provide notifications for exterior routine maintenances. Our vendors are respectful professionals and they understand to minimize disturbance as possible during their site visits. Please be respectful to them and let them do their job. We will never schedule routine interior maintenances during your stay. If you are experiencing any inconvenience due to our vendors' action, please let us know.
The following activities are strictly prohibited and will result in a 100% deduction of any security deposit/incidental collected:
1. Smoking, vaping, or use of any tobacco, drugs, or marijuana products on the premises 2. Any activities that violate the law 3. Bringing on unauthorized animals on the premises 4. Bringing on unauthorized guests on the premises

The house was the perfect size and located close to St. Augustine. It looks like it is new and felt like it. Two items: The couch is not really a couch it's more like a daybed, not very comfortable for relaxing/watching TV. Also, it was the coldest night of the year and the heat did not go higher than 67 degrees. It was very cold. Owner came by the second and couldn't get it fixed. He stated he would have it fixed. We left to eat and an AC tech called to let us know he was there as we were ordering. We didn't have heat the 2nd night either. Fortunately, it was 10 degrees warmer on the 2nd night. It's great to have a fenced in yard, but it is very small.
