This custom-designed 4-bedroom home combines modern comfort, thoughtful design, and complete privacy, while remaining close to Livingston Manor, Roscoe, Bethel Woods, and the region’s best restaurants, spas, hiking, and skiing.



Set on a quiet dead-end country road and surrounded by farmland and woods, Neversink Retreat was intentionally designed as an escape from the pace of everyday life. Walls of glass bring the outdoors in, offering sweeping views of fields, forest, and sky from nearly every room.



The landscape is an integral part of the experience. More than 100 species of plants and trees flourish across the property, along with an orchard, hundreds of wild blueberry bushes, and a raised-bed garden. Each season brings something different—from summer days outdoors to crisp evenings by the fire and quiet winter escapes.



The home is designed for both connection and privacy, with multiple indoor and outdoor spaces where guests can gather together or find a quiet corner of their own. THE HOME



BEDROOMS & BATHROOMS



The 4-bedroom home comfortably accommodates families and groups. The primary suite features a king bed, workspace, and private spa-like bathroom with a large soaking tub and custom slate shower. Two additional bedrooms feature queen beds, while the lower level offers a king-size Murphy bed with an ensuite bathroom and radiant-heated floors.



All bedrooms have ceiling fans and large windows for fresh air and natural light. The home includes 3.5 bathrooms and a washer and dryer.



KITCHEN & DINING



The fully equipped chef’s kitchen features Statuario marble counters, a large island with seating, a gas convection range, convection microwave, dishwasher, and everything needed to prepare meals. The dining table seats up to 8, making it ideal for everything from casual breakfasts to group dinners.



LIVING & ENTERTAINMENT



The main living room centers around a wood-burning fireplace and features a 55” TV with Apple TV, custom cherry built-ins, books, records, games, and puzzles.



The lower level offers a 77” OLED TV with soundbar, oversized sectional, Apple TV, and space for gaming consoles. The lower level also includes the home gym and traditional cedar sauna.



OUTDOOR LIVING



The outdoor spaces are designed for enjoying the property in every season. Relax by the heated saltwater pool, soak in the hot tub, gather around the fire pit, or enjoy the covered deck and outdoor wood-burning fireplace.



The property includes a private orchard and hundreds of blueberry bushes, along with raspberries, peaches, plums, apples, and pears depending on the season. Follow the walking trail through the woods to the private creek, where you can sit and listen to the water.



There is plenty of open space for yard games, outdoor activities, and letting children and dogs run and explore.



PERFECT FOR FAMILIES & DOGS



We are a family with a dog and love welcoming families and well-behaved dogs. Three acres of the property are fully fenced, with walking paths and natural areas for dogs to explore. A pet welcome basket is provided, and the house includes toys, games, puzzles, and baby essentials to make family stays easier.

POOL & SEASONAL OUTDOOR AMENITIES



The heated saltwater pool is open approximately May 1 through September 30, weather permitting. The porches and other outdoor spaces are also seasonal and weather dependent.



Pool heating is provided through an included propane credit, with additional propane charges applying if usage exceeds the included credit. Please note that the pool is a large heated swimming pool—not a hot tub—and heating time and temperature depend on outdoor conditions.



GUEST ACCESS



Guests have exclusive access to the entire property and all amenities during their stay. Neversink Retreat is a completely private experience, with no shared indoor or outdoor spaces.



A NOTE ABOUT THE SETTING



Neversink Retreat is a true country property surrounded by woods and farmland. Guests may encounter wildlife such as deer, turkeys, coyotes, snakes, mice, and other animals, as well as insects. Please keep doors and windows securely closed when not in use.



The home is on a septic system. Only toilet paper should be flushed, and the garbage disposal should be used sparingly.
