⦾ Outdoor Fun: Large yard with room for lawn games, BBQs, volleyball, cornhole, and more. Take a stroll along the walking paths, relax by the koi pond, or enjoy the firepit in the evening.

⦾ Theater System: The theater is a great space for watching movies with your group. HDMI cables are provided for you to stream your own content. Please do not move cords or equipment.



Important Notes:



⦾ Minimum Age: We prefer guests to be 25 or older.

⦾ No Large Events or Weddings: This property is not available for weddings, receptions, or large events.

⦾ Group Size Policy: For groups larger than 12, an additional rental agreement may be required. Group size impacts pricing and an additional guest fee may apply for larger groups.

⦾ Smoking: Smoking is not allowed inside the house. Smoking is permitted outside, but please dispose of cigarette butts responsibly.

⦾ Hot Tub: Available year-round. Please shower before using the hot tub to keep the water clean. If the hot tub is left in an unsatisfactory condition, a cleaning fee will be charged.

⦾ DirecTV: Available throughout the house, except in the theater room. You can plug in a personal device via HDMI to stream content.



Transit:

⦾ Car Required: There is no major public transit available. A car or Uber is needed to get to the beach, Portsmouth, or nearby attractions.

Other Things to Note:

CRITICAL HOUSE RULES:

1) AWNING: IF you use the awning on the back deck please retract it before going to bed OR if it rains OR if it gets windy. THIS IS VERY IMPORTANT! You are responsible for any damage to our Sunsetter awning.

Also: do NOT take the awning remote off the kitchen wall for any reason.



2) GRILL: If you use the grill, you MUST pull it out at least two (2) feet away from the house and decking before use.



3) A/C: DO NOT open any windows with an AC unit in it. It will fall out of the window and break. This should be obvious…but you’d be surprised what some people do..



4) FISH TANK: DO NOT bang, bump, or strike the fish tank. It is made of glass and will break.



5) DRUNKENNESS: Stay out of the hot tub if drunk (for your own safety)



6) KOI POND: DO NOT swim, fall in, or get in the koi pond for any reason.



7) HOT TUB USE:

● IMPORTANT: Be EXTREMELY careful in the hot tub. It is a very expensive, luxury item. Any spills require our staff to drain the water, refill, and replace all chemicals. This is a 3-hour job and you will be assessed a $350.00 fee.

● Please shower before using the hot tub.

● Be careful getting in and out. Do NOT step on the knobs; they will break.

● Put the lid back on the hot tub after each use.

● Take out any/all leaves or pine needles after use.

● Do not let children under 16yo in the tub unattended by an adult.



8) MUSIC: be courteous to my next-door neighbor. LOUD music after 10 pm is highly discouraged. It’s still okay to play at a respectable volume, but please keep in mind they are a family and have a younger child.



9) You are expected to *BRING THE HOUSE TO HOW YOU FOUND IT* when you check in (“the golden rule”)..

Please clean up all messes, clean/wipe down all surfaces, restore items to where they were, and follow the checkout directions carefully and fully (they will be sent to you the day before checkout).





YOU ARE RESPONSIBLE FOR ENSURING ALL MEMBERS OF YOUR GROUP REVIEW AND OBSERVE THESE HOUSE RULES. ANY DAMAGE RESULTING FROM NOT FOLLOWING THESE RULES WILL BE THE RESPONSIBILITY OF THE PRIMARY GUEST WHO MADE THE RESERVATION.
