This 3BR/2BA ground-floor residence offers the perfect blend of comfort and convenience, placing you within easy walking distance of the shoreline, local dining, and vibrant boardwalk energy. Leave the car parked and spend your days exploring the coast, biking along the boardwalk, or simply soaking up the ocean breeze just steps from your door.
LIVING & DINING AREAS: The open-concept living area seamlessly connects the dining space and kitchen. Features a comfortable leather sofa, additional armchair seating, and a flat-screen TV. The dining table seats four, complemented by barstool seating for two. Sliding glass doors provide easy access to the front patio.
BEDROOMS: - Primary Bedroom: Queen-size bed; TV, private en-suite bathroom - Guest Bedroom 1: Full-size bed with TV - Guest Bedroom 2: Full-size bed with TV
OUTDOOR SPACES: Step onto the front patio, offering additional seating and a propane gas BBQ grill for easy outdoor cooking.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have exclusive access to the ground-floor 3BR/2BA residence. This includes all interior spaces and the private front patio. The separate upstairs 3BR/2BA residence and the Studio residence are not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listings or contact our office for more details.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mat by making advance arrangements with our office.
Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.
Parking: One small garage space, small to mid-size vehicles recommended. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Our stay was wonderful with suburban sunny weather. The beach was about 100 yards from our rental. There were restaurants everywhere. Great food, great times and wonderful climate.
Awesome location, easy to walk to everything. Very clean. Communication with property manager was easy and prompt. Will be booking here for our next trip. Loved it.
