Escape to the peaceful charm of the North Fork in this classic, bright and airy Mattituck beach cottage. Our cottage has been a guest favorite for years with exceptional reviews from travelers visiting the North Fork. It’s just a two-minute walk to our stunning and private sandy Bay beach! Spend mornings on the huge screened in porch, bike to nearby vineyards, enjoy a BBQ on our beautiful back yard deck. Our cottage is also conveniently located to any shopping you might need just up the block. Just minutes to North Fork favorites like Love Lane and the many countless vineyards and farm stands that dot the Fork, yet a world of peace awaits you at the calm and sparkling private, sandy association Bay beach just 500 feet away. Enjoy indoor~outdoor living at its best as our vaulted living room with skylight and ceiling fan has french doors to a huge, welcoming screened porch. The charming porch has a massive oak picnic table that seats 12 and a large separate sitting area. Galley kitchen has a large french door refrigerator, coffee maker, microwave, dishwasher and gas stove. House offers high speed wifi for work at home, and desk. All rooms offer ductless AC. Primary bedroom has a king size bed, ensuite bath with shower and sliding glass doors to the beautiful and private backyard cedar deck, as well as a small tv, and a toddler fold out sleeper chair. Second bedroom has queen bed below and an attached loft with queen mattress. The loft area is suitable for older children or teens. There is a convenient laundry room with new LG washer and dryer set. The private, fully fenced backyard offers a sunny outdoor shower you will want to live in, a fire pit area, and of course a lovely hammock. Deck has BBQ, dining table (with umbrella) that seats 6 and chaise lounges for relaxing.

YOGA & REMOTE WORK STUDIO:
A renovated detached studio provides a quiet space for yoga, meditation, or remote work. Many guests enjoy using the studio as a creative retreat or peaceful workspace during longer stays, or just an extra hang out space complete with TV, AC and powder room.
(Sleeping overnight in the garage is not permitted.)

Conveniently located right up the block you'll have access to a Starbucks, CVS, grocery store, and a variety of local shops and restaurants. At the top of the block, the famous Magic Fountain ice cream shop awaits your visit! On the charming Love Lane in Mattituck you'll find a Godiva candy shoppe, a world class cheese shoppe, wine tasting, Lombardi's specialty food market and brick oven pizza and of course, the renowned Love Lane Kitchen restaurant. There is also a Jitney stop at the top of the block and the Mattituck train stop adjacent to Love Lane. Just around the corner, beachside, children may enjoy the Veteran's Beach playground, while pet parents can walk the lovely Husing Pond Preserve Trail. Rental includes use of 2 adult cruiser bikes as well as an ocean kayak and stand up paddle board which are kept right on the beach for easy access in season. (Please request lock codes for use. Renter assumes ALL liability for water toys and bikes.) Beach shed is equipped with vests, chairs, umbrellas, boogie boards, and a large dolly to roll all to the beach.
You will not need to bring a thing but your swimsuit!

Small pets welcome.
Rentals under 30 nights will be taxed at Suffolk County taxes of 5%.
Rentals of 30 nights or more will have taxes refunded after check in.

This place was amazing. I had a medical procedure done in Glen Cove and needed to remain in the area for follow up. The beds and furniture were super comfortable, the kitchen had all the things we needed, it was just delightfully pretty and soothing, lovely quiet neighborhood, the morning walks to the beach with coffee was such a nice treat and Joy was super responsive. The area, the vineyards, markets, and community is 10/10 stunning, would absolutely love to stay here again someday!

Quaint and quiet beach cottage that was perfect for our few days of some R&R. The cottage has everything you need for a perfect vacation, lots of amenities and spotless! Great vacation

My family stayed at this house for a week in July 2025. The house is very comfortable and very clean. The location is perfect- so close to the beach and Veterans Park is around the corner. So many restaurants and shopping nearby. We spent so many hours on the large screened porch. It sure makes it easy to enjoy the summer with no bugs. The owner, Joy, is so accommodating and helpful. The house is lovely, well-equipped, and clean. LOVE the large front porch and the beach at the end of the road and the outdoor shower!! This is our second stay, and we hope to return. The only things to note are that the kitchen is quite small - it’s not a house for elaborate cooking (use the grill!!) and the second bedroom a bit tight. Great find in the North Fork.

This property was better outfitted than my own home. Every possible need and want was anticipated and accommodated by the host, Joy. Life jackets, hot water kettle, coffee maker, abundant towels, games, beach wagon, beach umbrellas, a roomba, books, grill filled with fuel, bikes…everything a family could want to hang out at the house as well as the nearby beach. My dad bought this property in 1968 after a summer rental nearby. Being a school teacher in Southern Westchester with 5 children, he needed a place to bring his brood in the summer. Luckily a friend told him about the beaches and farms (potato farms back then) on the North Fork. I've been spending my summers here ever since. A few years after he passed, my husband and I bought the house so we could keep it in the family and I'm so glad we did! The best times of course are when my siblings, and now our children, can be reunited here in the summer, but I am almost as happy when I know another family is having just as wonderful a time experiencing this magical area and all that it has to offer.

Why they chose this property

Mattituck is right next door to Cutchogue, the sunniest sector in New York State. I cannot tell you how many times over the years, we have had sunny days at the beach while it was overcast elsewhere on the Fork. It is truly perfectly positioned, nearby to all, yet a world away. The beach is particularly splendid for children! The Bay is not rocky or cold like the Sound beaches, it is shallow and mild, and the sand is soft.

What makes this property unique

The main benefit of the house is the private association beach. It is just so close and so glorious. We have spent so much time through the years fishing, clamming, swimming, and simply relaxing on its sand. Our beach is also private and we get to enjoy it as such. Usually we bring the firepit down to the beach after dinner for s'mores and vino under the stars. On hot nights we'll even swim again. It is truly an idyllic summer ritual! Another benefit is the tremendous screened porch. It is ideal for napping and meals. And the beautiful outdoor shower, no matter what time of day or night, you will always prefer it to an indoor shower! We spend most of the time on the porch or on the deck when we are home, but mostly we are at the beach. There is also an enormous playground right around the corner at Veteran's Beach, and there is a tennis court two blocks over. The Mattituck yacht club is also right around the corner if you're inspired to sail a bit during your stay. In addition, one cannot overstate the benefit of having a truly exceptional ice cream parlor at the top of one's block!
