Due to the Hill Country location of our rentals, you may encounter wildlife (Snakes, Deer, Raccoons, Squirrels, Possum, Birds (including Hawks), ETC). Please be aware of your surroundings, take caution while driving at night, and supervise your children at all times while they are outdoors. In addition, all properties do utilize pest control services on a regular basis BUT this does not guarantee pests or bugs will not be visible. This includes but is not limited to: ants, snakes, spiders, scorpions, beetles/roaches/water-bugs, mice, or flies.

- Quiet Time is from 10:00 pm to 7:00 am, per City Ordinance
- If we are called due to complaints violating Quiet Time:
1st Offense will result in a $250 fine.
2nd Offense will result in a $500 fine.
If police are called, you are responsible for any fines or fees issued with the citation or warning. If police are called there will be a $500 fine, even if no citation is issued.

Perfect place

I cannot say enough good things about this place! From the cleanliness to the well-equipped kitchen to the spaciousness and the location, all were perfect for us. The beds are comfortable, nice and firm (maybe a little too firm for my husband, but perfect for me), the shower is roomy and the handheld shower head was nice. There were plenty of towels and cloths and paper goods. The neighborhood is very quiet, and the location is within walking distance to HEB (my favorite grocery store) and even with a little more effort, to downtown. There is a two car carport right by the back door, the laundry room is just across the carport from the back door, and the security locks were some of the easiest I've ever encountered. It was just my husband and I, so when friends decided to come into town for a couple of nights, we offered them the totally separate apartment to stay in rather than in a hotel. They were pleased with the apartment, it was comfortable, well equipped and fit their needs perfectly. We did check with Absolute Charm to ensure it was ok to allow them to stay. The back yard was wonderful, the hot tub was very soothing, and we enjoyed all the pecan trees, and the pear tree which was loaded with fruit (too bad they weren't ripe). We will definitely try to stay here on our next trip to Fredericksburg to attend the Constitutional Defense course and Patriot Academy!

Enjoyed all the room

The apartment needs some attention. No curtains in bathroom or on the outside door. The main house was great but was not decorated much. Hot tub is very hand to get in and out of. Backyard is furnished with nice outdoor furniture, but really needs all the leaves and sticks blown off. Was not inviting because we had to clear all the dirt and leaves off before we could use it. Overall it was a nice place to stay. Just needs a little work.
