Welcome to the gated community of Falling Waters on Davis Blvd., in southeast Naples. This picturesque community is tucked away in a private oasis of lush tropical landscape, yet only 5 miles from white sandy beaches and famous downtown 5th Ave. shops and restaurants.



This 2 BR(king/twins)/2BA condo is located in the Rosewood section of Falling Waters. Incredible water & fountain views provided from your expansive, private, 2nd floor screened lanai. (Please note: No Elevator - Flight of 12-15 Stairs). Direct water view lanai access via LR & master BR. This unit also houses a second screened lanai off kitchen.



This condo offers a split BR floor plan for the ultimate in privacy. King master suite (flat screen TV) w/dual sinks, adult height vanity, oversize tub, separate shower, & water closet. Guest BR (2 twins) & guest bath located on opposite side of unit, next to laundry room w/full size washer/dryer.



There’s an extensive list of amenities inside & outside this unit including, vaulted ceilings, custom window treatments, raised panel cabinetry, solid surface counter tops, stainless steel appliances, big screen TV, DVD player, wifi/internet access, walk in master closet, & covered car port for parking.



Enjoy the private screened lanai overlooking a picturesque water feature. The lanai houses a conversational seating area with 2 chairs and matching ottomans, as well as an outdoor dining table with 4 chairs (pictured lanai furniture has been replaced).



Community amenities include the largest saltwater resort style heated pool in Naples, clubhouse, Gas/BBQ grills, 2 clay tennis courts, covered/screened bocce courts, putting green, & library. The community social/activity list is equally impressive!

For stays of 30 days or less, tenants must pay $45.00 for Windshield decal (access to community) and $45.00 for each Proximity card (access to pool facilities). We have assumed one windshield decal and two proximity cards in our quotes.

For stays 31-60 days, tenants must pay $60.00 for Windshield decal and $55.00 for each Proximity card.

For stays >60 days, tenant must pay $75.00 for Windshield decal and $65 for each Proximity card.



This property has a 30 day minimum rental period. Owners are willing to rent property for minimum period of ten days during months of May-December. Days must be in same calendar month, as owner will have to block out entire month.



**There's a minimum of 7 days required for processing the guest application in advance of check in date.**



Monthly Rental Rates are based on 28 day month.

Falling Waters Condo

Loved the Falling Waters community and the resort-style pool. The condo was comfortable and clean and convenient to downtown Naples, lots of restaurants and shopping. Enjoyed the lovely view from the lanai. We would stay here again.

Winter Refuge

Condo was clean and very well stocked with new towels, linens and dishes. It is in a very quiet location and a great place to relax. Tammy ensured we had everything we needed and even brought in new furniture for the lanai, making it an even nicer place to hang out. We definitely recommend this unit if you are looking for a place to stay in Naples.

Great stay in Falling Waters

We spent a glorious month of sunshine and warm weather in the beautiful Falling Waters community. The resort is centrally located for all one's shopping and restaurant needs as well as a 15 minute drive to Naples beach. Saddened by the destruction to Naples beaches due to hurricane Ian, we were delighted to have had the beautiful tropical pool at Falling Waters. We would not hesitate to return to Falling Waters next time we are in Naples, Florida.

Wonderful Condo

I had a fabulous stay the month of March, I loved this condo unit!! It was tastefully decorated and the end unit was very quiet. Love the view from the Lanai of the water and fountain, which is lit up at night. Close walk to the pool. Everything you needed was in the condo, beach towels, noodles for the pool, beach chairs and nice having full washer and dryer in the unit. Property manager kept me informed every step of the way and answered any questions I had. Falling Waters is a fabulous resort, will definitely return!!

Great location

Everything was as described- great place in a gated community with a great pool and short drive to the beach. We were greeted at the gate by George- the best gate keeper who we saw around the community and pool and was always friendly. Check in was easy and so was check out. The place was perfect and met all of our needs. I would recommend this place to anyone looking for a clean, comfortable place with a nice community and pool.

Property was exactly as described. The unit was clean and had plenty of space for our family of 4. Wonderful view off the deck. Very close to shopping and dining. Only 5 miles or so from Tin City. Easy drive, even for Naples. The pool is spectacular and perfect for any age! Would definitely recommend. One item of note, if you plan on traveling to North Naples give yourself time. Especially "in season." Roads are jammed and traffic lights are staggeringly long.

Great value for this condo community

Overall, my stay was very nice and I would definitely recommend this property and location. Large, safe complex of all condo units with friendly residents and renters. About a 15 minute drive to beaches, downtown area and North Naples. Best of both worlds - zipping into the tourist areas or chilling out 'at home by the pool'. Only 1-2 blocks from Publix, CVS and numerous local restaurants. Condo was generally clean but needed a slight bit of TLC and living room furniture was not as pictured. The couch and armchairs provided in lieu of the leather sectional in the listing were a very dated pattern/fabric and though clean, appeared a bit dingy from the age and wear. Property managers, Tammy and Neil were very responsive to my feedback and accommodated me in every way to make my month long stay more comfortable and to my liking. This unit was spacious and well stocked with all the kitchen, bath and beach amenities one would ever need.

This was our second time renting this place. Very clean and comfortable. Well stocked. Suits are needs perfectly. Any issues we have are taken care of immediately by Tammy and Neil. Perfect location regarding ease of getting to downtown Naples and any other part of town for that matter. Some items that should be taken care of: 1. Missing smoke detector in front bedroom 2. Light bar above sink in master bath has hanging bulb 3. considering its very important to not let the AC temp to get too low, replacing the thermostat with a digital readout would be beneficial. 4. The carpeting should be cleaned We have already booked this unit for next year and are looking forward to our visit.
